    As a firefighter, it is critical that a home at this age, need to go down to the studs one for insulation needs but also having the electrical system changed. So many remodels have ended in fires because the wiring is so old, it cannot handle what load requirements are needed today.

    You are not paranoid. I can testify to the fact that properties owned by certain people come under closer scrutiny by city administrators. In my opinion, it appears the offices in charge of property code and zoning enforcement are given a quota they are required to meet in order to provide their share of the city budget. So, they naturally focus on property owners who are most likely to pay the fines. In addition the profiling factor comes into play. People seem to think if you own real property you are in possession of large sums of money they deserve a share of. They do not realize the profit margin on real property projects is a fine line that requires wise management and rarely ever results in a huge windfall. It is a system that punishes people who take initiative for improving properties within the city and rewards (ignores) those who do not take care of their proerties.

      I don’t believe there are quotas, what I do believe is it’s a lot easier to get money from businesses than individual home owners. Businesses will be held to a higher standard as they will make more of an impact. How many properties would that corporation hold verses one property owner that has their whole life savings into a home.

    Wow--what a racket! So sorry to hear you went through that! Doesn't the city know that this house will soon be movie history? Haha! In all seriousness, this is a GORGEOUS house even with old paint. I can think of more than a dozen houses in Denison in severe disrepair that are actual eyesores and hazards...like the house with the (upside down!) Scarface poster being used as blinds (FOR YEARS).

    Sounds to me (the first 5min into you explaining it) that the dear city of Denison you love so much has it out for investors/developers. They obviously think since you have cash to but properties you have cash to pay their ridiculous fines and line their coffers. I would pay all of these going fwd immediately & maybe look at purchasing & rehabbing properties in another city or county that actually appreciates it.

    That lady upset about the fence said it. That the person in the city office asked if it was you...I hope you look into that cuz it seems some people don't like you even though you invest into your hometown and most likely create jobs as well as beautify the town

      I just watched the fence video. This is the second video iv seen from this channel. And all i can say is wow. Just wow.
      The way you treated and handled the fence job was completely uncalled for. To not even give someone 48hrs before you start tearing down someone elses property is distasteful. Treat other the way you would like to be treated.
      The way you feel its "ok" or even right to do anything and everything under legal guidelines, regardless of who or how it affects, just to close on a property is disturbing.
      And the fact that you are teaching that to ur kids is just bad parenting. I truly believe you will recognize that one day, but it will be too late for your kids and the damage already done.
      The fact that the secretaries at the court house know you by name and recognize your shady practices should speak volumes as to why the city is going after you with the max penalties, as well as issuing warrants and good for them for doing so.
      I would like to know the realtor company that you work with or under because i would like to never do business with you or anyone like you.

    They did this to you because they knew you had the money to pay it. I guarantee there were no complaints. If it were me, I would have been arrested due to the inability to pay, and then they would have to let me go eventually with egg on their faces. This was a shake down by this authoritarian city.

      @@BriscoeHomes , I once went through something called, being 'zoned out'. This was with regard to working on cars. First the car must be on concrete or asphalt, then, it can't be left on jacks, then, it has to be in an enclosed garage and it must be tagged and insured.
      My county chased me around to a few rental houses as hiding the cars in the back yard would only work for a year or so. I then found out these zoning agents were trespassing and walking in my yard to look for violations. Once they found my two project cars, they sent this boss lady director as I must have developed a reputation.
      So, long story short, I caught this director peeping over my fence and I kicked her off the property. She resisted and tried to intimidate me, and I held my ground and reiterated she was trespassing.
      Well, now she sought revenge and she put in the paperwork to get me in court over having project cars in their county. They gave me 10 days so, on the 10th day I moved out among with cars to another location in city limits this time. Well, it didn't matter, they fined me hundreds of dollars for each car despite of them being removed. This director lied and schemed all this just to show me how much she loved being an authoritarian public servant.
      Part of their excuse was similar to what they told you about neighbors calling them complaining. It was all lies as noone was complaining at all and lots of other houses had way more violations. This director followed me from my last house to get her blood.
      In the end I had to pay or it was jail time and theyd confiscate and crush my cars.
      Yeah, I have a bone to pick with these over powered zoning officials.

    A city Marshall only serves Class C city warrants so he would never be working on warrants that have anything to do with higher penalty crimes like drugs/theft/etc. The hood news is, that of you had been arrested they can’t hold you in jail on a class c, so you would have seen a judge the next day and been let go with a new court date.

    Sounds like they were targeting because they noticed new activity on the sales of those properties to use since the real estate file was currently active they had to take a look and see if they could make any Revenue! I know the type of people when they pull that sort of thing!

    You were talking about "sister houses" that the original builder built. When I lived in Maine, four houses up the hill from my house was the exact mirror image of my house. My house was built by a doctor and the mirror image house was his brother. My house was built in 1847 and the other was built shortly thereafter.

    Go down and F.O.I.A. request all the complaints filed against that property. Did they respond against the previous owner as they did against you? Surely there must be more time given than 30 days notice and then max fine you when you didn't comply with such short notice. The city's actions seems draconian and arbitrary. Perhaps they are attacking you and trying to impose such great fines to enable them to gain possession of your property. There are some corrupt public officials that use their political power and authority for unscrupulous reasons. When you received your citation did you sign it with a promise to appear? It just doesn't seem right that they could legally do what they did.

      I did not sign and comply, was not an option as it was mailed. House has looked like this for 10+ years, and previous owner never had an issue.

    Currently finishing some code violations on one of our properties one of our favorite investors purchased this year. Closed in January, being northeast indiana, we arent doing the work until we get time after winter. The violations were 2 years old from the previous owners. Our housing market and our downtown explosion has been hot for about 5 years. Since the property is 3 minute walk from downtown, 2 houses one parcel, the city will do all they can to get the housr knocked down and in the cities possesion. With our schedule, this was a pain in the butt, they got excessive with fines and penalties since our owner is out of state. We fought tooth and nail and did the work. It was signed off yesterday and our investor is beyond relieved we got him out and with no fines or penalties.
    The city has a job to do and try to keep things looking good, but some times they can go on power trips or try to force you out for the city's interest and it can suck.

    Though this is really a great educational video... As a local citizen, and business owner, how about asking for a list of recent citations in that zip code, in the past year. See what the data says. Then go to a city council meeting, and address the city council.? (to help create change if possible) 😊

    I have heard about this in other parts of America. That is why some of the jails in certain states in America are overflowing because of silly fines. They are good to keep areas standard's up but when your in you 70s you can't afford it and have to sell, pay the fine or go to jail.

    In the uk the rules differ greatly, so this sounds insane to me!! Once you own a property it is your choice what to do to it and the only way the government can get involved is in etreme situations and through many court visits! They get nothing until years later! Lol! My Mum was a property agent at one point and she stopped after it took around 2 years to remove squaters from a residence! I'm sorry that you had this happen and fingers crossed you don't have anymore grief off the state! (Just found you on youtube and am trying to catch up, but really enjoying the content!) x

    I think someone in the city government views you as "having the money" to repair properties so when your name shows up, they stick it to you. You very easily could be targeted but not necesarily in a vindictive way.

    As an investor in Alabama, a house can sit there for 10,15 or 20 years as is. Once I buy it and start working on it cleaning up the lot,pruning trees,hauling off trash,and doing repairs. Its letter after letter,threat after threat. Now keep in mind the property looks better than it had in decades. I should have gotten a beautification award from the city but no it's full throttle to have me in compliance! But you just just keep your chin up and press on.

    You need to get small team of builders, who can redecorate, paint and fix properties. Anyway you sell it or rent it out.
    But keep eye on your city's council, someone there know you will pay. Just don't give them any chances.

Now I do know you just can't do what you want if you live in historical part of the city. You got to go through all them you got to get the colors okay any structural things????? . But in a normal neighborhood getting fine for not painting your house I wouldn't have paid it either 👎👎💲💲 . Racket. Never Never heard of that 🤔🤔🤔. Like I said money racket.

      They say 30 days, if I pulled a permit they'd buy me 6 months if I showed progress, but I don't need a permit for painting, lol

      It was next door to it. I owned this house, and a few lots around it. The fence I had to take down was to the west of this house.

    Pandemic. the city has to make of for the loss in taxes. they were not going to let you slide. Max fine? They were hopping you couldn't pay that. so they could seize the property for the income it can generate for the city. Not only cities in Texas do this. It is a win win for cities.

    Every law and regulation no matter how insignificant ends up when in noncompliance in armed men physically restraining you and depriving you of your freedom. It's the reason that we should refrain from creating laws unless absolutely necessary. I had a similar issue occur to me. My deceased father got a summons because they said his gardens needed weeding and his lawn mowed. My mother lived at the house and I had a landscaping company maintaining the property. There was one week that they did not show up because it was the dead of summer and they said they recommended skipping a week because of the heat (grass not growing).
    I went to the court appearance that they required of my dead father (owner of record). I spoke to the clerk and tried to show her my file with all my landscaper paid invoices, cancelled checks and photographs. She was only interested in reducing the fine and collecting a quick buck. She didn't want to look at the file. I waited for the judge and at the end of the session I got continued to another date. Again, I was put at the end of the docket and was the final case called. as I approached the bench the Chief of Police addressed the judge and said we are not pursuing this.
    I am well known in town and have employed some local part time officials in my business. I think they had some retired guy with a BS title walking around making lists of houses that needed mowing. Somehow Mom's house got on the list.

      I bought that house with 5 lots, built on 3, sold one, and dealing with Karen's fence so I can sell the last lot!

      @@BriscoeHomes There’s a law, I believe it’s called “Eminent Domain”, that if you allow someone (especially knowingly) to have their fence on part or all of your property, they can legally take it. If she had been taking care of this part of the property for a certain amount of time, upgrades, mowing the lawn, etc. including your video where you said you knew and it had been this way for years. She could have taken you to court and owned those disputed 3 to 4 feet of property.
      People are doing this to acreages, homes that have sat vacant for awhile, etc. And it doesn’t take very long for them to have a case against you. Just something for you to be aware of in the future. Had she known about this stupid law she could have taken it legally from you.
      And I believe, could have forced you to put that fence back up for free. It’s one of those laws that’s being used outside the purpose it was written for. But because of how it was written, people are legally stealing property from other people.
      That’s why I tell people, whatever situation you find yourself in, divorce, property disputes with the city, the police, HOA’s! Whatever it is. Learn their rules and make THEM live by them! Usually, because most people are corrupt, cannot live by their own rules/laws when it comes to themselves! So, good luck and beware!

      @@alanlykins4181 It can be done by private interests too. If a private interest tells a city that they would offer a greater incentive for use of privately owned property than what the current property owners are paying in ad valorem taxation then the city could actually use eminent domain authority and have the property condemned and transfer ownership to that private interest. Rem sc justice David Sutter that was one of the SCOTUS justices that got served with his own decision. You ought to chech him out and what transpired.

      I'd find the cheapest ugly purple paint I could find and shoot a coat on and tell them to kick rocks the 35 grand quote you stated I'm assuming includes replacing damaged siding,,, seems kind steep to me a 50 gallon drum of purple paint a loaded bbq grill a couple buddy's and keg of 🍺 problem solved for about 1500 bucks

    I mean its all in the past now, but wasnt it possible to just bandaid any holes in the siding and give some neighbourhood kids a weekends work painting the place knowing youd be redoing it all properly down the road? The city said paint it doesnt mean it has to look like brand new construction, if they came back again after it had a mop and bucket job im sure thered be an avenue to appeal the request
    Bureaucracy is out of control, doesnt seem theres anywhere you can escape it now.. wish thered be a little more push back and changing of the rules back to common sense, but people want the rules as strict as possible as long as they dont effect themselves, they cant put themselves in someone elses shoes and say hey maybe thats not necessary
