hello - i have an empty shell in baltimore that needs full electric wiring with 200 amps, 2 story 1400 sq ft. i was quoted 16k and thought that was ALOT in light of your vid stating it doesn't cost you more than 6k. can you recommend someone who can do it for less?
Just to make a quick clarification, this video was made in 2019 before one of the largest price increases of a generation. So these prices I say are going to be very inaccurate now. A full gut electrical rewire will be roughly 9k to 11k. To 16k is still expensive but closer. However please note that it is normal to you newer investors higher pricing because they are accounting for all the issues that new investors bring to renovation projects
How long did this project take? And do contractors work during winter months?

I recommend RPIP for most people. They have some of the better more flexible options and I personally use them 513-582-4546

In the thick of this right now as a landlord. We have the added nuance of the tenant setting the place on fire 3 days before the warrant of restitution was ordered. What a crazy coincidental "accident" 🙄

I have 6bd 3ba. I plant to get 4 tenants and charge each the same thing. There are 2 masters with walk in showers and large private baths within room. The other 2 tenants each get 2 bedrooms and a shared bath. There are 2 living rooms and a huge dining room. Is this reasonable?

Did you have few African American people who are professional tenants who lost there house choice vouchers in 2007, and they blamed us disabled people who didn't know about it. And these people also done welfare fraud 🤥. I got evicted out because I am on house choice voucher in St. Paul Minnesota. Public housing intake worker told me those bullies professional tenants lies about all disabled people. Landlords called the public housing intake workers about those bullies professional tenants lies about all of us disabled. On the welfare fraud. Then they call me a sex worker, which is not true, and calls me a retardation person and I have IQ 95% Above Average intelligent woman. Specific learning disorder is not a retardation diagnosed with.

Great job mate! I guess that is only feasible outside of Bay area. In Bay Area, the labor costs more than the materials like 2-3x so it makes no sense to use cheap materials.
So I am about to create a LLC for interior dry wall removal, I have a friend who does this work and would switch over and work under the LLC. Would he need a license for dry wall removal? Would I need to get a permit?
Oh man I would have put in a better offer for that house than just $10K over. I mean 6 bedrooms and 7 bathrooms. That is SOOO rare! Especially for that price. I’m get sick for you just thinking about it. That’s a rooming house mega mansion! How much did it end up selling for?
I bought my first rooming house/basement studio and now I’m hooked on rooming houses and trying to find more!! I find you can make way more (have more of a cushion) plus the tenants save money. So it’s a win/win real estate strategy! The hard part is finding properties that have enough bedrooms and bathrooms BUT to also make sure there is enough parking for everyone. My current house has 3 beds/3 baths and I have 3 parking spots so I’m good to go!

I just found out our county allows for up to 4 unrelated people in a house BUT our city only allows 3 unrelated in a house. Sucks because I need 4 rooms to buy these higher priced homes. Especially since I like to buy homes that don’t need much done to them except maybe adding an extra bathroom. I got lucky with my first rooming house because the previous only did $70K in renovations to the house. So it was pretty turnkey except adding a mini split to the attic and changing the paint color in the basement. There is a village right next to our city who allows 4 and so I’m looking for a house in that area. But I’d really like to also find one in our city too. I’m asking if they would be willing to change it to 4 unrelated people to match up with the county. They did that recently on another matter.
I just added a mini split to the attic of my 2 bedroom rooming house and yes it was $5K. Sucks but it’s an older house that only has one vent in the attic. Usually attics aren’t switched to be a bedroom but it’s actually a huge attic with a great bedroom and has a huge bathroom with a jacuzzi tub. A plumber used to own it so he set it to be a great rooming house with a basement studio that has 2 water heater down there!
I would have went with 2 bathrooms downstairs no matter what I had to do to make that happen Plus there was plenty of space to do it.
Oh wow you don’t seem like you would need a mentor. $25K is sure a lot of money for mentorship. I like learning on my own as I’m going. I think it works better for me.
The only difference is that I don’t allow pets. Isn’t there going to be an issue with noise with a pet downstairs? I rent to mostly travel nurses and usually when their at the house their trying to catch up on their sleep!
Ok this is what I just bought with a twist. Mine has a basement studio and then the upper 2 floors are room rentals. But they’re really units instead of rooms. They only share the kitchen and 4 season room on the first floor. The house is perfectly laid out so the tenants have a lot more space. And to boot everyone has their own full bath and their own washer and dryer!
Nice! I can’t believe how different the basement is! I don’t like putting carpet in basements because in my city a lot of them get water in them during a large rain storm.

Great explanations! I never consider myself a millionaire but I do own over a million dollars in rental properties. Maybe some day I'll sell them all and then I would consider myself a millionaire! To me I consider someone a millionaire when they have a million in liquid cash.
Absolutely. I have 10 units and my first 5 years of being a landlord was a steady stream of terrible tenants. Never fall for the sob story!!! Never do it, pick the tenants that complete leases without complaining.
Not sure where in the world you’re finding people to install for $1.50 a foot unless you work directly with the labor force. I pay my installers $1.50 lol
Anyone have ideas on how to charge for damage done to common area? No one will claim responsibility.
So my BIG question is do you allow tenants to have visitors? Seem like that wouldn't be a good idea. I'm not allowing it because I don't want any extra noise in the house. People could be sleeping.

Nice house! I love how you work to keep your costs and maintenance down. I went a bit nicer with my furnishings because I just started doing a mix of short term and medium term renting. The short term renting I use in between longer term tenants. I can make even more throwing in short term guests. I'm trying to squeeze as much money out of the house as I can. LOL
I make 2 rooms and a basement studio in the house work for me! (I don't live there) Bought the place for $270K. Put $105K cash down. Mortgage is $1,200 a month. I rent the 2 rooms for $1,000 a month each and the studio for $1,200 a month.
