      I won't say corruption.. But we need to understand dat in our country der is a parallel economy which runs and is unorganized and still operates in cash. And till date real estate dealings be it anywhere in the country black and white is very common! In some parts I have even seen dat if a person is not paying a part of consideration in cash.. Then dealing is impossible! You can't buy a property then.

      Under construction metro amenities karke bechte hai.. every quarter 10 lacs are increased.

    Absolutely true. Not only that, builders often charge more than market price and buyers (often the first-time ones) pay the premium because of the allure of new flat, new house etc. Reality dawns only when the original home buyer tries to re-sale his unit and then realises that he ended up paying much more to the builder than the actual fair market price.

    True. Channel Partners, Brokers, and Builder work in unity to loot end customer by selling inflated prices. There's no room for negotiations. This is the price. If you wanna take it or Leave it. There's no union of tax payers middle class people to oppose this.

      I request krishna sir to start association of middle class flat buyers so that there is a union of flat buyers who unites to buy the flats at the ready recknor rate and nothing more than that and once a large group of flat buyers decide not to buy any flats from the under construction builders for more 3 months to 6 months they will automatically reduce the flat prices. But the union should be such that unites. A group of atleast 1000 to 5000 prospective flat buyers.

    Yes.. Dats actually correct. When I visited one of the Lodha's property in Dombivali.. Their sales office were selling 1 BHK at 55 lacs and resale/Investor flats of same area(1 bhk) were available at 40 - 42 lacs!

    Remove hiranandani from NAREDCO first. Look at Bangalore all flats worth crores but no water supply. Same with Pune , Hyderabad and soon Mumbai.

    As per me, all builder are increasing prices at same time at same location. builders are increasing so that investers can invest more. end users with less budget are not able buy at correct prices. locations like noida extension where we dont have single public facility. nothing. in case of recesssion noida extension would be most affected

    Correction can happen in secondary markets while selling and trying to exit, demand increased too much after covid but now all supply is very high but under-construction, once these are completed resale market will be flooded with offers

    Real Estate is the biggest legal scam in India where Government is also a stakeholder. Government earns revenue in the form of stamp duty , If ready reckoner price keep on increasing the stamp duty will also increase , Hence Government will never decrease this rate.

    Absolutely right then why not make the complaint to the Competition Commission of India for the Cartelism of builders to artificially hike the rates and ban their bodies for unfair trade practices. Mumbai is full of Redevelopment and New Projects but the prices are going up and the carpet area is going down.

    I see that there is wave of prices rise and slump in Mumbai, especially more in growing area like Navi Mumbai. At the end, it is really hard to predict by average buyers which phase is going on.... Builders will always be ahead of us. One should only buy home they need and nowdays no point in investment homes (unless it is build on land which we don't see in Mumbai).

    Without sounding disrespectful and rude i would ask you to watch "hidden secrets of money" all episodes by mike maloney. Study inflation as per Austrian Economics. and you will know why prices rise. Its spike in inflation due to rising debts and excess currency printing.
    Going by what you say why was price of a flat eg only rs. 25,000/- in 1980? Cause money velocity was low then. Anyways i do enjoy your content. Fall in love with economics ❤.
