As a native Californian who lived there all of my 62 years, my wife and I packed up and moved to the Riverstone subdivision over the winter and the weather was a piece of cake, so don't let the cold weather discourage you if you are looking to make a change. In fact, this has been one of the coldest winters in the Treasure Valley in many years according to the Boise NWS, setting a few records in the process. Besides the much less expensive utilities(50-75% less), we were able to drop our earthquake insurance due to the much lower risk of a catastrophic event. We do live very close to the Boise River so that is a bit of a concern, but most reports show the risk is minimal for flooding (once in 200 year type event). I did hire pest control recently, mostly worried about mosquitos and ants, and bought and flying insect dc powered flying insect catcher that is supposed to work pretty well up to a half acre according to reviews. Starting a garden for the first time too!
We're thinking about moving to the Boise area from Northern California, and we appreciate your comment. When you bought your home in the Boise area, was a natural hazards and other hazards report generated in the disclosures like they do when you buy and sell real estate in California? Do you have any experience with radon on your property?
That's so great you were able to make the move. I think we are just about to hit the record for days under 60 degrees, because we typically would have had a few days over 60 by now. But our temps have been colder in past winters..like this winter I don't know if we ever hit zero, but we have had some winters in the past where we had a week or so with lows below zero. So in that way, our winter was mild. It's just been colder longer. It will be interesting to see how your mosquitoes are this summer over in Riverstone with all your ponds and being by the river. I know they do mosquito abatement in the ponds and along the river where the paved trail is, but not sure they will do it along the river out by Riverstone. And good luck on the garden! Our last frost date is mother's day, so once our ground thaws, you can plant things like lettuce, etc.. but you can't put tomatoes or hot weather plants out until after mother's day, so make sure you start them indoors or buy starts because we don't have enough heat to start them from seed after May. Also make sure you buy melons that mature in the shortest amount of days and those all have to be started indoors and set out after mother's day. And keep an old sheet handy to cover the lettuce for frosty spring nights once it starts growing.
@@audiophileman7047 We did receive a Standard Flood Hazard Determination Form from FEMA that says we were eligible to purchase from the National Flood Insurance Program, however, that we were not in a special flood hazard area. I've looked at studies from the county that show it would have to be a pretty catastrophic event to have flooding were we are located, but it's not a 100% guarantee of course. Being in the high desert climate, we just don't get that much rain or snow here comparatively to say California with storms coming off the ocean like this past year, biggest threat would seem to be massive runoff if there was large anomaly with snowfall in the mountains, but they have pretty good flood control in place it seems. I don't recall seeing that exact document you mention though, I do remember if from California. As far as radon, we haven't tested yet as we did not get an inspection on the new build due to time constraints at the end of the year, we closed on December 30th. We will have an inspection done over the summer, our builder (Tresidio) has been excellent at addressing warranty issues, will give them time to fix prior to the end of the year. A radon monitor is probably a good idea here from what I have read.

Thanks for the gardening tips, new territory for us, my wife wants to really make this work, she did do the starters inside already but she started too early so a reboot is in order. We purchase a couple of large redwood raised planters. Love this neighborhood! I did see a video last year of them abatement spraying by the river in this development, so I guess it's a thing.

Even if you have radon, it shouldn't be too difficult to deal with it. I've heard that the average cost to install a radon ventilation system is about $1,500.00. Considering how much a home is worth, that's not much.

I've heard that one in three homes in the TV have a problem with radon. Do developers like Hubble Homes screen for radon and/or install ventilation systems as a part of new construction? 🤔
The story with radon is that there are lots of stories about radon and I don't know what is accurate. In general, it is not part of our "home buying culture" to regularly test for radon. It is not an included test with our home inspections (it can be added on for additional cost) or on our home purchase contracts like in some states. Because testing rates are low, we don't have really accurate data on radon here. In general, most people do not opt to test for radon. Most homes here are built on crawl spaces. The crawl spaces are covered in plastic covering on the ground and are either sealed with a fan or have crawlspace vents, but that is not a radon mitigation system. We have very few homes with basements. I always have my clients test for radon if they have a basement, and thus far (it hasn't been many with basements) none have tested positive for radon. Builders do NOT put in any type of radon mitigation systems here or screen for it. So the generalized idea here is that radon is not very common and therefore, not a big concern. But who really knows because not too many people test for it. If you are concerned about radon, just write it into your purchase contract and make sure you get a test for it and find out :). It is difficult to tell if radon is really an issue here or if radon mitigation companies are just marketing well to get more work. Just have a test if you want.

One in three houses in the TV doesn't sound like a lot and if people don't often test for it, it will be rare to hear about it if ever. Supposedly Idaho's geology has radon in it just like California's geology has asbestos in it. I will test for it, because breathing radon gas at elevated levels is a significant risk for cancer. Even if it's found, installing a ventilation system isn't expensive relatively speaking.
In extreme cold, we can get down to about the teens for a high and close to zero for a low. But that is pretty rare. Usually our coldest month is January and we are around mid 30s for a high and low 20s for a low. And we don't get a lot of snow, and when it does snow, it doesn't stick around long. We also don't get much wind. On the outskirts of town, especially in the foothills, there are coyotes. Mountain lions in the foothills are very rare here but have been sighted, and it would be incredibly rare to have a bear travel down the mountains to make it into the foothills here. If you lived more in the mountains, like in Garden Valley or McCall, you'd have more of a chance to have an encounter with bears or mountain lions, even wolves in some parts of Idaho..but not around the Boise area.
2025 will be the time to buy --- real estate in a correction and we must work off these excesses and Boise is on the top of that list. Look for another 15-30% downside.
I didn't know about the earthquakes and I know you guys hust had a decent one not too long ago. I thought all the people from California brought it lol.
