    I have a question Im a teenager looking to get into real estate, I was wandering how do you check if the pvc pipes are new , and how to inspect a property to save money on the build, Ive watched this series at least 3 times and I have to say your channel and videos are amazing and are teaching the new generation to be mote experienced

      Nice to meet you!. The best thing to do is see if you can shadow a home inspector to learn all the systems and what to look/lookout for. Offer a service of value, I would bet they would mentor you for free. Example, shoot content/edit a video of them doing an inspection. Wiw/ win. If you're in S Oregon by chance, I can take you to look at a deal.

      @@ThatADUGuy Thank you , but I live in Texas , I know how to edit videos, so I just contact an inspector they tutor me on some stuff and I edit videos for them on UA-cam or on their social media, that's pretty good deal , thanks for insight I'ma try and raise my own real estate portfolio and add ADU in the back just to increase profits and also make money over time, I'ma also try and get business relationships when, because your getting good deals on everything

    Question - Any reason why stem wall is solid concrete vs grouted block? I prefer your method but no forms needed for block.

      This process is a bit faster as it can be done in one pour.

    Did you add a crawl space to make it easier to access utilities or just because it’s a cheaper pour? Curious why slab on grade wouldn’t be preferred?

      Yes, we put crawls spaces in the closets. We like footing and stemwall for several reasons. Better insulation, hight ground water, good access etc

      😂😂🎉🎉 to no inspections. High water table, crapy soil makes a crawl foundation the local go to.

    Do you provide the soecs for concrete foundation or do you rely on the contractor? Ive always relied on the architect, geo study, and structural engineer to provide the apecs to the concrete contractor.

      @@ThatADUGuy In Los Angeles, they now require a methane gas study and a core sample. So that makes a small foundation even more expensive.
      I laughed at your having to dig down 36" to connect to the sewer. At my the ADU that I just completed, we had to dig 12 feet down to connect to the sewer. They made us connect to the sewer in front of the existing building just and 6 feet from the street's parkway.
