@HowToADU they will give first time home owners 20% down payment which the homeowner will pay back 20% of the future value when they sell. I'm sure there are more details I'm missing. Thank you for the great videos!
As we understand it, with CCEDA the most recent 2022 tax returns should be used if already filed, otherwise 2022 W2s or 1099s and/or 2023 Paystubs year to date may suffice
My understanding is this specific grant is not for properties with multifamily dwellings. But always check with actual CalHFA approved entities for details. Im just a guy on UA-cam.
Last round, if it was completely habitable, homeowners were not generally eligible. Projects that were very very close to final still qualified though.

My chats with several Bankers that are listed in the ADU grant list....irs based on household income..in other words if you have several peeps filing taxes on one property: very likely that you will not qualify.

But we have a prime location in anaheim not far from Disneyland. Have a separate detached garage which I want to do adu for rent income. We have bad credit now. Do you think we can qualify?
CalHFA has taken the position now that if they get duplicate reservations they will cancel both. So, you need to decide who you wish to apply with and apply only once. If you have already applied or were already reserved with one and which to switch, you must first cancel before applying with the new ADU Grant participant. So in this case you will need to cancel with HPP before applying for a reservation with CCEDA.
I applied through HPP Cares and through CCEDA. I was approved by both. But then I had to choose one because CALFHA somehow knew that I was approved by both. I ended up going with HPP Cares and just finished my ADU and received the $33,000 check to apply it to my HELOC.

And now I'm being told that I have to have an active adu project to be awarded. I did have an active project when I originally applied but my adu has been completed since May 2023.

Tough to generalize “standard”. Architects like to say 10-15% of overall project cost. Above the garage will involve documenting existing conditions, improving things, and building new. It’s complicated!

You can look up last years eligibility requirements but we don’t know this years. They usually vary by county and household size. For me personally, it’s honestly probably more work to guess (and maybe be wrong) than to just apply via CCEDA and then they might have other incentive programs that I want to find out about.

I ended up going with CCEDA just based on the terrible experience I had with HPP Cares. I have my grant reservation and opening escrow this week.

I spoke with a credit union loan officer who said this will not come back. CalHFA told her the funding will now go to down-payment assistance.

You can present your own with some of the entities but you need a realistic bid

I don’t know. you should be able to speak to HPP Cares about the status of your grant reservation.
