- This video is about five new developments happening in Detroit that are creating positive buzz. The host, Ed Butler, is a realtor and UA-cam content creator who focuses on living, working, eating, sleeping, and playing in Detroit. He starts off by discussing the Michigan Central train station, which is getting a $950 million renovation to create innovation labs, office space, restaurants, and more. The next development is the Detroit Exchange building, which will be the first new residential building in Greektown in 60 years. The third development is the Ralph Wilson part of the Detroit Riverfront's master plan, a 5.5 mile stretch along the Detroit River that is being revitalized. @@thebabbler8867 debatable. Population lose, and industry loses has caused the southern cities (Houston, Phoenix, Dallas, Miami) to all take lead. Also what they used to be, is only half as good as what they could become.
@@cowser67 yes the south is growing faster of course but in recent years Indy, Columbus, Grand Rapids, Detroit, Cleveland Pittsburg etc have all been having a resurgence/growth. It’s an exciting refresh.
@@cowser67 The problem with the Sun Belt is that each and every city in it, with the exception of Miami (and just city of Miami, not the metro) was built so low density and so car dependent that they'll crash into the same high infrastructure costs that led to Detroit's bankruptcy. Detroit even today with its population loss is still more dense than Jacksonville, Dallas, Charlotte, Atlanta, and Houston. And Detroit isn't in a hurricane corridor like every one of these Sun Belt cities.
I was born in Detroit and have seen the city go through bankruptcy and numerous other things that are what people think is still going on but to see the city rising before my eyes are watching my hometown grow back and turning it into a hub of what it was is amazing btw I still live in Michigan in the Detroit area pretty close to the city limits and growing up and watching it transform makes it amazing to see how much it has come and still coming
100% it’s definitely unfolding right before our eyes!
I visit a lot with friends now from Kalamazoo. The downtown is thriving, safe, innovative and fun. Worth our trip. Better than Chicago now.

Detroit is making a comeback in a big way and they will be having more buildings, houses,condos and restaurants the america city was almost a ghost town but now it's being reborn again better than before.

Oh I’d really like to see an in depth look at what’s going on in Brush Park and the variety of living choices that are available there and also how the market is doing as far as attracting people to that particular area .
Yea I probably will put one together, but not much is needed to attract people there, it comes to a factor of affordability at this point. As anything there comes with a hefty price tag!

Maybe one day for sure! Atlanta is still growing into the size that Detroit once was, so the infrastructure is definitely already here.
There’s still a ton of work the city needs outside of the downtown and midtown hub, but it’s on its way there.

The last 2 projects 😒 I’ll believe them when I see them ... the Ilitchs track record for actualIy geting projects started let alone DONE has been hit or miss mostly MISS and as for the Herman Kiefer project ... I don’t know anything about him other than another developer with big plans , but little to show as of yet and as you stated this has been on the drawing board for an extremely long time ... I wish you had some reliable source that could give some concrete news on ( my most favored project the Monroe Block ) I would have preferred that be built b4 the Hudson site especially since it was downsides from its original scale. One more point there was no timeline given for the WILSON park project I know ( from what I had seen ) that the money IS THERE for this ABSOLUTELY marveling project.. but haven’t seen any evidence of work being started
I agree on all points, I’m still hopeful. The pandemic definitely put a damper on some of these projects, but hopefully they get some real legs behind them soon.

You never mention that the central train station is the largest in the world. To add, you didn't mention the project taking place now on Bells Island nor did you mention the new bridge currently being built. When done, it will be the largest suspension bridge in the USA. Still a great video though
Well it was the tallest when constructed not the largest but definitely a cool tid bit. I’m making these into a mini series, theirs so many developments happening I didn’t want to jam them into one video, so more coming soon!

Unlike NewYork, Chicago,Los Angela’s and Atlanta Detroit has plenty of land to play with. I wish that the neighborhoods stay intact with a mixture of Techies, Artists, and labor living in each neighborhoods in harmony

@@EdButlerDetroitas long as everyone obey the ordinances it could work. One person who started to get the ball rolling for Detroit before Gilbert did was Soho and South Park developer Tony Goldman. He advise Detroit not to razed another building but develop one building at a time, one block at a time, one neighborhood at a time. Unfortunately he passed away from a massive heart attack. Just imagine the direction Detroit especially downtown Detroit would had went had he was able to take the wheel
I feel Detroit has the potential of being a much better city than the ones I had mentioned. I think that Detroit should keep it simple and not try to be a metropolis. However, Detroit shouldn't rely on the big 3 either for revenue but focus on technology, agriculture and also labor empowering rhe hidden untapped talent that are untapped in the inner city youths

I am surprised that you didn’t mention the Joe Louis Greenway. IMO that’s the granddaddy off all of the developments and not District Detroit.

@@EdButlerDetroit According to the rumors, freight trains were using the tracks when Ford bought the station. So fingers crossed for a passenger trains.
They need to double down on addressing and prosecuting crime or it will never prosper.

There have been no reports by anyone on Detroit projects about the old Fisher Body plant being made into a swanky apartment building.

I grew up in Detroit and attended Detroit Public schools. I've seen Detroit go from a dynamic "Melting Pot" city in America to a major Sh*thole. I am very satisfied when I see positive changes in Detroit...esp. the $$$ investment and new building. But I feel very firmly that neighborhoods and schools are just as important as a vibrant Downtown.
The residents of Detroit have run those neighborhoods/schools into the ground. No use blaming others for it. Detroit has to totally transform the neighborhoods....both housing and schools....before it will really be a great city again. That's where the REAL challenge is.
Downtown Detroit is really no more than "bells and whistles".
Change can start from the Downtown out, that’s the welcome mat for Detroit so it must be built out first, and then into the neighborhoods from there. Also there are a ton of vibrant growing neighborhoods in the city. Just sounds like you may not be aware.

Which destinations by train will be the most desirable?
Detroits a little more of a car city, its tough to get everywhere by train, but the People mover will take you thru a few of the stops you'd want to check out in the Downtown area.
They need to develop the jail site and dead zone by motor city casino into entertainment distrcts and build a large 800 room conventional hotels next to ren cen lot and another on tcf center

Detroit was never made for a subway system. Transportation was very good for its time with the auto industry. I don't believe people here want or desire that mode of transportation here.
District Detroit doesn't have anything to do with Dan Gilbert. That's Illitch and Stephen Ross.

It just sounds like you haven’t been to the city in a long time. Definitely invite you to check it out sometime. Downtown is starting to rival any other major city in the country.
@@EdButlerDetroit You know exactly what I mean. How about robbed randomly...carjacked randomly. I grew up there and experienced it all and do not see a lot of improvement gangster wise. Hell, when I lived in Indian Village an elderly couple answered their door and were stabbed to death. As recently as two weeks ago in the center of town a drive by shooting at the Book Cadillac.
@@billbuschgen520 crimes are happening in every city. New York, Atlanta, L.A etc... the drive by were people from out of town
I could tell you about similar stories that have happened in Atlanta’s Buck Head section of town that is having the same issues you spoken about in Detroit and not just there most major cities crimes are on the increase or have you not heard ? Houston , New York’s subways , San Francisco where many high end stores are considering closing there doors because of the crime epidemic... But I can imagine why you target Detroit other than you claiming to have been a resident
