nice condos! I really like IT park area. everything you need within walking distance. I got back home from the Philippines on 12/23 of this year and I installed a bidet right away.
When you buy a condo in the Philippines the parking spot is not included and is expensive. They wanted like 20k for 1 parking space when I bought the condo in Cebu. You can buy condos cheaper during the presale there. Condos back here in the states most of the parking is included with the purchase.
This is a very interesting layout along with all of the furnishings. Looking with a "western lens", this seems equivalent to a long-term stay hotel. Definitely less expensive.
Did you ship your motorcycle and car from the US, or did you purchase over there? What brands of motorcycle dealerships are readily available on the islands? I ride a HD Roadglide touring bike here - would that be overkill over there. Seems like a midrange sized bike (mabe 6-800cc Adventure Tourer?) might be more appropriate there.

Also, are people dog crazy there like the states where some have 2, 3, 4 mutts??? Tbis would be the other deal breaker...not a fan of having to put up with barking dogs 24x7.

@MicFen I did release a video about a nice hotel. Take a look. $29/night. It offers free breakfast and lunch. That saves you half the price. Then you have time to look around.
The two bedroom unit is overpriced. It should be around 35K… also, the layout is horrible. I don’t know who these designers are, but they don’t what they’re doin…. Philippines is the only country I see where they do this horrific layout… For all of you who think crazy.. don’t overpay 45,000 is way overpaying for the area.. also those AC units will end up costing about 40% of your rent cost.. do not be afraid to ask for less in the Philippines
@ that’s because there are idiots paying that price…. The Philippines is going through a massive real estate crisis. They have a backlog of over 34 months of units that haven’t been sold… the country doesn’t have an MLS so the developers just make up prices.. most people don’t understand.. 99% of units you’re paying 40 to 60% over fair market price.. the units you showed the studio was the only one that was close to fair market price.. the rest were 20 to 40% higher especially the two bedroom
@ no I completely agree you’re doing a great job I just want to protect Expats.. because too many guys come over there and pay sticker price and they don’t understand you can negotiate 20-30% off the top easily you don’t need to pay first and last month either.. Most of the time that deposit is going to be wiped away no matter how perfect you leave the condo.. so no point in paying a down payment for something you’ll never get in return… I tell guys no postdated checks offer 30% off the top immediately.. there are so many options you don’t need them they need you..

I have heard that some of the condos still have Covid protocols in place where you need to be vaccinated in order to stay in the building. I saw this about Avida Towers on the Airbnb website and also heard another expat vlogger mention it. Is this true? If yes, do we have to have a vaccination card from the Philippines or will they accept the US documentation? I don't want to book an Airbnb, fly all the way over there, and then can't get in when I show up. Thanks again.

Are all of those condos just for rent? I may have a large sum of money from the sale of a couple rental properties and if I can eliminate my rent price cost and it’s all extra cash from the sale of some real estate. Would you recommend to buy one of those condosand what would be a price?
Just a suggestion do the dollar conversion immediately. It becomes a task to remember totals to do usd conversions later. Your videos are homework. Sorry for honesty but I tuned you out 3 minutes in.
Wow what is really surprising, there is not a lot of storage room in any of these condos. That is one of the downsides of condo living. Especially for married couples.

I just spent 60 days and explored the entire City of Cebu. Never again. Surrounded by squatters, worst traffic than Chicago. Not in my top 50 places to live here.

I'm a golfer (10.5) - and Cebu Golf Club is the main course in Cebu. It's private - but you can join. I brought my clubs expecting to play a lot - but the pricing was out of reach for my budget. The price to golf here is about the same (or more) than in the US. To join the club is around $5,000 USD - and then the monthly is around $200 USD. The good news is the club is really nice - the bad news is - it's so freaking hot to play golf - you'll question your love of the game.

Cash is king here, no one cares if you’re on a tourist visa. Business park is quieter than IT park
If you are going to show condos always ask what the square meters is. Square meters is everything in SEA.
Most studios are in the 20's and most one bedrooms are in the 50's.
