- NRI flat buyer Ganesh Manjrekar has burned his hands by booking a flat in Sunteck West World, Naigaon. He warns flat-buyers not to book the same flat that he booked, as the builder has not refunded his amount of Rs 6.18 lakhs.

I have visited the site in last month...phase 1&2 is almost ready still only single family was seen there...i asked to sales person why you are not giving possession if flats are ready....she said OC not recieved and she said all flats are booked only 11th floor ka flat baki hai.. मी बोललो OC not recieved तरी एक family राहतेय आणि बाकी लोकांना OC नाही म्हणून posession नाही.... मला काही पचले नाही

People in North India buy flat in under-construction too much .I don't know how they do and many youtubers from North also suggests.Sec 89 Goregaon with Approval sell kar rae tah.
Even I almost booked the flat. But when I asked to see the existing construction progress they said "you cannot enter under construction property... you can come only once the possession letter is given"... Which also meant if my bldg is finished & other nearby bldgs were under development even then I will not be allowed to see my flat That raised signals... Then they said to make ALL payments quickly... They also ask you to bring your checkbook... I made a second visit and same discussion happened with another person almost word for word... and then I realized that this is their sales talk.
I also realised they want people who have big corpus of cash with them and are willing to pay cash not so much interested in those with bank loan...so they can coerce more money than the level of construction done.
Indian corporates want to show big plans they can't implement them properly because they get a lot of protection from govt who could also be their direct or indirect partners... Else such blatant corrupt practices cannot happen.

People will still buy flats in sunteck and similar properties and then live a horrendous life by running to courts, lawyers and police.
I wish all the people buying flats in any under construction property would search the internet and UA-cam and see these kinds of harassment videos before purchasing any flats.

Ganesh bhau even I insisted to see the actual flat and I was told that due to safety reasons we are not allowed to visit actual site. They don't allow anyone (except their seller agents) aren't allowed inside the actual premises.

I heard that there is a stay order from high court due to some land dispute in Tivri, Naigaon East. This land spread across Sunteck, adjoining Global Arena etc initially belonged to PULSE, later sold to Unicorn Global Arena and now belongs go Sunteck and others. There is some dispute among the land owners so registration, reconstruction of properties in that region is postponed in Naigaon.

Yes, We have paid Stamp Duty & Registration fees in June 2022 to sunteck's Vendor but still we have not received registration date from Sunteck since registration is stopped by Court. CRM does not know the date when it will start. Our possession is getting delayed.
First of all naigaon is bay area. Collapsing everywhere. HThakir want to earn money from builder line. Naigaon VASAI VIRAR area never ever reach to good development since they are extroting money from builders and businessmen. Every where happens the same but in limit. Vasai Virar is exceptional case. Their local people supporting those thakur party. They don't want outsider to proper development, works, labour, livlyhood people but they go outside to earn money. Faltu public hai waha pe.
He is completely right but majority flats are sold. But this will effect upcoming projects of sunteck.
They will just change Name of company the Owner's and builder's name should be known public
Always check occupation certificate, light meters are installed or not ,check builders reputations by asking questions to his previous buildings projects customers

I agree with you and problems you are facing. The bigger problem is cancellation. imo no bilder helps in this issue . better not to jump into such adventures with proper preparation. i.e only go for buying property when you know you can buy it 101% no if & buts.

Always prefer ready possession properties, thats the best choice to decide by looking at original property instead of sample flat and you will also get opportunity to check and verify all documents at same time.

Sunteck realty walo ka sab se bada issue yeh hai ki wo log apne calls aur mail ka reply milta nahi, Aur CRM mostly change hote rehte hai, Agar koi issue hoga to baar baar new CRM ko explain karna hota hai. SUNTECK 80 to 90% payment 1 Year ke andar le leta hai aur pussition ka kuch pata nahi.

Scope of the problem is bigger, the unholy nexus of Builders-Politicians-Mafia have made "Chutiya" of middle class and expecially NRI buyers. It is not just Mumbai, this is same story Gurgaon to Noida to Kolkatta to Banglore.
My close friend have paid up 80% of the money for last 5 years and building construction is still going on. To recoup his money, he contacted MLA, the MLA frankly told him to get back his 2 crore, it would cost him 75 lakh. This MLA was approached through a close relative living in US, imagine that.
Which ever builder, figure out who are the local politicians, who are the mafia controlling that area, they are are the ones enjoying out thier lives on your hard earned money.

The biggest issue of Suntec Realty people is that they do not answer their calls and mails even after repeated calls. Sunteck CRM is mostly changing, if there will be any issue then new CRM has to be explained again and again. At the time of booking, these people say if there is any problem of money, then you will get some time to fill the money. But nothing like this, there is no time. With only interest, new demand letter and booking cancellation mails come. We have received the booking and flat cancellation mail even after making the 80% payment ourselves. Shocking isn't it?

If people go online then they are threatened by sending legal letters to remove those comments and people are worried to go in a legal matter so it is obvious they will delete all comments and builder gets a clean chit...

Today if anyone goes & buys Flat in Sunteck Westworld they won't be able to do the registration.Since COURT HAS STOPPED THE REGISTRATION. You won't get possession. All your money will get stuck.
Why did court stop the registration, do you know the reason?

For Sunteck Westworld Tower 3 We have paid Stamp Duty & Registration Fees in June 2022 to Sunteck's Vendor & also have shared Loan Sanction Letter with CRM along with registration challan but still we have not received registration date. Multiple times we visited CRM send them so many mails but CRM has no answer. Later came to know from their Sales team only that Court has stopped registration.

One can check MahaRera site for complainys registered against promoter or project before buying flat. Consumer's awareness is required to stop such malpractices that is making real estate business responsible for funding political parties illegally and encouraging corruption.
