These what are doing where we live in Panorama city. But they going to live us without parking in our area. And the worst thing will be impossible to find a parking space on the street. Because is already so difficult to find it now!!! Practically we all here are very stressed about it!! And looking for other apartments to rent, which will be so hard because rent is so high in los Angeles California. Is wonderful aidia for all that already have a home and Rich!! But for a low income people that live where a lot apartments is😢😢😢😢😢😢😢😢 . It has to be a way that everyone wins and nobody will loose!! The owner of building apartments are very self fish. But God will take care of them sooner or later!!! God bless you all!!
For the garage conversion how do you run the water and gas lines lines? Both mains are in front of the house. The garage is the back located and the sewer line from the alley in the back were the garage is. Home is in Oxnard
Hi Jose - older homes (built before 1950s) have clay sewer lines that are completely deteriorated, so it's better to install a new waste line so you avoid the possibility of getting your sewer line clogged/backed up
For the first phase of plan checking with the city , can i draw up my own floor plan in an existing garage using AutoCad or am I required to hire a contractor to do all drawings and construction.
Only If you are a drafter by trade, otherwise we don't recommend it - but you might have trouble finding a structural engineer or contractor that would accept them.

You gotta cut/break some concrete and dig a trench to the mains (wherever they may be located)

Would it be reasonable to build an DADU with a majority of the square footage in a basement? No basement currently exists.
Can it be done? Sure. But it's expensive AF.
