Sir, what you are saying is absolutely true. I lost around 1.5 Lakhs with Prestige in Bangalore because I fell into their trap. When I saw your video, I could relate to it very much. 1st they made me meet some Manager from my hometown, then they said they have only 2 units available, one on 20th floor, one on 4th. They said, 20th floor is the better option because of ventilation, view etc and rest everything is sold. Every damn flat is sold it seems. Then they made an offer of 20 Now, Rest at possession-offer valid only for that day. They said possession is Dec 2023 but now in RERA I can see its mid of 2024. I'm not someone who falls for these sales tactics, but I don't know what happened that day- I caved because of decision fatigue and gave them advance and their terms were that I have to pay rest of booking amount within 5 days which also I paid. They were also not giving me the legal documents for verification which my lawyer wanted during these 5 days. Like how you said in the video, I had a sinking feeling that I'm doing something wrong. After they refused to give all the papers required, I decided to back out. They said, they will forfeit the entire money and won't give me anything. I had to go through legal means, but I got the money back after some deductions. In between I got Covid, and I was trying to find lawyers, sending legal notice-like you said, I didn't know what was trouble until I had paid my booking amount. I don't know how many people will fully understand what you are saying in the video- but as someone who has gone through this- you are 110% right sir. After visiting few properties for purchase in Bangalore I have realised that builders never release the good flats. They push you to buy the suboptimal ones, as it is portrayed to be the only ones available, at pre launch stage also they say all chosen flats are sold out.

Channel partners, brokers are more dangerous than builders
I took my wife and seriously had no strong opinion about while taking decision. Seriously take a local friend in that area who is more financially aware it would be better.
Its not just regarding estate agents but a lesson for life, specially the decision fatigue part.

What you told is absolutely right sir. Sales team create hungama with fake buyers (actors ) during weekends and create a scene that there is lot of demand for their bull shit projects. They say very few flats are leftover creating artificial shortage.

Guys please dont buy flats in name of amenities. We have been cheated by lodha they gave us commercial ac for our flat. We were paying 7 to 15k bills per month. Please please dont fall prey to free amenities like appliances provided them.
Commercial AC for residential flat surprising.
7 to 15k electricity bill is damn high.
Just go to the service provider Tata or Adani and change it.

I had commitment of Dec 22 being possession dates from almost all builders of Mulund and belive me none has given till date and looks it may take 7-8 more months
My builder Anand dargar of Metro group, Mulund took in 2015 our bldg opp mcc college. Forcibly evicted us demolished and started project in Dec 2022 in SRA. Not paid rents not made agreement till date. Taken almost 30 old projects in Mulund Bhandup. Politicians are behind him. Police, BMC & SRA all are with him.

Is it a red sign if builder doesn’t show under construction flat and sales insist on seeing only sales presentations and sample flat? They don’t allow visitors in construction site. Only allow construction site to be seen from outside. How can one buy under construction flat with such restrictions?
Don't buy under-construction flats. If the flats are ready-possession, but the builder is not letting you see it, it's a BIG RED FLAG!

One question sir, are resale flats in Mumbai safe to buy w.r.t structural integrity? Because many don't have latest mivan construction techniques. Also, most societies these days go for self-re development. There is no guarantee that the society will not go for redevelopment in coming 5-10 years. The same cycle will repeat then😢
Mivan is not better than normal column and beam technology. Rather Mivan walls are bad in thermal insulation leading to high cpmsumption of electricity for AC.
Mivan helps in faster and economical construction in multistoreys and is helpful to builders.
@@JohnSmith-sl6eg what about rusting and deterioration in pillars due to non mivan? Asking because that is regarded as the USP these days.
@@dhwanilshah5680 The TMT bars get rusted as it is iron, and to protect it from rusting Sand - Cement -Aggregate concrete is used around the TMT bar. If this is done properly it will survive atleast for its designed life. Similarly in Mivan also if concreting is not done properly it will deteroriate. In Mivan the other problem is walls are also taking load, so any damage to it will lead to structural integrity problem.
