    Hi Summer, do you suspect that the real estate market in North Idaho around Coeur d'alene will decrease over the next few years? I've read that there's been an 8% decrease in real estate in Idaho since last year and also that transplants don't acclimate well to the cold.

      North Idaho, especially CDL area has always been sort of a suburb of Spokane. It is a bit of a commute, but even before the pandemic, people who worked in Spokane and wanted to live in Idaho instead of WA, have lived just over the border and up into CDL. So yes, the market will change there as it is everywhere else due to national economic issues, such as the high interest rates. And the market there will slow for the winter, as is typical anyways. So whether or not the market there decreases much, other than individual sellers dropping prices if they are super motivated to sell quickly, will depend on interest rates and inventory. Right now, inventory is low because of interest rates- sellers don't want to sell and give up a low rate.
      CDL does have much colder and snowier weather than Boise, and yes, some people may move away if they can't acclimate, but in general, most people are so sick of policies in the states they came from, and enjoy an overall better quality of life when they move to Idaho, that most transplants will stick it out. Certainly the housing market won't drop there because all of a sudden all the transplants decide to sell due to being cold. Which way the housing market goes right now is going to be determined by rates, inventory, and employment.

      @@SummerAstonRealEstate Thanks! I'm graduating university this year and I'd love to move to North Idaho in a couple years when I have the means to, I love the politics, public land and environment there.
      I still feel a bit guilty about wanting to move there since it's people like me who drive up housing prices and native Idahoans lose what they love about the state but I do think it's the right call.

      Almost 50% of mortgages over $1 mil are ARMs at present. About 20% of mortgages between $500k-$700k are ARMs. This means that people cannot afford the homes they "bought". It means that even in their income bracket, 1-2% of a rate difference was enough to force them into an ARM.
      There will be severe economic downturn, layoffs and industry shrinking over the next year. Fleet vehicles are rotting on car lots. Repossessions are ramping up.
      Notwithstanding they have a new and exciting public health emergency planned for this Autumn/Winter to muddy the waters of economic downturn.
      So yes, it's coming down. But hopefully you have enough cash or a recession-proof career.

    Where to look for a house with a mountain view ?around 700

      A mountain view could be had from many places around the valley! Some of the closest and best are in Hidden Springs and Cartwright Ranch, but $700k is the lower end of pricing there. Certain homes on certain lots in Sterling Heights have mountain views. Some homes in areas of Star will have mountain views - North Meridian could have them depending on location of house. It kind of just depends on the particular location of the house. The further south or west from Boise, the farther away the views will be, but seeing the whole range from farther away is nice too. If you are too close to some of the foothills, then you only see the foothills but not the mountains from the house.

    Why would anyone want to live in a place where people with wealth think that they're better than other people because of their wealth? Eagle appears to be one of those places.

      We have lived in a few places in the Treasure Valley among a mixture of wealth and have never experienced anyone thinking they are better than someone else due to where they live or income levels. Eagle makes a great community to live in, and I've never felt like anyone there thinks they are better than anyone else.

      They treat their own well, Summer. I suspect you drive a nice car; dress well; and bring in a hefty income. You have a pleasant sales personality, so I would not expect you to experience anything. Others aren't so fortunate. I'd like to see you try this experiment and film it for YT. Borrow someone's jalopy car and dress in worn worker clothes. Don't put any make-up on and just basically attend to your hair. Get a little grime under your finger nails. Then drive around Eagle to see how you're treated. That would be an interesting experiment. @@SummerAstonRealEstate
