Way too much for whom? Pick another city that has a median income over 100K and let's see what those prices are. I think you'll be quite surprised. 2,000sf is a move up home, it's not meant for a first time home buyer.

haha that was my first thought. those houses are going to be falling apart, paying triple on electric bills because they have no insulation, constant water damage (even in the desert)

Thank you sooooooooooo much for your comment here. I totally agree with this, I tell our buyers this all the time, but people love these NextGens.

If you're from a small town and are used to only having housing, neighborhood parks and having to drive 20+ minutes to everything you'll need, sure. Why not? BUT...it's wayyyy out there and not all that much of a cost savings to make that drive (and interstate 10 can be a nightmare). There are no stores, gas stations, no medical, no emergency vets, no dining, nothing other than housing. No community pool, mediocre schools, no trails/mountains nearby. I always tell people to think about their exit when they are buying...many of the sellers today bought out there because it was a new home. Now it's just a home that's 5+ years old with cheaply done backyard landscaping, there's nothing spectacular about it. For the same price, you could find a home in Estrella Mountain Ranch that has so much more to offer. Or go to a new community, where builders are offering incentives that make it worth your while to buy new (knowing then end game). There is a home for every buyer, a buyer for every home. It works for some people, but Tortesso is not appealing to the masses.

Yes we do work with buyers under 300k with no HOAs but we do recommend that you carefully review the crime rate for those areas. I state all the pros and cons. San Tan Valley is perfect for the right buyer as long as they know the negatives. All of our clients that have bought in STV absolutely LOVE it because they knew exactly what to expect. It's about being transparent and not just trying to sell a house.

Oh my, yes it looks like you are the only one 😆, your comment is not accurate. Mesa Gateway airport is medium multi-use (Class D) airport that services smaller aircraft than what you are probably thinking. Do a Google search on 'mesa gateway airport flight path map' to see what parts may be affected in the general area and at what altitudes. You will see that most of the flight patterns are over the open desert. Airports are considered very important to an economy, as they facilitate trade, tourism, business travel, and job creation, contributing significantly to a region's economic growth and development by providing connectivity and access to global markets; essentially acting as a vital hub for economic activity. If you don't want to live near an airport, you aren't going to live in a large city.

@@ricric8348 yes they are expanding, it's very exciting for the southeast valley actually. It will not change flight paths or create unsafe pollutants over Queen Creek though as your original comment noted. Mesa Gateway is landlocked.

@@tedramirez6304 Sounds like you might be in retail, hospitality, or some sort of a business that has multiple locations across the country. If that is the case and/or you rent, I would agree that Phoenix is getting too big of a city to make ends meet for a lot of people that have been here for a long time (like your 30 years). It sounds like Albuquerque is the perfect place for you.

Yes you can but they doo would need to meet the age requirements in Victory. If you are purchasing with a loan, you will find that the lender will charge you an extra .25 on the rate for an investment property. Good idea though, I see these prices going up over the next 5-10 years! There's some great deals out there right now.

Utility increases aren't unique to any one part of the country. EVERYTHING is getting more expensive/has gotten more expensive. The last 4 years have been the biggest jump in inflation in history.

I just discovered Aldi myself. Yes, there are a ton of ways to save money in Phoenix. Winco is another one of my favorites.

You have a perspective from someone that remembers the small town Phoenix used to be. It’s growing for sure, and although it’s much more expensive than it was, people can still afford to buy homes. Not an option in Los Angeles. It’s not even remotely comparable.

@@robertreyes5036 Scottsdale truly is California prices ... BUT ... there are still areas that have opportunities that you cannot get in any other large metropolitan area. This is what happens when minimum wage is bumped up to $15/hour and fast food places have to pay $25/hr to get workers. It's not just housing. A jar of mayonnaise is $8.

Looking at where the homes have been destroyed, these people will not be buying $300k homes, or probably care about the cost of living at all. Paradise Valley may see an influx, Wickenburg probably won't see any change.

Well, I recorded this video BEFORE the fires. And if that does happen, it won’t be right away.

My job isn't to push people to buy, it's to help people that are ready to buy. There is definitely a difference.

And it has only just begun for Avondale. Ideally situated right off of the Interstate 10, it will continue to grow/develop over the next 10-20 years as more new housing comes to the Phoenix valley.
