    Nice information, what about covid extensions will that be counted on top of agreement date ?

      Important Note: These extensions were initially given for the validity of project registration, not directly for possession dates. This means it’s up to MahaRERA to determine whether compensation is due for this period or not.
      However, considering the challenges posed by the COVID-19 situation, buyers can interpret these extensions as follows;
      1. If you purchased your property before the first extension in 2020 and the possession date was due after the second extension, your agreement's possession date can extend by 1 year.
      2. If your purchase was made after September 2020, the possession date in your agreement can get an additional 6 months.
      3. However, if you bought the property after October 2021, there will be no extension to the possession date in your agreement.

      Aajkal har new project mein visitor parking hoti hai.. uska cost maintenance mein added rahta hai.. no need to buy extra parking.. as of my knowledge

    Mai toh VTP BlueWaters, Mahalunge mai flat lekar bahut pachta raha hon 😢
    April 2019 mai book kiya tha, flat sell karte samay , June 2021 mai possession dene ke baat ke the, sales person ne assurance diya tha , hum kaam fata fat karte hain, apka flat 2 saal mai ban kar ready ho jayega.
    Phir Covid roh kise ne predict nahe kiya tha.
    Jab mai Agreement ke liy gaya, wahan builder ne Agreement mai date Dec 2022 dal diya, jab humne pucha yeh date toh 1.5 years apke commitment date se aage hai, toh unhone bataya ke yeh Rera date hai, isse hame Agreement date ke tarah dalna padta hai.
    Aab Agreement date ko be jake 13 months ho gaye hai.
    Ghuma rahe hain gol gol gol.
    Sabr ka band tut gaya hai aab.
    Aab toh sab ko milkar action lena he padega, itna gatiya builder hoga yeh soocha be nahe tha😢

    Thanks Saudaghar for one more informative video. One question related with newly merged villages in Pune. PMC is offering 40% concession in property tax, but there is lot of confusion about this. Can you please help citizens on this topic? What is PT3 form? Is this concession applicable to all who will submit PT3 or to only a few "lucky" citizens?

      Self owned property owners can fill pt3 form and 23merged villages area covered in this 40% tax waiver. I guess baaki tou saudaghar team jyada better tarike se bata sakti hai...

    Would like to ask question in relation to case discussed. builder said that OC is not given by govt, so why didnt they ask govt for actual reason of not giving OC ?
    Also is builder not responsible to get that OC done from the govt authority?

      If you read the order, you will find out changes in the plan layout led to a delay in receiving the necessary No Objection Certificate (NOC) from authorities, which in turn caused a delay in obtaining the Occupancy Certificate (OC).
      Getting OC timely is builder’s responsibility. If there's a failure to obtain the OC as scheduled, buyers have the right to request compensation for these delays.

    VTP claim themselves so big developers but now they extended Bellissimo possession date by 9 months and extended date is available on RERA too now 😢

      The possession date mentioned in the agreement is final. Any extensions granted by RERA do not alter this date.

      Vtp is the best to sale maximum inventory.. but 100% failure to delivered projects.. you can check its history.. totally fraud.

    Thank you for covering this important topic sir. Would like to know what if builder has mentioned the possession date as March 2024 in Agreement and after that he has written as “The Allottee/s herein has agreed to purchase the said Unit with knowledge of the above facts and the consent of the Allottee/s shall be deemed to have been to be given for the further extension of three months sought for by the Promoter” .
    Should we ask for compensation from April 2024 or we have to wait for more 3 months.

      Saudaghar ki video dekhkar tou lagta hai compensation ke liye apply kar sakte hain... vaise builder apni safety ke liye grace period bhi mention karta hai.. but as per saudaghar grace period fool banane ka tarika hai

    Sir.. big thumbs up for this video. One question, due to COVID, all builders have got 6 months of extension. As per agreement, possession date is 30-Jun-2024 [agreement was done in Dec2020]. Still the possesion is not done. It is expected to be done in Nov/Dec24. Can we claim for compensation now?

    A question: My Agreement date was Dec 2023. But builder is saying due to covid builders have got 1 year extension. Even on RERA the date has been now changed to Dec 2024. In such case can we ask for compensation?

    Is Maha Rera Rules applicable for residential plot project ? I have one Maha Rera approved residential Bungalow PLOT in Mumbai. The Possession date given by December 2020 but due to COVID the date extended to December 2022 but still I don't get full development aminities and possession. Can I complaint it to Maha Rera ?

    Sir I have got one problem we have a gated community with collector NA,rera approval.The builder has built club house etc. But he is not handing over club house and other amenities.We have got society get regd ourselves all plot holders joining together.In his broucher he has promised club house,him,swimming pool etc.Now what is the solution

    At time of purchased flats, developer given orally commitment date, and developer have delay as per there commitment, whats action should we take, but this is overally commitment and we have evidence only call recording between builder and developer

      @@SaudaGhar hi sir. The COVID extensions were automatically applied to all the projects or did the builder had to request for individual extension? My flat possession is delayed by 8 months and agreement had a clause of 6 months grace period and one COVID extension after I signed the agreement. So builder is saying they can delay by 1 year from agreement date. As per your video, am I eligible for 8-9 months compensation or 2-3 months delay (considering the COVID extension only)?

      nothing gets cleared in short stint, it takes times. make your decision wisely. There are multiple projects where you will see litigation and they struggle with it later@@shyamusharma3485

      @@SaudaGhar But sir, in Second covid extension, there was not mentioned about interest moratorium period and furthermore, it was also mentioned that the rights of the allottees shall not be affacted. In view of this, can we claim interest u/s18 from second covid extenstion?
