    Pune me bane sare townships ka bura haal hai. Bss buildings khade kar diye but connectivity nahi hai except Magarpatta. Classic example of failed township model is Pride World City. Connectivity is so poor that it takes eternity to reach township through narrow roads. When builder planned for 400 acre’s development, it should have provided at least multiple entry and exit points. Same goes for Life Republic. However, Life Republic has got new entry point from Punawale side so situation is little better. Townships like Naded city also failed because of connectivity issues and now unable to sell their IT parks. Their is no proper private-government partnership in Pune because of which investments are taking a hit now. No city can grow without proper road infrastructure. I hope Pune will not hit saturation point. A city with great potential loosing momentum due to bad planning by local authorities and state government.

      i agree but nothing happens overnight, i have seen Magarpatta in 2010 when the only approach road is from Hadapsar and there was no Kharadi Bypass. Once there is development, we have to the pay the premium for the same and gets satisfied with the limited properties.

    I have lived in integrated township for 10 years . And it is the best experience than a standalone building or gated community. You grow well with a better mindset with the community there .

    Sir Nice discussion. I think there is no guarantee of 100 percent compliance from any builder either local or branded. Township or multistory cluster complex needs perfect planning and money to back up the project.

    Never think about reselling flat in Pune. If you are buying it, buy it for owning it. Rental yields get down every year. When you buy, you buy from a billionaire builder who will sell at an expensive price, when you are going to rent, you have to deal with poor people. So never think about high rental yields.

    Cons -If you purchase in township, developers charge you all infrastructure charges( it's like giving maintenance of the whole colony) in your account also cement, dust of under construction buildings go up to 20 years after your possession of flat

    Can you make video on what is the current status and solution to road connectivity to Charholi PWC from Vimannagar, water supply as the developer says they are coming with a new 50lacs litre water tank next to sales office dedicated to PWC especially. Also how is the power supply? will it get better in next 3 years, as currently there is frequent long power cuts

    If any individual have time frame of 5 years then go for Township without any thought because price paid at beginning is worth enough to reap benefits like planned development, centralized amenities, security, community and somewhere it gives that brand value among your peers and relatives.

    The problem with the whole real estate thing in overall India is none of them are properly looked by any govt, no reforms strictly made to regulate the builders. Honestly buying home shouldn't be a gamble, a buyer is literally made to think a lot as if he is buying a stock. Go to township or a local builder problems are everywhere and then there are paid comments on social media these days be it negative or positive. Literally I have seen a copy pasted comment and reply on every comment about one project saying negative things.

    Sir future ka wait toh kar sakte hai, par itna budget nhi hai ki Magarpatta aur Amanora jaise developed township mein flat le sake 2bhk 90L ka. Btw maine Hirandani Estate, Thane mein rent pe flat liya hai aur township mein rehne ka alag experience hai aur sath mein h township ka rate normal projects se thoda zayada h hai rental wise bhi.

    I ha e bought a flat in shapoorjee paloonjee 's township named Sukhobrishti they delayed the flat delivery by approx 3 years and still all amenities are not yet completed. The society was supposed to had two connecting roads but till now it has only one road connection.. builder is blaming govt and SBI and govt blaming shapoorjee.

      Pune me bhi Shapoorji ka quality average hai. Premium charge karte hai quality average. Usse accha to local developer quality de rhe hai.

    Completely disagree with you sir. Earlier I was living in Wakad in one of the renowned builders (vilas javedkar) Prudentia tower. For maintenance there was no one. For issue in washroom flush, they will tell to ask you contact plumber by own, for electric issue also same. Parking was open and limited, playing area also limited. Since the society was on Datta Mandir Road, we were getting comfort of nearby market but for elders there were no place for safe walking. Township is not only about getting good roads or IT Park. It's also about offering some basic minimum amenity where you can have enough space for healthy lifestyle. Atleast your children should have some proper play area, elder parents gets safe place to walk. Be it a township or small individual project, these two things are highly required.

      @@kashish42915 construction quality was good but maintenance was not good. Electric switches were terrible and of low quality. Inverter was provided by the builder, but inverter line was connected with each electric switch. So if you want to use electric iron, then you will fear that inverter will trip in case of electric shortage. Only geyser and microwave switches were not connect to inverter.
      For a very long time society management was not allowing known good internet provider such as airtel, tataplay to provide the service. Local ISP were taking advantage of this.
      For basic issues such as washroom flush not working, you have to manage by your own. There won't be any immediate help available. You will contact the plumber by own. The problem is that any outside plumber will not know the end-end system of apartment.
      As a youngster we can manage, but this can be tough for our family members (parents and wife) who are dependent on us.

    Sir there are many drawbacks of buying property in township. Developer and the authority who manages that township impose various rules of there own on the owner cable, internet provider will be the one which that authority approves you cannot get any other connection. They even tell you who will wash your car and who will provide groceries to your home and you do not get that freedom to choose. Also for the investors appreciation wise it's very different to get the exit with profit because in such large township developer keep on building one building after another and due to which supply from developers end never stops also developer has there entire sales team to sell newly constructed flats or under construction flats so usually buyer prefer to buy new flat in such township rather than resale flat. In dombivli palava city many people have bought flats 3-4 yrs back for 55-60L and today they are selling those flat with loss for 50L but still those flats are not getting sold.

      Avoid buying in PMRDA. It is most useless among three and created just for namesake. It is not getting required fund from State government so all the developments will be stalled.

      Water supply major issue ( reply on tankers), Garbage Collection, constant Powercut in Hinjewadi and Maan, No Proper Roads and traffic management. Just the experience is completed different living in Corporation and Grampanchayat area.

      I can see there will be very little growth(infrastructure wise like school, hospital, mall, roads, streetlight etc) even after 10 yrs

And after 10-15 years it will very difficult for you to sold your property as it will be older and you will be selling it at very very high price.

    Amazing episode as always. In Pune, 2 ring roads are being developed, PMRDA Inner ring road and MSRDC Outer ring road. Is it better to buy a flat in an area between these two ring roads e.g. Rohan Abhilasha etc. or is it better to buy in an area inside the inner ring road e.g. Kohinoor Kaleido, VJ Enchante?

      Don't buy thinking of ring road it will take minimum 10 years to complete. From last 3-4 years I am following ring road construction till now only construction only on paper.. not a single piece of sand has been moved ..

      Outer ring is mostly busy with heavy vehicular traffic, inner ring will be mosly high speed traffic to any part of Pune

    Sir, doing good work. My query is on VTP Leonara F block whose delivery was in December2022 but still not delivered. What is the reason we don't know. When we ask them they say that it will be delivered within 15 days.sir please find the actual reason behind it.

    Purchasing new 1bhk flat, they providing open 4 wheeler parking. They are not including Parking in the agreement and told they will provide parking allotment letter on letter head with parking map. Is it valid and legal?

      It valid and legal since builder is not selling parking space to you.. it is just under amenities builder giving you some space for parking your vehicle.. but you can demand proper dimensions of parking space and parking slot number on agreement and index2, builder is not entitled to give it but good builder usually provide that.. my brother didn't had it but I got it during agreement...

    Hello please take my query in next video : I have purchased resale flat from 2nd owner and I am 3rd owner of the flat but the name on share certificate is still of the first owner. I went to the committee to update my name on the share certificate but they are asking me copy of my sale deed agreement. Is it fine to give them agreement copy of sale deed ? Also, is it necessary to add the name of second owner and time period of second owner on the share certificate and then add my details ?

      A Share Certificate is a legal document that identifies the lawful owner of the shares in a co-operative housing association. It’s a mandatory document proving your ownership of the flat. And for this society will ask for a copy of sale deed to confirm and establish the chain of transfer of ownerships. Take all three sale deed copies right from first buyer, second buyer and yourself to society office and get the share certificate amended. In the back of the share certificate, your name would be added (current owner) after previous 2 owners name. Along with proper stamps and signatures of society chairman and secretary.

      It's too expensive at that price. Also, it's all slum area next to it. Price should be lower, you will get flats at same rates near EON

      Yes you will get ready to move flats near EON. Palladio is in 2 acers only with 4 tower. Each with around 27 floor. Each floor has 4 flats in each tower. So can think how much congested it is. Futher there are no/very very limited amenities 😂. Land parcle is triangular shape (usme Cos hai). Even after launch you are getting 2 bhk today in same (launch) price, you can think how it is. Even I wonder how are you getting 2 bhk there when there is news in market that 2 bhks are completely sold out 😂. Just think and keep searching

    Planning to buy a flat in hinjewadi area for myself. Have visited kasturi apostrophe in phase 3. It is on MIDC lease land with carpet size of 709 sq. Ft & costing around 77.5 lakh semi furnished flat. Could you please help & provide ur view whether it is a good deal. So how is kasturi developers their past project reviews & is it a good deal to go ahead if not what can be done or negotiations till what pricing.

      I recently booked in tathawade millenium atlas , 744 carpet for 54L all inclusive. I lived in Dange Chowk and Laxmi Chowk, and found a major difference between being in PCMC. At Laxmi Chowk, we were always having electricity issues and water problems. So I decided to go for near Wakad and understood why Wakad has higher rates than Hinjewadi. Currently the Millennium group has a new launch in the same location, 809 carpet at 66-67L all inclusive.

      Check with builder. Usually they don't allow that as they have other inventories to sell and you would take away their prospective buyer. Maybe builder himself will buy it from you

      What are you expecting into it?
      By mistake it was sold out successfully during Launch of first phase. Later enchante was biggest failure which is based on same new concept(entry of home through Kitchen). Failure of product(enchante) has encouraged neighbour to sell his product at higher rate 😂

      Kisi project ke baare me janana hai to dusre nearby projects ko visit karna chahiye. Wo dusre project ki sales team bataye gi aspko reviews.😂

    I partially disagree with Saudaghar here. During buying a flat, I dont think anyone would be that naive to believe that the township will be ready in next 3-4 years. Obviously it would take time. And whoever is buying knows the fact and considering that only he/she is buying. Atleast there will be no unorganised development in and around the flat which is rare in Pune, I guess. And in pride World city, things are being developed at a rapid pace. Builder is developing 6-7 projects parallely now. I agree before 2020 pace of development was very slow but which is no longer the case now. The only con of this area is connectivity. If somehow spine road gets built and if it gets access to kharadi then units will be sold at the range of magarpatta

      Pride world city will only sell at the rate of Magarpatta if there is a Magarpatta sized IT park developed inside PWC. Comparing PWC with Magarpatta is pretty baseless. Even Kharadi IT parks are at a 3 km distance from Magarpatta. What does PWC have today? And what's the most that it may have in the future?
