@@mybrotherdonnie it'll be ok. I have to redo my bathrooms fully eventually but I just spent about 9 months completely renovating everything but the bathrooms. I took the house down to the studs and joists. Everything new from the outside brick on in.. wires and plumbing included... it was rough on my own I'll tell ya. Maybe sometime I'll email you some pics. But anyways, I'm glad ya'll talked about the price, I was gonna ask what you thought it would be. Seems the pricing even on single wides are even high at the moment. You really gotta hunt and search for the deals. I noticed the tag said Jan 2024... is that a repo unit, or brand new you think? Sorry such a long comment.. one more question...lol Would that even be something ya'll would consider for a rental / income property? Seems like a bigger investment than normal.
@@Jr.Ronnie I would probably not buy brand new one the problem with going out my feelings and buying a brand new one and spending this kind of money on one is that somebody can come in there and cost you $100,000 worth of damage I’d much rather buy a used one and then fix it, and it wouldn’t seem to hurt me as bad and I’m not gonna take a loan out for a new one the insurance on the new ones a lot more the property taxes are a lot more and that all comes right out of the profit that you would make off of renting it so in my world it is better to get an older one less taxes less insurance less off of my profit margin
That place is sweet! I'd say it's a better deal than buying a Modular Home, plus I don't think you'd ever see a 70' Modular. Anyway..whatever Donnie say's goes, if Donnie gives it a green light, then I'm all in!👍
That place had a lot of room. Seems it would make sense to get something like this over an old single wide. Cost is a little more up front but over time the extra investment would keep paying. Can't wait to see you equipping the new property.

This model is called the 5K. It’s a Live Oak Home brand. Huge model home for the money. 💵 I did a video tour about 2️⃣ years ago of a new lot model just like this one at the Wayne Frier McClenney Florida location. Only difference is the outside was a yellower tan. and the interior was a brown beige.. and yes, you can get overhead air vent registers as of option for this model. The one that I toured had the air vents in the ceilings. Thanks for the tour.😊👍

A MAJORITY OF PARTS CANNOT BE PURCHASED AT A LOWES, ODD SIZING. BOX HEAD SCREWS ARE USED INSTEAD OF PHILLIPS. AN AIR CONDITIONER ON TOP OF A HEATER IS A POOR DESIGN. THERE ARE WARM AND COLD CLIMATE SPECS. FINIS PAX
