The High Court has ordered Pune and Pimpri-Chinchwad Municipal Corporations, along with the Ministry of Defense, to survey illegal constructions near the ammunition factory in Khadki. The Maharashtra Real Estate Regulatory Authority (MahaRERA) has intervened in a case involving Godrej Greenview Housing Private Limited, a subsidiary of Godrej Properties, directing them to refund a homebuyer who cancelled a booking for an apartment in the Godrej Emerald project in Thane, near Mumbai. The homebuyer initially booked a flat worth Rs 92.17 lakh in June 2019 but cancelled due to difficulties in securing a promised loan for stamp duty and registration. Despite Godrej Properties forfeiting the entire earnest amount of Rs 5 lakh, MahaRERA ruled in favour of the homebuyer, directing the developer to deduct only 2% of the total consideration value and refund the remaining amount.
Homebuyer complaint highlighted his inability to secure the promised loan amount in full, leading to his decision to cancel the booking. Despite an amnesty scheme offered by the developer in 2021 to address delayed interest, Dabhade opted for cancellation, resulting in the forfeiture by Godrej Properties. MahaRERA's ruling, issued on March 11, 2024, deemed the developer's forfeiture of the entire amount as illegal, citing provisions under the Real Estate (Regulation and Development) Act, 2016 (RERA). The authority clarified that while the booking application form permitted forfeiture of up to 5%, the action taken by Godrej Properties exceeded the legal limit, prompting the directive for a partial refund to the homebuyer.

Bhai resale me le lo ya wakad, pimple nilakh, pimple saudagar, tathawade, bavdhan me dekh lo. Pimple Saudagar is much better as compared to Baner-Balewadi because of greenery, less crowded, have public parks and lot of shops for daily needs. Balewadi high street pe rahoge to kabhi sukun ki neend nahi ayegi.

what if I cancel before Agreement? Builder added a clause to deduct 10% from booking amount.
I booked 1bhk flat in 21. Post 2 disbursement from bank I paid 1 year EMI to bank. Due to business loss I not paid emi from 1.5 yrs now builder forcing me to cancel flat otherwise case may be registered in RERA. I want cancel flat. Please guid me. Can I go FOR CANCELLATION with builders mutually or through RERA.

What if builder not doing agreement since 7 months and after cancellation it is deducting money …? It is in rule
RERA complaint dal do bhai. Paisa pura wapas mil jayega agar builder ke side se problem hai to. Agar tumne khudne agreement delay kia hai to tumhare upar penalty baithega. Itna late agreement kahi nahi hota

I am victim of EOI . Instead of taking post dated cheque they ask to transfer token money online. now I don't want to go for booking still builder is not returning money saying it is not refundable. And the biggest Irony is that still that property has not received MAHA ReRA registration so far. kindly guide. Thanks for such a helpful video. Builders are from wagholi side only.

File a complaint in RERA bhai. First of all you should not give EOI before RERA approvals. People do such silly mistakes even after knowing how builders are.
Sir mein apna experince batata hu meine flat liya 2018 mein jiska jv hai in hadapsar at affordable price of that time not knowing land owner is jv with builder, ab issue ye hai ki monopoly hai mere society mein kyuki land owner ke flats bhi hai means family members ke nasm aur paani ka tanker bhi usika jab tak pipeline nahi aa jata aur builder ne flats low quality ka material use kiya hai to be noted meine ye flat underconstruction liya tha and regularly checks nahi kiya tha

Atleast flat to mil Gaya apko. Pune mein bohot se log hai jinhone 5-7 years paise invest kiye hai but unko ab tak possession nhi mela hai
