Very good job if I where to do this I would compact the ground underneath the footers put lots of rebar in there on the stem walls more rebar especially over the vents so I would of put them a little deeper in the wall and put rebar frames around them and tied all rebar I would use J bolts put two things of rebar on them and tie it

I live in Northern California what is the distance you can build adu to perimeter of back yard fence I would like a 20x20 can I build with out permit ?
Can you comment on ufer ground installation, I noticed I you video while talking about the crawl space entrance that a rebar was sticking out is the the ufer, we are started putting up our forms and we noticed that as one of the inspections list to be done ? Any thoughts or direction would be appreciated
I am doing my adu but the footings (I believe: the raised foundation on perimeter of garage) are significantly higher than rest of slab floor. Is it okay to leave it like that and do high baseboards or should I raise foundation?
@@ThatADUGuy what if they are not and I didn't want to spend extra 7k raising the slab...I was thinking of shearing the walls from the inside (my plans called for inside shear walls) and then furing out the wall to install the drywall. Now, my question is what should I do about the drywall backing into the footings? Or should I install the drywall up to the sill plate (1/2 in above footing so drywall doesn't touch concrete)... sorry really confused on what the best option is
I recently learned that vented crawlspaces are going out of style. What are your thoughts on using a venter crawlspace in new construction. Is it required by your local code?
What are your thoughts on doing a Pillar and Beam foundation? Was thinking of doing one where I live in Northeast PA. My contractor who’s done other remodeling projects near me says he can definitely handle it

Simple 20' stick of rebar in the foundation. We stick it up 2' out of stem wall near wear the panel will be.

What size is the lot?
How do you know how much dirt to cut out of the pad? Before you pour your footers and piers. What type of trade do you use to do site work .
Cut depth is based on footing and stemwall height. Excavotion contractor does site work

You can do either. Most of the time, in living space. The walls are framed all the way to the floor

Studs sit 2 1/2 inches away from edge of footing btw
Hey Derek! Do those metal footing braces that the stem wall boards sit on…. Do those stay? Or they get removed somehow after the pour?
They are poured in and stay for life

Not required. We could do slab on gradenor conditioned. We choose this do to ease, cost and proven track record.

Hi I live in Vancouver Canada b.c and would this foundation be similar or the same way it would be built here? Owner build?
You would prob need to go deeper to get 12" below the frost line in your climate zone, but not sure. Good question.
