I'll leave one word for prospective landlords (ADU or otherwise) ---- location. Location is everything when it comes to planning. Location of the build will be a major determinant of costs. Location of the property will determine who will be the renters and the market they create will determine how successful business it will be as a rental property. Sidenote: If one designs a residence for a non-paying relative, then it is not a busoness and plan for losses.

I agree, I have made this kind of mistake... Built an ADU thinking I would rent 2 rooms and the kitchen would be a common area...wrong!!! I changed my mind but it's ok live and learn...in California it's not hard to rent a place.
You need to clarify that 80% return at the end. I get it but im a landlord/contractor/builder. A more clear explanation of the realist return with a loan which is what most people do.

I am about to finish building my Jr. ADU (garage conversion) and moving towards my backyard for my stand alone ADU. I can fit 1100 sq ft... but I might settle for 750 sq ft 2 bedrooms, 1 bathroom house.

The creative 2-micro unit ADU 🏠 I've seen these, can't say where, however, I want you to imagine.... ☑ A 750-sq ft 2-bed 2 small bath 🚽🚽 ADU ( It must be at least 600-sqft for this 2-micro units to work ) ☑ ADU of course has the main entrance, and a sliding Glassdoor on the other end ( Aka 2nd unit entry ) ☑ Only one small kitchen is shown on Final Inspection..... Then after inspection the Disney💕✍ design begins This would take say the avg. 750-sqft ADU from paying $1,900 per month to it now getting $2,800 per month
