Great Video. The stove hood vent on the roof should be moved away from a outside wall. The small gap will be an area where leaves can build up causing water to stand and flow under the shingles. If it has to be this way for things such as structural constraints flash above the vent to direct the water from the wall to the opposite side of the vent.

@h2s142good points. I think about this a lot. We’ve done an ADU a few years ago and are doing drawings right now for a couple more. I’ve also worked in a city engineering department and the mgmt on resources is scary out here in SoCal

Dig up for Footings, what? Check the City Records, they will tell you everything you need to know. The entire house was originally permitted and inspected. This is a Garage Conversion not a new structure. Turned out nice.
Honestly, it’s great that you built it and learned from the city inspector. But the general contractor isn’t only being paid for the work performed but also for their knowledge and skills in navigating the building process. So it’s not really shady for them to not give that knowledge away for free. That being said, some contractors do overcharge for their services.
I'm in a very similar situation. I'm almost done pulling permits and I got a few quotes that I'm not happy with. Many of these contractors are overselling themselves, especially now, more than ever. In fact I'm going a step further and actually doing the labor myself.

FYI, it is possible to skip the HERS rater step altogether if you check certain boxes. You would likely have to make some design changes, but it's possible. However, I don't think a HERS rater is very expensive for them to certify a small ADU, so it may not be worth it.

Hi, I hope you can help me I've done so much work already but the last thing is to put an opening on the wall for a window. Is it very complicated to do that? Thanks
Thank you Hector, planning to build an ADU with separate water /electric meter and 1000 ft sq , two bath, two bedrooms. Would you know the approximate cost? Jose
Thank you Hector! Your video is encouraging me to build my own Adu as well. I have just submit my plan to the city a few weeks ago and waiting for approval. How long did it take you to build your adu?
I see too many holes in this story. Why didnt we get a detailed break down of cost? Why did the framer get replaced..? How come it took 9 months to get the certificate of occupancy? How much time did he personally invest in this project..? What was included in that 45k cost? And he has a background in real estate and flipping houses… Calling it easy to build an ADU as a homeowner is a far stretch IMO.. This is completely doable, but not as easy as he stating. He’s marketing with a catch hook (45k ADU in LA)
I have a question. I have a detached two-car garage. I would like to build a two-unit ADU: one bedroom, one bath, with a small kitchen. One unit will be on the bottom and the second on top. I am in San Diego. What is your rough estimate for the mid-range cost? I wanted to see if I can afford it.
Very nice. Doing a ADU surely adds value to the house. Do you have to pay more taxes now that the house is worth more? Do they base your taxes on the new (house with adu) house since it’s valued a lot more now? Thanks
Adu’s are counted by the county of Los Angeles as additional square footage and additional bedrooms and bathrooms to the original house. It’s not counted as a separate unit. The evaluation is based on what the city sets as your evaluation and that’s what gets assessed a year. So for example if it’s $40,000 then you multiply 1.25% if that and that’s roughly $500 additional yearly in property taxes. That’s just an example.
Hi! I live in Torrance and I’m Alamo’s to ready to submit my finished plans. I have structural engineering plans and architectural plans. I’m looking forward to see what $159 item might save me $10000. Would love your advice through the process.
I am trying to do all electric and am realizing my 200 amp panel may not be enough from main house. Did you do gas washer dryer, gas stove top and gas waterheater to make the 100 amp panel work energy wise?
We did a similar conversion and upgraded to 200. Our panel was old so upgrading not only made our system safer and less prone to failure (you want minimal points of failure when dealing w tenants), but it allowed for potential future expansion.
Did you have to install a vapor barrier to the flooring? That's the issue we are struggling with here in Pennsylvania with converting our garage to a ADU
I really appreciate you for sharing this information with all of us in the format. It’s so difficult to get information and the contractors are just ripoffs ( many of them)? How can have more information first I have to build on other garage or can you build an attachment?
Hi Hektor what is the tips of run you can recommend owner take on for the build like things watch out what contractor hire for the work?
Thank you Hector, planning to build an ADU with separate water /electric meter and 1000 ft sq , two bath, two bedrooms. Would you know the approximate cost?
Jose
Awesome! Great prices. How did the assessor office assess this? Your actual cost or market?
Thank you Hector! Your video is encouraging me to build my own Adu as well. I have just submit my plan to the city a few weeks ago and waiting for approval.
How long did it take you to build your adu?
Is the shear wall a code requirement for LA only or os ot a blanket code.
Thank you, but I don't think I can do that. I wish I was healthy enough to complete a grandma home. You are so talented. Blessings.
Thanks
Good question!!
@@Manohman-fx2jqright. Which is good for tax liability but if you’re trying to build equity to use your home to fund other projects, it’s not so good.
Hi! I live in Torrance and I’m Alamo’s to ready to submit my finished plans. I have structural engineering plans and architectural plans. I’m looking forward to see what $159 item might save me $10000. Would love your advice through the process.
Typo-“almost” not Alamos. 😂

what about the New property taxes ?
This guy is the realest! Thanks for this true info. I’ll subscribe 👌🏼
Unpermitted ADU's still get half the credit as if it did have one as long as its built good. Great video bro!
Is there a specific amount of SQ FT to add to stay under radar of tax assessments or it does not matter?
Chevy if you build 100 sqft no one will probably know. However from a Realtor point of view the additional sqft will add value if you ever sale.
El se puede hacer ESE proyectos en Oregon?
Thank you so much for this. I really appreciate all your help.
This video was very helpful
Thank you Sir!
Most welcome!
This is great, what is the ROI for you ADU? Can you give us all of the numbers please?
Did you have to install a vapor barrier to the flooring? That's the issue we are struggling with here in Pennsylvania with converting our garage to a ADU
I heard you can use an epoxy. I wonder if that’s the red stuff in the floor
What is the minimum needed to get Adu qualified subsidies? Pool house? Does it qualify?
I really appreciate you for sharing this information with all of us in the format. It’s so difficult to get information and the contractors are just ripoffs ( many of them)? I appreciate their knowledge but they play so many games with us? Your place is beautiful, really amazing. You did a great job o course! Here in the Bay Area it’s crazy expensive…Great Job Hector! …and thank you again and again!!!
Thank you for the kind comment. It's nice to know you appreciate the content. I agree there are some excellent contractors however for the most part, specifically ADU contractors are out to get as much as they can in profits from homeowners. Good luck in your project, I'll be making a few more videos soon. Thank you once again!!!
Nice job, is the wait for the occupancy approval still months or has that improved?
I had a delay because of a human error. Now the time to receive your certificate is faster.
Another excellent video. I will definitely be reaching to you in a month or two once I get my lender pre approval letter. I will need an agent that’s knowledgeable about ADUs for my next purchase.
Anthony it will an honor to help you find a house 🏡. Getting your offer accepted will be the hard part. Building the ADU will be easy 😄👍
Brilliant, Hektor! Thank you for all this wonderful information! Liked and subscribed. ¡Échale ganas! 🤜🤛
Any recommendation on finding a lot of land to then build?
What is a HEARSE test? also can you list all stages the city comes out to inspect? Thanks
I have a detached garage (18’ x 20’ no footing) that i am planning to convert into a 460’ sq ADU. Your $45,000 ADU was a few years back, so by your calculations, how much do you think will i need to make my ADU now in 2024? This is if i follow the same method you did.
You're amazing, Hector!
Glad to have found your channel.
Thank you glad you enjoy it!
Congratulations on your ADU and your smarts.
Your a smart guy!! Great job Hektor
Thank you!
