अगर आप पिछले कुछ सालों को देखें तो तेज़ी से launches आ रहे हैं और उतने ही तेज़ी से ये बिक भी रहे हैं।
अगर हम पुणे के North-west लोकेशन को ही देखें, जिसमें आपका Tathawade, Wakad, Hinjawadi, Mahalunge, Baner, Balewadi जैसे location हैं तो यहाँ सबसे ज़्याद घर बेचे गये हैं या यों कहें यहाँ लोगों ने सबसे ज़्यादा घरों को ख़रीदने में रुझान दिखाया है।
आइये सबसे पहले यह समझ लेते हैं आख़िर यह location Flat sales के मामले में इतना Demand में क्यों रहा है?
अगर आप देखें तो इसके कई कारण है-
१. सबसे बड़ा कारण तो यह है कि Mumbai-Pune-Bangalore Hwy और Aundh-Ravet BRTs होने से यह location आपस में अच्छे से connected हैं, वो अलग बात है की कुछ जगहों पर ट्रैफिक की समस्या बनी हुई है।
२. Hinjawadi और इसके आसपास Service सेक्टर companies की भरमार है और यहाँ काम करने वाले youngsters की संख्या भी भरपूर है। यानी की first टाइम home buyers ज़्यादा हैं।
३. जिसके चलते यहाँ आसपास First time home buyers को लुभाने के लिए affordable compact घरों को तेज़ी से लॉंच किया गया।
४. और first time home buyer शुरुआत में बड़ा risk लेने के बजाय छोटे investment करने में ज्यादा comfortable भी महसूस करता है।
जिसके चलते यहाँ 1-2 BHK और छोटे 3BHK भर-भर के बेचे गये।
लेकिन यदि हम पिछले कुछ महीनों को देखें तो इस मार्केट में 3BHK के लांचेंज में काफ़ी तेज़ी आई है, यहाँ तक कि 1BHK के Launches से ज्यादा 3BHK लॉंच हुए हैं।
वो भी ऐसे समय में जब इस मार्केट में flats का average Sold value 2019 ke मुकाबले 40% से बढ़े हैं।
अब ऐसे में होगा क्या ये समझना ज़रूरी है:
1. Rate में और भी बढ़ोत्तरी संभावना रहेगी, क्योंकि अधिकतर buyers जो Afordable Flats की तालाश में रहते हैं उन्हें इसके लिए दूर जाना होगा।
2. और जो थोड़े बहुत launches 1 & 2 BHK के launches इस location में rahenge वो अपना Price बढ़ा रखेंग़े। जैसे कहते हैं न 'अंधों में कनवा राजा !'
3. बड़े घर खरीदने वालों में ज्यादा तर लोग Second Time Home Buyers होते हैं, तो ऐसे buyers यहाँ निवेश करेंगे।
4. आसपास के location जहाँ लोग खरीदना कम पसंद करते थे, वहाँ पर affordability के चक्कर में खरीदेंगे जिससे वहाँ पर डिमांड बढ़ेंगे।
और मेट्रो के route जिस तरह से बढ़ रहे हैं, उसके चलते Aundh, Baner, Balewadi जैसे location में premium Price देने के बजाय Buyer Maan - Hinjawadi, Wakad Tathawade जैसे locations में बड़े घर ख़रीदने का रुझान दिखायेंगे।
फिर Buyers को क्या करना चाहिए:
सारे बायर्स को भेड़ चाल में चलने से बचना होगा, अपने pocket को अच्छे से समझना होगा, location और उसमे मौजूद project को अच्छे से समझ के सारी जानकारी लेकर ही निवेश करें।
किसी भी तरह के FoMo, Urgency या impulsive Decision ना लें।

Saudaghar's research is very informative as always 👍...when i first came to pune for studies in 2012 , I felt it like a heavenly place full of nature with a lovely weather.. Today in 2024, wherever I go in Pune , there is dust,noise and traffic.. Constructions all around ...I am not getting that 2012 surrounding and vibe anywhere .. I miss the old Pune ..That was a great place to live ! Anyways, great work team as always 👍

Only one solution is left, property buyer should buy only Mhada Properties, like Mumbai, Pune doesn't have CIDCO, mhada like huge numbers of projects, if Mhada like entities enter this market then Prices will surely fall, for example Project like Eden Garden by Shirke builders in Tathawde is Mhada Project, the project is actually very very nice and within Budget.. Such projects should increase
Ghar ki size ?? Amenities?? Sab pe compromise kre ??? Mhada is not solution.. price cap by government is important.. Rera should come up with some solution of timely delivery so supply will be sufficient
@@rocket.Singh.even that won't help because there's always black money route builders can go for. The real solution would be to allow open and free price discovery for resale flats. Currently resale market has been totally crushed by the builder lobby. It's extremely hard to find a good reale flat that matches your expectation.

Hi Sir, I have taken the Saudaghar paid consulting. It's been 2 months I am searching a good property in Hinjewadi. All I can see that, there are many place where investor bought the properties for 53-55 lakhs 4 years back at the launches(2BHK) and now they are asking for around 80 L. Most good apartments are having less that 740 carpet for 80L. And builder are asking for even 90+ for carpet till 800 sq.ft. I am talking about Phase 1 and wakad (hinjewadi side) places. I am not considering phase 2 and phase 3 , as it is far away from the highway.
Property prices are in bubble right now.
Wait for 2-3 years prices will settle down.

Its not only local crowd who are investing.. you will mostly see NRIs investing in these locations for handsome rentals.
For NRIs its just a matter of 3-4 years to completely payoff these prices. Falling rupee is also favouring NRIs.
So even if locals stop buying, there are mumbaikars, punjabis, gujratis, NRIs who are ready to pay such big amounts coz they have seen how mumbai has grown..
Fomo is very bad i seen many of my colleagues stuck in same job just because they are paying the emi and can't switch jobs but people like me who dont have any liability as of now can. I think young people don't understand that when you take home early because of pressure of emi you don't try to take big steps in career.
I had bought a 3bhk property in Viman Nagar - Shubh Gateway 3 years back in 1.32 cr and now we have Shubh Nirwana coming up at same location and the price for the 3 bhk flat there is 1.95 cr ! God knows what happened in past 2-3 years, the builders are just asking for any price and people are paying with fear that the flats will be even more costly! This is just mind blowing. I was surprised that the price in even remote locations like pride world city is going like 1.3 cr !

This is called FOMO. Try selling your flat you will not get 1.32 cr back..
No one can stop this inflated prices , either it is FOMO or anything . Its considering many factors inflow of employment to city , population growth , investors options due to other volatilities in the market like stocks etc.

Another thing - my father has an independent row house bungalow in Dhanbad where the price of this 7 khattha property is 1.6 cr and a 3 bhk in pune is touching this price already ! The problem of this bubble is that resale is almost impossible
What is the point of comparing Dhanbad to pune ? Even 1.6 cr in Dhanbad might be too much.
Dhanbad is full of goons like "Gangs of wasseypur" , there is no IT park , coal mines are everywhere.. how you can compare that to Pune ?
My point is not to compare Dhanbad and Pune. That’s common sense on to the opportunities in Pune vs that in Dhanbad. What I am saying is that price can rise in market but there will be no buyers who can buy that easily.
What it means it if the price becomes exorbitantly high in any city in the world, the chances to sell at market rate would be less and less.
Fresher joining product based company in kharadi, vimannagar or magarpatta are earning 12lpa , plus most of them are single child , where both parents are working... For this population buying flat is easy .. I have 2-3 juniors who have purchased 1 CR flats in kharadi n wakad

I am looking at real estate prices from last 15 years in Pune and every year people talked on real estate bubble but prices never came down, but stagnant for 1 or 2 years in between, that's it.

Pune RE market and specially the North-West Pune comprising of Tathawade, Punawale, Ravet, Hinjawadi, Baner-Balewadi and nearby areas won't see bubble burst. Even if Pune folks get sick of Infra here, the Mumbai, Navi Mumbai buyers will queue up courtesy the missing link on Expressway.
Points that will lead to more increase in prices - Ring Roads, Metros etc will boost. Even with no International Airport in sight, the prices are rising, we cannot imagine the price rise that will be seen once new airport comes up( whichever area that is , lol)
Only thing that can slowdown RE is effective action by Govt in regulating black money investment in this sector. And only thing better than putting hard earned money in flats is to invest in share markets and earn actual returns than returns just on paper :D
My friend bought 1 bhk in Kharadi in 2008 at 18 lakh, we could hardly afford 2 bhk for 5 lakh in Nasik that time. I have learnt a hard lesson that real estate is practically ever green. This skyscraper real estate may probably go down when population of India goes below like 50 crore that is like after 200 years from now. I do not think we still have 50 crore people owning flats in India. It might be hardly 30 crore right now. 100 crore people are still living in substandard houses in not so well developed locations in India I guess. Imagine all these people are potential buyers at locations with well developed facilities only thing is time and money is separating them from owning a flat in a well developed city😊😊😊.
Well said, its a game of supply-demand. Doesn't matter if its bubble, since demand is only getting increasing in Pune, its bound for property rates to go up. Only way it can go down is that other city attracts more people than Pune, say Nashik, which is not happening now

There are major structural issues in the area. Resale would be a major issue as inventory is very high. Skyscrapers mean huge inventory, and many will come in next 5 to 10 years. Also, the location is very far from airport, pune station, government offices, etc. Kharadi is still better. But with such high prices resale is difficult. You shouldn't buy 4 times of your salary plus you must have 20% down payment.
What is the future for Ravet and kiwale?? You have not included them in your list..
I think one should always keep an watch on resale properties along with new ones if they are looking for a house to live in.. The most common problem with new launches is the possession dates.. which are not followed mostly by the builders OC nahi mila.. aise reasons dete hai.. some get blocked by litigations, Rent and emi breaks a middle class man.

Metro won't have any impact on appreciation, how many people would be using in actual ?? Flat prices is shoot up near Hinjawadi because there is limited land parcel which are actually good to flourish big Societies which are approachable, not adjacent to Villages or influenced by village people. Prices will rise almost double in next 4-5 years due to Inflation which is not under control even for builders (like raw materials, labour cost etc.).
Mahalunge has just become the destination of labours and we can't expect posh development there even in next 10 years, since last 6 years condition is same there. Purchasing flats In Outskirts areas near Hinjawadi will be definitely a good option for your kids, as Builders are just selling dreams there which are not feasible in coming 8-9 years.
