    Still I remember that day when my builder is not ready to attach parking layout in agreement but after discussing with you my problem is sort out and finally builder attached parking layout and mentioned dimension with parking no

    You have nicely pointed out the practicalities to watch out for before commiting to purchase. One foot difference in ceiling height makes few hundred square feet difference considering all walls in a house.
    The Developer always outsmarts the purchaser.

    True, we always confused with Sample flats.. I guess it's for wash your brain... we should take thoughtful decision always... you are absolutely rights my few friends buy home because of other friends & influenced with other one.

      @@SaudaGhar I am working in construction industry but still hardly having 1 to 2% knowledge about the Maharera so it's today's need to have comprehensive video on Maharera to know the people how to be more informative about the projects in which they are planning to buy their Dream Home

    Why there is no flyover on Nagar Road? there is huge traffic issue due to kharadi IT park. Is there any proposed flyover on Nagar road/ Kharadi Bypass/ wagholi?

      There are going to be series of flyovers and underpasses on Nagar road till shikrapur since both innner and outer ring roads are crisscrossing it. But, they’re are no timelines yet. Minimum 5 years from now.

    Same thing happened with us in yash.. en.. while seeing sample flat they told us we have 2 kitchen options L shape and parallel but that time they did not talk about extra charges for changing option. Later we told that we need to change the layout from L to parallel since we wanted to change the kitchen entry and wanted to close that serving window then they charged us under customazistion sake. Not sure this is correct or wrong but Im just sharing my experience here.

      I also booked there but they told me upfront that there will be customisation charges. How much charges will be there that I'm not aware of. I booked in phase 2 - can you please help me know how much they quoted?

    You and your team are doing fantastic job of bringing awareness in the real estate space in Pune.
    Could you please make a dedicated video on upcoming Punawale waste depot and it's impacts on population living around it like Wakad, tathawade, marungi, life republic, Hinjewadi, etc. we know PCMC will pitch advanced tech in handling this depot but we all know how these things are operated in India. There is no strong law or system which will make sure that this depot will run as promised always and we will see same picture as other horrible depots

    I think in such cases many a times it's the fault of salesman and not of d builder. Salesman doesn't take effort to understand minute details of d project and is always in a hurry to sale d flat and achieve his sales target by giving inadequate and incorrect information about d layout.

    Bro, that way no one will be able to buy any flat..cons like the height of the flat, road connectivity, distance of towers, area of amenities, delay in possession always there...

      Niraj Ji, Having a low-height flat isn't a problem, but misrepresenting or exaggerating its height during sales is misleading. Similarly, if the gap between buildings is minimal, it's essential to provide accurate information. What's wrong is misguiding buyers. When the information is honest, buyers won't feel cheated.

    Sir builder Keshnand road par konark.orchid se aage 2 tower 4manzil ka my one technology par banaya possession letter to de Diya hai,lekin abhi tak wahi society maintain kar raha hai,society handover nahi kar raha hai, conveyance deed abhi tak nahi Diya hai, phone karne par phone hi nahi uthata hai.kya Kiya Jana chahiye.
