      Hi Richard - I am not too familiar with Ontario - but virtually all cities are obligated to approve some type of ADU build.

      Hi Willie 🏠ADUs go by many names, including "Accessory Dwelling Units", "Auxiliary Dwelling Unit", "Second Unit", "In-Law Unit" and "Granny Flat"

    Good info but you need a better microphone. You don’t need a team of editors but you need some pros to help your audio

    Very good video, just what I needed. Is Edison's easement the same throughout the south bay? And what is it? I have power lines running across the back of my property. I would say they are about 3 feet from back property line above my yard.

      Hi Scott - Thanks for watching our video. Overhead service lines are common in backyards in the South Bay, but easements/setbacks can differ in every city. You'll want to contact SCE for help, they'll review your plans and will move service lines that may interfere with your project.

      By move? Do you mean putting them underground? And is that expense on me? I live in Manhattan Beach and there ADU hand out says the back setback can be 3 feet. So I was wondering if that overrides Edison ?
      Thanks again. I have watched all your ADU videos and they are great!
      I am talking about the high power lines. Not the secondaries that run to the house. Just to be clear.

      For service lines, they won't underground them (it's way too expensive for them) they'll just move the service line to another utility pole. The setback will vary per neighborhood. Transmission lines are a whole different story.     The city of el monte will only let detach construction of 800 sqf ,can they do that if the laws says you can go up to 1800sqf?

      Hello MT, the state law does allow municipalities to adopt additional requirements for ADUs but they cannot be unreasonable.
      It's true that the local building code of El Monte does not allow ADU's to exceed 800 sq ft, and if it is attached it cannot exceed 50% of your existing living space. You can read the El Monte municipal code regarding ADUs here

      SB229 (the state law) says an ADU shall not exceed 1,200 square feet. You can read the entire bill here.
