About mid November. Each year, you can check the date on the Recreation.gov website. This year is was Nov. 14.
What's your favorite winter or Christmas traditions in Idaho?
How cold does it get there?
In extreme cold, we can get down to about the teens for a high and close to zero for a low. But that is pretty rare. Usually our coldest month is January and we are around mid 30s for a high and low 20s for a low. And we don't get a lot of snow, and when it does snow, it doesn't stick around long. We also don't get much wind. I actually prefer high ground. There are less flood risks on high ground.
That's true, and then fire risk in the foothills, I suppose. So maybe central Star is the way to go if someone is concerned about flood or fire.

How long is the snow there?
It can snow from about November to April, but we usually just get little bits here and there that melts as soon as the sun comes out. Like this snow in the video, it snowed about 12" in 2 days but then it stopped snowing and all of that snow was melted within a week. And then we really didn't get any significant snow the rest of the winter. Nothing that had to be shoveled. We have some winters where we don't get snow in the valley at all, except for just tiny amounts here and there. And then in 2016, we had a record year where it snowed in November and then got cold enough that it didn't melt, so it built up over December and January. But that was very rare for us, and the first time in my 22 years of living here that that happened. The snow in this video was also in the records for us as getting that much in a couple of days is also very rare for us.

Great video! Could you comment on the allergy season(s) in the Boise area and does it bother you? Thanks!
Thank you! Yes, people have allergies here. Personally, I have allergies just in about June due to Pine Pollen, but my house has a row of Ponderosas along the back. We live near the foothills, so we also get spring allergies from the grasses when they are growing, and my husband gets fall allergies from the sage on the hills. There is farming around, especially on the South side of the freeway and in Nampa and Caldwell, so alfalfa, and dust from farming dirt for some people. And if you live closer to the river, some people have issues with the cottonwoods. There are websites you can look up allergy reports for a given day, so I'd suggest finding one of those, and follow it this spring/summer to watch if there are any culprits that would bother you personally.
I do like Star.

i am looking for an eco-- village, a community that grows their own food & looks out for each other. is there any thing like that in Idaho?
I am not aware of anything like this in our area, or in Idaho, although there may be something!
Any pros, cons, or general thoughts on the 55+ community?
The 55+ community is really nice. The pools, clubhouse, gym, etc.. are all top notch. They will also have an activities director and offer group get togethers, like going on wine tours, etc.. The location is good, easy access to highway 16, so it's about 10-15 mins from Costco. The HOA fees are around $450/month right now - they do all the yard care and will shovel snow if it gets over 2 inches. Cons are that it is close to Highway 16 so it does get noise from that. They did have a nice series of single level townhomes that were set up with front load garages that were under $500k but they aren't building more of those at this time. They have the alley load garage townhomes that are around $500k, but then the prices go up from there because all the rest are single family homes. And Star has an urgent care, Eagle has a small ER hospital and a medical plaza about 15 minutes away from Star, but major hospitals are in downtown Boise, or South Meridian, about 30 mins away. So for some people who see specialists regularly, that is a con.

We love living in Star, nice tour of the north side (my brother and sister-in-law live in those Hubble Homes off of Beacon Light). I noticed on your map that for the Riverwalk communities the map did not highlight the area east of Hwy 16 and South of Hwy 44. The Riverstone subdivision is in that area right on the Boise River on one of the premier neighborhoods still being built out in Star. Yes, I live there and we are in the city limits of Star. Star PD, FD, trash, water and sewer and our elected representatives are all the City of Star, the odd part is we have an Eagle zip code so our mailing address is in Eagle and that confuses many realtors and new residents here.
Thank you for the reminder that Riverstone is in Star! It does have an Eagle address!

It is the winner in our valley for a combination of more affordable houses with a nice area to live. But the land is getting more expensive, and some of the builders that build the less expensive homes there are not buying more land in Star because they can't stay in their ideal price points with the rising costs of land.
@@SummerAstonRealEstate I've noticed that Toll Brother's new single level models are smaller, and the square footage appears to be going into the two level homes. That is a sign of more expensive land and other builder cost cutting. By the way, people are coming back to California. Where I live, I see out of state license plates everywhere and some are even from Idaho, but fewer of them.
We love living in Star we have been here since 2021-one big downside however that everyone should be aware of is the traffic.. it is horrible. If you commute into other cities and have to go through town it is bumper to bumper. The new highway being worked on that won't be here for 1 to 2 years will help alleviate some of that but not all of it unfortunately . We are happy that we picked Star however if it continues to grow on the path that it has we may not be here in years to come😢
Yes, lots of new infrastructure needed for all those new homes.
Yes, you are absolutely right. That's why the North East side off 16 is nice because you can at least avoid the slow down in downtown Star. However, the reality is that, unless you live in the center of Meridian in our valley, everyone has to drive through cross-town traffic to get to things like Trader Joes, and all the other shopping hubs, as there are only a couple of main shopping hubs in the valley. So if you live in Eagle, North West Boise, SE Boise, South Meridian, etc.. you are driving across surface streets to get to the main shopping hubs. Poor city planning throughout the valley for sure, but it's nearly impossible to keep up with an astronomical growth rate. The good news is, living in Star, you have your grocery stores and can get to Eagle easily, without too much traffic, to get to Home Depot and all the good restaurants there.
CBH just placed a ton of the inventory on the rental market can we look in this trend and what that means ?

That would be lovely for home buyers if they would, but just because people's finances are getting stretched to the limit doesn't mean home prices will drop accordingly, unfortunately.

Bought a CBH home in July of 2022. Deeply regret it. Horrible company with poor quality. Vinyl floor is already starting to peel up, awful cheap paint flaking off the walls, horrible grading done outside. Our yards are constantly being flooded by every neighbor in every direction. Do yourself a favor and stay far away from CBH

Are you talking about Boise County or Boise city. 2 completely different areas.
The city of Boise. Boise County weather would vary a bit, as some of it borders close to the city of Boise so weather would be similar in towns that are very close to the border, but as you get more into the mountains, Boise County has colder, snowier, and longer winters than the city of Boise.
Drive hwy 16 once and you'll know why people DON'T move to Emmett ID, Doctors, decent priced Groceries, Clothes, everything means you have a 20 minute drive on one of the most dangerous roads. Being honest. Already too many people for infrastructure of city. It’s insane waiting 5 mins to pull out onto Washington. And for the rich Californians. Lots of poor folk and junkies. Not as bad as it used to be though. Also hwy 16 to eagle. Is death highway Google it. At this point you’re better off moving somewhere everyone isn’t moving to. If you wanna pay to much you only have Albertsons. Or drive down death highway to Boise and hope someone isn’t passing on a one lane thats 65mph. But if you love over crowding an overcrowded tiny town. Then come make it more overcrowded. It’s like a room that cap is at 100 people and we now have 200 people. Also in the winter going over Freezeout. I known for freezing wagon wheels to not roll as fast down hill. You better know how to drive on ice.

This is the smokiest summer we've had in the 23 years I've lived here. The smoke in the summers here can be from almost none, to a year like this year. We've had summers where we may have a week with smoke and the rest of the summer clear to this summer and everything in between. Living in the middle of the intermountain West means forest fires in the summer and means we will get smoke - but it totally depends on weather patterns, the wind, if/when/where the forest fires start, etc.. as to weather or not we have smoke that clears out in a day or lingers like it has been. There is no "perfect" place to live, and we have found that all the many, many benefits of living here far outweigh dealing with smoke if it happens to settle in. Like the first Halloween we moved here, it was 17 degrees when we took our 3 year old trick or treating. We thought, what have we done? lol... but that was the coldest it's been on Halloween in all the years we've lived here - some years it's like 65 on Halloween...but , I would much rather deal with the russian roulette of smoke in the summer than tornado or hurricane seasons, crazy high humidity, high property taxes, problems getting home insurance, unsafe places to live....all the things you could get somewhere else. Have faith in your decision to move here and realize that big changes often take a few years to start seeing the benefits.

The Fed waited too long to cut interest rates. If we're not already in a recession, it is very likely that we'll be in one as we go forward. Recession means downward pressure on the real estate market in most places. Many analysts don't believe that lower interest rates will pull things up any time soon. The bond market interest rate will determine the real estate interest rate, not the Fed funds rate. Depending on how our continuing preparations for sale of our existing home go, we will probably be looking to buy in the TV during the winter. At least right now, our small market is in a strong seller's market, but we're definitely seeing some cooling. Election chaos could temporarily cause some problems until the swearing in of a new President, and we don't relish the idea of moving to the TV in the winter. We plan to move as soon as we can. We'll tough it out come hell or high water. Tough times never last; tough people do. 💪👊
Yes, tough people last, and we need to be tougher than ever now. If you need to get the heck out of Dodge, then get the heck out of Dodge. I've seen amazing things happen in people's lives when they act on the inspiration to make a huge life change, regardless of what mainstream media or economic outlook by "experts" say. Ultimately you have to do what's best for your family and ignore the external noise.
@@SummerAstonRealEstate Thank you for your reply, Summer. We have a lot of options due to our financial situation being strong right now and into the near future at least. If I told you everything related to our situation, you'd be amazed. There's a lot to it. My family is looking to me to provide leadership for our future. I embrace the challenge and always meet the tough things head on. We have a pretty solid plan right now, but if conditions change, we'll adapt to the change. It's the only way forward. By the grace of God, we'll get through.

It’s falling spectacularly in Florida as we speak. It’s falling slowly in phoenix and a bit quicker in Salt Lake City. Nothing in the west is as bad as a Florida. SoCal has peaked and agents down there are saying it looks like price declines are likely as inventory builds. Personally I saw this happen in 2006-2008. It took a while to build steam. I expect prices to continue falling although not as dramatically as in 2008. Unemployment is rising slowly. Mortgage rates actually rose a bit this last week. Fed rate cuts don’t mean lower mortgage rates as they are tied more closely to the 10yr treasury bond. I would be very careful telling your clients that mortgage rates will fall because the fed is starting rate cuts.

Yes things are not as they seem right now for sure. And certainly, I have very frank discussions with all of my clients regarding the volatility of rates, we don't have a crystal ball and cannot predict what may happen with rates and the market next year, and that ultimately, they need to choose to do what is best for them and their personal situations. Most people who purchased this year and would like to refinance understand that they just may need to pay the higher payment for a while, and for their own personal situations, purchasing or selling a home this year was worth it to them.

Water is expensive in the city with high cholerine smell and a lot of wells outside of town smell like rotten eggs. She names places like Roystone that isn't even in Emmett.
Thanks for watching! That's true - lots of wells have that smell due to sulfur, but most homes with well have good filters to filter that out. And I mention Roystone as something to do close to Emmett, but yes, it's about a 20 min drive.
