      godrej is biggest cheater just like loda. there is one project in Chandivali where they are selling commercial shop for 1 lakh per Sq ft in their under construction project. where as juhu pe ready main road shop ka itna bhav nahi hai 60-80k hai. Bandra linking road pe 60-80k psf bhav hai ready building me.

    8 cr is a big amount dont waste good money for disappointment. Mumbai is overpopulated, there's an impending water crisis its unsustainable in the long run. I urge people who seek to buy and build as investment in real estate to invest in tier 2 cities in good clean plots of land, develop them into self sustaining properties with help from good architects that can design and build green homes. Inculcate green Energy into your construction like solar panels and solar walls, biogas reactors for supplementing cooking gas needs. Rainwater harvesting and conservation are also good to have considering a lot of rain water goes to waste. HNIs NRIs please invest in green technology and self-sustaining homes. Sure it may not command the same ressle value as a home in Mumbai but if you are looking at it from a retirement point of view it's very feasible. 8 crores in a self made property can get you a lot of value for money. Its a personal choice left to individuals. This is merely a suggestion.

    People should not buy underconstruction. Builder can do anything as he is in process of building . Plus lot of legal issues. They may not have all approvals .plus they charge same as RTMI .

    Too many NRI’S are investing in Mumbai which does not make sense they are charging anything they want.L&T in Mahim is same saying we have NRI investor it’s all marketing the builder gives it to the Marketing agency and they quote whatever they want .We Indians are now investing in Dubai and Greece because ROI is better if you get 3% rent out of which yr maintenance is gone agent brokerage etc…and 4% appreciate of the property then what’s the point . Might as well put in Mutual fund and and FD.PIRAMAL is still selling at 8.25 crores the lavish one and structure of room is not at all good too many columns in the bedroom you can only put queen size bed. NRI pls come and see the place..

    In Greater Noida too, there are tower besides tower .I mean there is no or very less space between them.There is sunlight and proper ventilation even on higher space.

    When you could afford a 8.5 cr flat, you could have also done your due diligence by hiring a competent person. Buiders sell dreams and fools buy those plans. I have been cheated too, and will never ever recommend buying properties in Mumbai or Pune. 3rd rate builders rising to Forbes list because of stupid IT folks, who buy virtually shite property not even worth 1/3rd their value. Thank God this time he is not exposing Luada builders again, its Piramal.

    We had the same exact issue as mentioned in the above video. Unnecessary interest was charged even for the COVID period and after multiple attempts to sort this out, we were forced to pay the interest amount whatsoever.

    Piramal bought DHFL assets for Rs 1 in 2021. It has been revealed in the Electoral Bonds scam, that Piramal has given lakhs of crores to the ruling party. Not to mention Piramal is related to Ambani.

    In our case they have created extra parking instead of Civic amenities, no security, no safety , no water supply , No GST receipt against payment etc This us what reputed builder do and issue notice to customers 😂 Customer Centric doing Vendor Centric work

    As long as NRIs pump in money into the real estate where rich in India put in some black money, real estate developers operate brazenly without any fear of law.     All these exhibitions coming to the uae by the real estate sellers should be banned as they give false promises I was duped by EXPAT properties there are many duped by these scrupulous agents and the law in INDIA give these agents bail so they live a normal life while the case goes on.

    Hi Krishnaraj ji,
    Is there a way to know whether a project/society is leasehold or freehold?
    We bought a resale flat (2001 built) in Vasant Vihar, Thane six years ago over new projects of Lodha/Kalpataru/Wadhwa etc and are very happy and satisfied about it.
    Now that I am married I am also looking to buy a flat as I have siblings as well.

      INHO, In Indian judicial environment, LEASEHOLD land is not really a big problem, unless the lease is due to expire in a short time i.e. less than 30 years.

However, we need to start thinking about conveyance in a different way, because the world is changing really fast, and we need to adapt to the changes. Given our present economic and judicial environment, we need to rethink how we look at flat purchase decisions. I will elaborate on this soon.

    Spending 8cr in Mumbai with less than real 1200sq feet is madness
