    Never ceases to amaze me that any city refuses to mow/cleanup a property until there's a chance to defraud the new owner! This crap is a total racket.

    It amazes me that the government doesn’t give a shit about a property and it’s cleanliness until they realize someone else is about to make money on it.

    Love the videos but this one could have been shorter, agree with your points but they were restated over and over. Just some constructive criticism to add to the tax lol. Keep up the good work.

      Again this is your fault … You aren’t checking your lots and you knew the city is greedy with its tax 😂😂😂😂.
      It’s not a matter of being a hater it’s a matter of you failing, its a good thing for you that the housing market is halfway decent still …

    I feel you, the city mowed my lawn 3 times (ex was supposed to mow it)and they gave me a ticket that turned into a warrant, I actually got arrested for it. The kicker is they sent the notice to a old address that was almost 3 yrs old. When I told them this they said oh well we sent it. It cost me 350 to pay the ticket and over 600 to pay the lien off. With that kind of money they should have edged and weed eat it. If they would have sent the notification to the right address which was up to date then I would have paid it and called a lawn guy. It’s my fault cause I should have checked the property but they also should take some blame for sending it to the wrong address.

    It is a private property they have no business on the property, post your property with signs and if they trespass sue them. However they do have an ordinance stating that no one can have grass more than 12 inches or higher otherwise, they have no right on your property, grass usually grows about 2-3 inches a week which means it gets mowed about once a month, maybe you have it done every 2 weeks. I think i would make sure to open their mail when you get it. I am not a hater but they did contact you and give you a warning, and you need to get your landscaper there and get it handled or you know it will happen again. I can't put it all on Denison, I think you need to get angry at yourself as well. As the owner you need to take ownership.

    I think you need to take a really close look and research who is behind this, seems like you may have a " hater " working for the city that has flagged you for some reason.... you never know, people are weird and that green eyed monster may be behind this b.s.       It's crazy how much they penaluze the good citizens of Denison for trying to do better vs how little they go after the true problems!

    When you subdivide the lots up for sale, do you also put in septic, water, etc…? Just curious, I’m a 27 year old investor who only owns 4 rentals in upstate, South Carolina. I am interested in buying land, holding it, and doing what you did with this lot.

      Thanks bud for the support. If im in the city, they provide the infrastructure for water, and sewer. Outside city limits I could be responsible for water, but definitely sewer.

    Might want to check Code (municipal - Dennison). I believe they have to notify you (if your property is in {code} violation...needing mowing, etc. If they DIDN'T send you notice of same, you should have 1.Contacted your attorney 2. Gone down there (or write them) and at least "thank" them for their FREE cleanup of your properties ... and 3. Notify them you're putting "No Trespassing" signs on your properties (properly spaced, size, colors, etc.) so that you'll be "protected" in the future, in the event one of their (trespassing) employees hurts him-/herself while trespassing on your property. Add the "hold harmless" clause/notification, also.
    From what you said, I'd say you're correct and Dennison is in the wrong. A judge/justice (JP) could decide it in less than 5 minutes. Even if you're ok in paying it, you might have your attorney NOTIFY Dennison that YOU are a professional in the business, and that they overstepped/overreached. Prevention of a reoccurrence. Property rights are sacred in Texas. (Retired expat Texan).

      When the “rules “ aren’t being applied evenly and certain individuals are targeted he brings it to everyone’s attention. Fixed it for you. Same old story/ a person works hard and has money; inept individuals believe they are entitled to it.
