it's unclear if he means 35k is going to the county/city or if that 35k also includes the cost to pay the architect/engineer to design the house/ADU

fellow Oregonian here! Hour and a half drive east of you in K Falls! Im on my second project now. I buy houses that are easily split in to two or even three units. Found your channel and realize ive been doing the ADU strategy!

Maybe you mention this in your video which I plan to look at because this is exactly the strategy I am interested in, but did not know other people were doing this. I wanted to know is it possible to acquire a garage separately from the house if the owner is willing to sell it separately? I was interested in a garage that I wanted to convert it into an ADU.
Sections of a property can be sold if your state allows condo law. Also possible if you can meet the lot standards in you AHJ. I have a playlist on garage conversions.
The geo tech was that a requirement due to soil and or local jurisdiction?
Yes, this part of town in on the "expansive soils" map area. The county requires it.
For lots with zoning restrictions can this design be built wall to wall connection?
Yes, or standing alone without the stove 🎉
31k with free plans is crazy! Thats more expensive than Cali.
I know! At leaste in CA if its less than 750 they waive the impact fees.
Those fees are insane! Even here in CA, I've never heard of fees that high unless you're dropping a mansion or massive warehouse/building but not for an ADU. 🤦🏽♂️

Thats a lot of lift for such a small compactor. I’m sure it turned out find, but wouldnt it be better to do it in roughly 3” lifts, compacting in between?
Yes, thinner lifts and a bigger machine would be a better. Being that this project is just a small, single story we can get by with this system.

Derek, thanks for all the awesome free info that you provide! Do you know of any resources that might help someone who is new to construction look at a set of plans, and then be able to build a accurate materials list from them?
Yes, take the plans to your local lumber yard, not box store but real pro lumberyard. Many will do materialtake offs for you.

What’s your thought on developing site with existing septic tank? Deal breaker or not? What to watch out for or consider if building adu there?
Sorry, just seeing this. I avoid properties that are on septic. Newer systems are great and I like the idea of not having a sewer bill but it is hard to ad a unit onto most systems because they were only designed for the bedroom count of the original house.
Harder, not smarter. lol. That's how I work on my property.
at 14:03 did you put in a second layer of geotex between layers of rock or is this an editing glitch?
No, only a single layer of fabric on top of the native soil. Then I compacted the layers of 4" minus, then the layers of 3/4 minus.

Hi there. Yes, exact same process to connect if tank/system is in and sized right.
Are the permits more expensive because you're also building a primary residence? Would just an ADU cost 32k in permits? Thanks
Yes, the ADU only permits were about 8k of that.
Why you have to square it up?
So the building is in line with the street.
Boy, there’s soooo much material still available for you explain lol, your opportunities are nearly endless. For eg: I don’t know what you mean by “sleeve to concrete” is already “in” and that saved you approx $5-8,000. So that sounds important to understand lol! You cd include this type of thing in instructional video(s) bec at least I am a novice but smart. So there’s more like me I’m sure. I have had 4 rentals so far in my 50+ years - doing something similar to you in that it’s been a calling to help stabilize housing for others while I make smart financial decisions for myself. - and still don’t know what that meant when you said that. Just commenting in order to help you grow your knowledge and reach….

Accessory Dwelling Unit. Think of it as a guest house in the backyard.

Yes, seperate meters for power. Water is on one meter unless fees are paid the the city. About $7200 in our market.
Where did you find the soil engineer? Is he from the city or did you hire him yourself in order to get the permits for the foundation?
Had to hire him from the private market.

I live in an HOA neighborhood in Idaho and they just lessened the restrictions for constructing ADU in HOAs at the state level but local zoning has my area labeled as “R-1 low density”. I was told that I would need a special use permit which requires a public hearing process. Do you have any insight on this process and what my chances would be to get my ADU approved?
Yes, there are a couple of great strategies. One, go for the special use permit. Make a good case, have a cute design, try to add value and share your data with the planninh commission.
Or just build a detached living space without a kitchen to stay out of the needed permit. You can find free content on both options on my page. If you need to go deeper, feel free to look at consult options on my website thatADUguy.com

That was fees/permits for both!
