I have a brand-new 2019 double-wide, 2000 square feet with full tape and texture in all the rooms, even the closets, and a hand-laid tile shower in the master. I only paid $110k for it.
The only problem with that today, it would cost at least twice that to build the same layout home, if not more, what with the price of lumber and materials today. Then add in all the labor and time to build it. For a lower income family,this is a good deal

When I was a little girl we would go to Kmart on Saturdays and then visit the four mobile home sellers in my town ,I loved looking at the trailers .That is what we called them in the mid 80’s,they have come a long way…..especially those prices.

It's a 1990 Silvercrest and is 1800 sq.ft. i own it outright and only pay 445.00 a month. Water, sewer and garbage included. I'm living the good life in California! I did my homework and bought smart.

Everyone is in sticker shock but go price a new stick built home. If 114,000 is msrp then offer 20 % less. Looks like a 100,000 dollar home to me. Put it on land personally owned on a permanent foundation then convert to real estate from real property. That will help with the interest rate also help when selling later.
I would imagine they have cameras around the property just to make sure nothing is happening. This one is definitely nice. It's very similar to the one my wife grew up in, but there was drywald.
What ever you decide, check the loan between 15 years & 30 years ! Few years back mine was 40 bucks difference a month that's it ! Big savings in 15 years ! ✌

My stick built house was built in 1950. It has a basement and walkup attic. It has also survived multiple Midwest tornadoes with minimal to no damage every time.

@@prissilou they call that floating sheet rock or drywall. They even do drywall with the strips. It looks like board and batten until you touch it. A retailer told me it saves the buyer money because it cuts the mudding and sanding process.

I'd like to see some price comparisons of how much rent you'd have to charge if you bought one of these new ones, and how much it doesn't pencil out, and how much your total investment on an old one and how much rent you get from those. It's nice to see the new home, but I'm fascinated with what you do with the old ones.
I like this comment. I often think about this same thing while watching these videos. Alot goes into it though.. land value, location, local taxes, utilities..etc etc.. but yes I wish we could see more breakdown... but it's like pocket watching i wouldn't expect them to go into to much detail. I do not think so because the way they are designed now they are completely built in a manufacturer, so there’s no inspections once they get on site. If you would leave the drywall off, I believe you would have to have the whole thing inspected.
Yep. All the nicer brands have drywall either standard or as an option. When I am ready to buy, I’m getting one with finished drywall. It’s so much prettier and looks much less like a “trailer”.

Nice kitchen w/ island, cabinets on 3 walls, wall w/ least amt of cabinet has small hallway 2drs. Leading into 2 separate bdrms w/full bathroom in between, their own closets Come back out into kitchen there's a family rm w/ fireplace(waste of money for fp) then there's 1 more bdrm w/ full bath ,a utility room & backdoor. 3 rolls of blocks& concrete for foundation. After all set up, leveled etc. They went inside & drywalled every room, closet & baths & ceilings. 190,000.00 + tac. Land we bought separate. We put thermal windows in bout 5 yrs ago, new roof 2 yes ago. Only bad things are we're not out in the country. To old to move. Still stuck in this state. Anyway, company may be willing to do the walls after its set. We asked they said yes. Easier & cheaper to do that, than to replace & repair after ..
That's about a really good sweet spot price for a rental rehab for sure. Unfortunately land is also a bank breaker these days also after the needed plumbing and city requirements.
I've seen so so so many brand new stick build homes fail inspection in miserable fashion. Everything these days are so cheaply built.. even million dollar homes are usually garbage.

Many come with dry wall. My sister has a single wide and she bought it with dry wall and lvt flooring and thick crown molding throughout. Any imperfections they fix after it is set up

The "new" ones just don't have the character of the older ones. You showed a 1998 home and it was beautiful. This new "industrial" look is cheap. If I want sheet metal and barn doors I would go live in a barn. Normally mobile homes tend to have a better use of space than the "stick-built" houses.
Our area, you could buy a house on a acre. For up to 55,000. Then you'd spend another 50,000 tearing it down. Nothing up to state code, nothing not molded, electric still ball/ knob (?)etc. We found out, later, if you didn't know people you'd spend 2-300,000 building a new home with poor quality stuff &work. Looks good, but... So,we bought mobile home spent less, own more. Definitely have A lot more rooms and size than a affordable house. And b/c of the foundation, it has kept its value.

Hey! Here's a nifty thought: Stop calling homes that don't move a mobile home. Most don't move unless there's a hurricane or tornado. You can't drive them away. It's basically a flimsy home built in an area that mother nature will pound.
These homes do move though, they come with hitches and wheels on them, they are pulled with big trucks. lol. And you can theoretically move them as many times as you want to, while expensive it can be done. So. No one here is calling homes that don’t move mobile, they’re calling mobile homes mobile (it’s in the name). We grew up calling them trailers, trailers move.
Also I live in Florida. There are some oooooollllld trailers still standing in parks being lived in (I’m talking 70s or older, older than I ever saw in Virginia growing up) Granted they’re not the safest in bad weather, but they can and do survive. And if they do lose it, trailers are still a lot cheaper to replace than a regular house, also probably quicker too, since they can just go pick one out and have it delivered all ready built.

I have a 1977 single wide mobile home that was made with the regular sized 2x4 for its interior and exterior walls…
The newer ones the exterior walls are two by fours all the interior walls or one by threes. If you get the door jams it’s two by threes.
I've actually seen some high end, higher priced mobile homes where they turn the 'drywall' horizontally and join it with a "chair rail", ha ha.
