    I live in Shanghai, China, and landlords here usually ask for 1 month of rent plus 3 months' deposit + agency fees, so this is a breath of fresh air ☺️.

    You are right, tenant take note of the condition of the home you rent at time of move-in.

    Its a standard in Canada for landlord/agent realtor to give you a Walk-Through Check-List Form or Rental Inspection Inventory Form, MAKE SURE landlord/agent gives you the form and you walk around the entire house together BEFORE you move in any item, you checklist note down all scratches, damages, weak points, stains, marks, etc and list them all, so you and landlord/realtor sign it.

    When you are leaving the house, landlord/agent will bring back the check list and any new damage, scratch, stains, will be cost deducted from your security deposit. So to avoid argument, make sure you both do checklist signed before you pack in at all....or your $1,000 security/damage deposit can be lost to the landlord.

    ♨️🌅🌄🌬️☃️❄️⛄ Basement rent comes cheaper than above ground level home units, BUT all basements are colder than upper parts of the building because the basement is closer to the frozen cold earth of Canada or other EU/UK/USA houses.
    ♨️♨️🆚🌅🌄
    So BETTER ask the landlord if you will be able to keep the building heater/furnace on in Spring and Fall Seasons, otherwise as a newcomer Immigrant from Africa, Asia, I assure you basement cold will be a nightmare when the building heater is shut down Autumn/Fall and Spring, a unit plug in stand alone heater will NOT work, don't accept that offer if landlord tells you, only building furnace heater can warm your basement in Canadian bitter cold, and Summer warmth will NOT be enough.....you will thank me later for this advise..... believe!

    ☔🌧️🌦️⛈️ Rent a basement only as last resort or find out history of that particular basement, some basement get heavy flooding in rainy season because they are below ground level....abi you like free private swimming pool at home inside your apartment?

    In addition to everything Marina has said, when the apartment is cheap, please do your due diligence. There is probably a reason why it's cheap. Cockroaches and bedbugs could be the reason. Watch out people.

      Oh hey from the prairies. People under estimate how tough house hunting can be especially when you don't know anyone. Knowing someone saved us as well.

      📺@AGODI TV, the difficulty is due to immigrants lack of credit or rental history, and cosigner is hard to find. Solution is avoid agent realtor managed rentals, pick adverts made by landlord/building owners. Also, choose basements, they are cold and hated, but less demanding rent rules.

Now that i am looking for house to rent as i am graduating next week from graduate school here in Canada. Wished i watched you video on Car purchase before my Catastrophe. I go buy Car for Kijiji without safety. No so car fail safety test three days ago and will require 1600 to fix the fault. i said instead of fixing make i return car, Oyinbo owner say he will only collect car back if he deducts 800 from amount i paid for the car since he is not obligated to collect since we have signed contract already (He has a point).. Na the matter we dey still dey drag since

      Most of the apartments around the university may not be very affordable because of the demand. You can live outside the radius of the university and take the bus to school. The transit system is good here and you can get to the university from almost anywhere.

      Condos/studio are basically apartments. The floor plan for the studio and size may be different but they fall under the apartment category. Family of two will be fine with a one bed or a two bedroom depending on location and budget.

    Waow Saks is quiet affordable to live in. In Ontario, that same 3 bed is from 2k3 to 2k5....at list in Milton where I live. One of my followers sent me exactly same request abt finding an apartment just this afternoon. Amazing.....great video Sis.

    Today June 2020 in Saskatoon City you can still get 2 bedroom apartment for $900 BUT it will be a very old house OR located in the notorious Westside where street gangs exist and some burglary happens too. Westside also has the poorest and least educated people in Saskatoon so you have a type of area boys environment.
    🚹 & 🚺
    If you are just a couple man + wife, you can go for one bedroom $900 in a fine apartment building almost new structure on the Eastside where more decent, richer, better educated people live.
    🏬🏢🏦🏰🏯
    However there are Westside neighborhoods that are as nice as Eastside with richer educated lovely people, around Fairlight-Confederation, Louise-Isabella, Hampton-Blairmore areas.
    🏪🏰⛪
    The trick, if in doubt, is : Look out for estates where new development is widespread, you will find decent people there.

    🏤🏨🏩Other places to find rental housing apart from Kijiji is as Marina said, Facebook Marketplace. Another is Craigslist BUT be very careful to avoid housing scam on Craigslist.

      I intentionally omitted that because of the horror stories i have heard. I don't know anyone who has had a good experience using craigslist. Thanks for sharing.

      Reason I had to warn people here that Craigslist is a big scam risk of 419 adverts, but a few people have been very lucky on Craigslist finding very good house to rent and very good corporate​ jobs also, BUT many Craigslist users have a bad bitter painful experience.....and a few lucky ones hit nice jackpot.
      ™️®️©️ Kijiji is still the best for rental housing in Canada.

      The work permit is what allows you work. Without it, you are not legally able to work. Some people are able to work using their implied status while waiting for a full decision, but the employer will determine if they will accept that.

      Depends. Air bnbs can be expensive in the long term when you calculate the daily fees you pay and sum it up. How long you can stay depends on the host and how long they prefer people to stay. You can find apartments in the places that I listed.

      Yes , basements can be colder than regular apartments but i know a lot of families who have started from there even with children. Townhouses can range from between 1300 - 1800 depending on the size and the location. I will include the exact range when I film the tour. Be sure to look out for that.

    I have a few questions Marina:
    1. I notice houses on kijiji will say 2bedroom,1toilet. Does this mean the master bedroom will always have its own toilet?
    2. Is yours also a town house? I notice it has a basement
    3. Lastly, for the town houses, how do you handle the snow clearing(I'm a single mom)

      -2 bed 1 bath means that the two rooms have to share one bathroom and it is usually separate from the two rooms so nothing is ensuite.
      -My house is semi detached, does not really fully qualify as a town house but it is close. and yes, i have a basement.
      -If the town house is controlled by a condo board, you pay condo fees every month to have snow cleared and the lawn mowed. If there is no board, then you have to do it yourself. There are usually high school kids who do it for a fee though.

    What are the workdays canaad? Mon to Friday only? Again is overtime popular there? Is it extra hours on the weekdays or basically weekends?

      Work is everyday depending on where you work. Overtime and extra hours depend on where you work and what the extra time policies are.

      Not all the time. The furniture is used to advertise and they will indicate if it will come furnished or not.

      Not all have basements. Some do and some do not.

      Apartment do not have basements. Town houses and stand alone houses do. An apartment is like a flat in a block, there is typically a unit above and below depending on your floor so they cant build another dwelling unit under it.

      I can make a dedicated video for that but i have talked about it a number of times. We had a friend in SK and it was important for us to settle where we already had someone. That's the major reason why.

    Hi Marina. We r a family of 4( 2kids, a 5year old boy and 7year old girl) oving to Saskatoon soon.I'd like to know if a 2 bedroom apartment will suite us for a start. Cos I heard that my kids will av to av separate rooms. How true is this pls?

      That will totally depend on you. if you want your kids to have separate bedrooms right away, then a 3 bed will work. We area family of 4 with kids in that age range and we got a 2 bedroom.

    Great video! On kijiji I see hydro, water, heat ticked as available in the apartment. What's the difference between hydro and water. Is heat same as electrical power like we have NEPA in Nigeria?

      Some places refer to power as hydro. So when you see hydro and water checked, it means the cost of water and power is included in the rent.
      Heat is slightly different but it uses power. In the winter, houses need the heat to stay warm, but it is the electricity that powers the heat. Does this make sense?

      🇨🇦 In Canada some cities/provinces call electric power HYDRO borrowed from the word Hydro-Electricity like our 🇳🇬 Kainji Dam in Nigeria supplies hydro-electric power to homes. So hydro means power, while tap water is called water. Heat as Marina explained is for warming our homes in cold season Canada, sometimes in Canada that heat is also called Energy, while electricity is called power or electricity.

      It protects the tenant and the landlord in case of a mishap like theft, fire or flood. Landlords insist on it because it shifts the liability from them if anything happens.

      This will depend on the renter. Some people may allow but typically family of 5 goes for a 3 bedroom. Saskatoon is not that huge, no matter where you live, you will get around in 10- 15 mins. Please check out the video i made on neighbourhoods in Saskatoon for some more context.

      Yes, you can. My family of 4 survived on less than that when I just moved. You will need to plan and live within your means and you will be fine.
