      Yeah it definetly makes me anxious as well but that is what keeps me motivated. That's why even my social media is more active now since if I don't do anything then I wasted $25000

    Can’t wait to follow your journey this is something that I’ve been meaning to do for the last two years now and just keep purchasing houses and not step in to get the higher level coaching so I could scale up can’t wait to See how it goes for you

      I think purchasing higher level coaching is tough since you have to make a judgement call on whether or not you will utilitize all the aspects of it effectively. If you are experienced with good networking talents, then it might be beneficial. But I guess I'll know more in a year

    Follow up on my last comment. I was surprised to hear that you weren’t cold calling and only dealing with wholesalers and other individuals in your network. When I heard you say you want to flip the first thing that came to my mind is you have to find the property before anyone. Some thing that you come across that hasn’t hit the market or reached the hands of wholesalers. My parents Live in Bethesda in an older home and they get postcards in the mail every day from developers wanting to buy their home. In this neighborhood as is homes go for about 800 to 1,000,000 and then are torn down for new construction and sold for 2million+. My parents did it 15 years ago and walked away with 500k profit when all said and done. Took 9 months. But again it’s finding the home and acquiring it without it hitting the market

      It was convenient for me to start that way since my unique investing style of rooming houses can make deals work that wholesalers didn't completely remove all the equity from. However the best money does of course come from deals no one else has seen. My desire to scale is what is prompting this adjustment in strategy

    What do you expect your ROI on the 25k spend to be? I'm worried about the value proposition and potential ROI.

      The ROI would have to at least 4x to account for the opportunity cost of losing 25K that could have been spent on deals. But weirdly enough, that would mean flipping only like 2 houses, so not a great measure there.. So instead I have to measure the ROI as the impact on my entire career. It will depend on how drastically the program actually improves my real estate game which is really up to how quickly I apply the information I learned.
      I'll know for sure by the end of the course, but if I get to the end and am in the same spot, then likely it was a terrible investment for me specifically

    I will definitely be keeping track of this journey because I love Ryan Pineda's content and have been thinking of getting involved as a client in one of his many businesses. I'd love to see your journey working with his future flipper program.

      Yeah I will be posting about it roughly every two weeks with different information and updates on what I learned and the value I'm getting. I will also be attending every mastermind and flying out to play golf with him as well to get the full impact of the course

    Oh wow you don’t seem like you would need a mentor. $25K is sure a lot of money for mentorship. I like learning on my own as I’m going. I think it works better for me.

    You hit the nail on the head. You just need to jump in and get your feet wet. There’s only so much research and reading and googling you can do. I have a coworker who owns 13 properties and he told me over and over again that I just need to do it. I have experience house hacking but I haven’t bought my first rental property yet.

      Absolutely true that you just have to jump in. No amount of research will do anything. I've seen it in dozens of new investors

      @@DevinMorenoInvesting years ago my dad tried the Carlton sheets program. Didn’t work out. Than he shelled out 30k for Scott yanceys program which was a complete scam. I remember when they called him and tried to squeeze another 10k out of him for the “platinum package”. When my dad refused they rudely hung up.
