More Inventory for Boise Home Buyers?

    Has the low inventory in the Boise Housing Market slowed you down on your move here?

    How much does a small piece of land with a well cost with unrestricted land use?

      That is a bit hard to answer without knowing what "small" means to you, and what location you are okay with, as well as if you wanted access to irrigation water for the land or just use the well (which has limitations on how much you can cover with well water). The least expensive lot right now that is at least an acre within 45-60 mins of Boise is $160k. They go up from there. On almost any lot, you'd have to have your own well dug, and I've had clients get those bid out at anywhere from $30k-$80k depending on depth.

    Treasure valley has had 5-6 weeks of smoke in the air and looks like it will last until end of August. Appears to be getting worse as surrounding states refuse to cut forest overgrowth. We have a good friend in Eagle that is considering selling because of the smoke.

      Yes we've had a smokey summer! But that is part of living in the mountain west. I've lived here 22 years and some summers have very little smoke and other summers have more. But, then today, the wind changed and the air is clear for now! I would take the uncertainty of summer smoke and stay living in Boise over the other constant problems in our states to the West that affect much more than just the air, but to each their own!

    When we're ready to move, it won't really matter that much if the TV market is slow or not. The current forecast for the economy is "stagflation" like what was seen in the 1970's. Regardless, we will buy and take a home like Grant took Richmond. The TV market sounds pretty soft relative to the boutique community where I live in California. I recently saw a house go up for sale in our neighborhood that is around 1,730 sq. ft. that really needed work. It sold in 2 weeks for asking price! What I've noticed is that the smaller homes are selling fast and the larger homes are sitting on the market longer. It's really a pretty hot seller's market where I live in California. We have some more to do, but we're inclined to think that making the house show well will allow for some other things to go undone. I've also received "as is" offers from investors on our home recently.

    In June 2025 I retire we are hoping Trump wins so we can look into your area, My wife is done with Arizona's hot weather She wants the four seasons we may be looking for a newly built next year we are from so Cal living in AZ 19 years.. We bought our home in Buckeye AZ brand new in 2007 I think we can walk away with $200,000 and 2,645 sq ft two stories But we are done with 2 stories we would love 1story at least 4 bd 3 bath 3 car garage 1800 sq ft or 2000 +..Gas with an LG pantry. We have never been to Idaho we would like to visit 2 times in winter & in summer We are also Conservative....I will keep your UA-cam page and check your website.. Oscar & Nina Moreno..
