The selling techniques mentioned in his videos are good in the shorter run for the agents however, people are getting smarter and they have tons of good valuable resources easily available online if they research a bit.. Thanks to your channel for protecting buyer sentiments. Only 1 question I have for so his followers and learners - will they reciprocate their guru's learnings if they want to deal with immediate family or they will then switch to the other side of the spectrum as a buyer and question ethics?

Estate agent are not aware of anything... They are for comission. Give them half a rate. If they ask 25000 psf, for underconstruction ask for 14000 psf. Give them sense that they are not able to sell, keep argument for 3 months and let agent or builder realise that they are not able to sell
