Do you consult with engineers about modifying walls for your properties? I work for a big general contractor in baltimore county and i want to get in to real estate, but im not sure how to get my feet wet.
Only if it is load bearing. However I try not to remove any load bearing walls wherever possible since it is more expensive to do so. As for getting into real estate, I would start with the Maryland Investors Network Facebook Page. Lots of resources on there to get started.
do you have them all under one lease? in philly you can't legally do rooming houses. It can not be more than 3 non-related individuals in the same single-family house and they'll all need to be under one and the same lease.
You don't have to have them under one lease in Baltimore or many of the counties south of it (Baltimore County is restricted to 2 unrelated guests though). So in Philly, you would have to learn how to get exceptions for it or simply don't do it in that juristiction

How tall is the ceiling in the basement?
The ceiling is 8 feet high. We will lose about 4 inches, but it will still be a good height. We just have to move the ductwork
