Star, Idaho has a variety of areas you can live, which area do you like best?
We love living in Star, nice tour of the north side (my brother and sister-in-law live in those Hubble Homes off of Beacon Light). I noticed on your map that for the Riverwalk communities the map did not highlight the area east of Hwy 16 and South of Hwy 44. The Riverstone subdivision is in that area right on the Boise River on one of the premier neighborhoods still being built out in Star. Yes, I live there and we are in the city limits of Star. Star PD, FD, trash, water and sewer and our elected representatives are all the City of Star, the odd part is we have an Eagle zip code so our mailing address is in Eagle and that confuses many realtors and new residents here.
Thank you for the reminder that Riverstone is in Star! It does have an Eagle address!

It is the winner in our valley for a combination of more affordable houses with a nice area to live. But the land is getting more expensive, and some of the builders that build the less expensive homes there are not buying more land in Star because they can't stay in their ideal price points with the rising costs of land.
@@SummerAstonRealEstate I've noticed that Toll Brother's new single level models are smaller, and the square footage appears to be going into the two level homes. That is a sign of more expensive land and other builder cost cutting. By the way, people are coming back to California. Where I live, I see out of state license plates everywhere and some are even from Idaho, but fewer of them.
I do like Star.

@@SummerAstonRealEstate I have a Realtor friend that lives there.
We love living in Star we have been here since 2021-one big downside however that everyone should be aware of is the traffic.. it is horrible. If you commute into other cities and have to go through town it is bumper to bumper. The new highway being worked on that won't be here for 1 to 2 years will help alleviate some of that but not all of it unfortunately . We are happy that we picked Star however if it continues to grow on the path that it has we may not be here in years to come😢
Yes, lots of new infrastructure needed for all those new homes.
Yes, you are absolutely right. That's why the North East side off 16 is nice because you can at least avoid the slow down in downtown Star. However, the reality is that, unless you live in the center of Meridian in our valley, everyone has to drive through cross-town traffic to get to things like Trader Joes, and all the other shopping hubs, as there are only a couple of main shopping hubs in the valley. So if you live in Eagle, North West Boise, SE Boise, South Meridian, etc.. you are driving across surface streets to get to the main shopping hubs. Poor city planning throughout the valley for sure, but it's nearly impossible to keep up with an astronomical growth rate. The good news is, living in Star, you have your grocery stores and can get to Eagle easily, without too much traffic, to get to Home Depot and all the good restaurants there.
Any pros, cons, or general thoughts on the 55+ community?
The 55+ community is really nice. The pools, clubhouse, gym, etc.. are all top notch. They will also have an activities director and offer group get togethers, like going on wine tours, etc.. The location is good, easy access to highway 16, so it's about 10-15 mins from Costco. The HOA fees are around $450/month right now - they do all the yard care and will shovel snow if it gets over 2 inches. Cons are that it is close to Highway 16 so it does get noise from that. They did have a nice series of single level townhomes that were set up with front load garages that were under $500k but they aren't building more of those at this time. They have the alley load garage townhomes that are around $500k, but then the prices go up from there because all the rest are single family homes. And Star has an urgent care, Eagle has a small ER hospital and a medical plaza about 15 minutes away from Star, but major hospitals are in downtown Boise, or South Meridian, about 30 mins away. So for some people who see specialists regularly, that is a con.

i am looking for an eco-- village, a community that grows their own food & looks out for each other. is there any thing like that in Idaho?
I am not aware of anything like this in our area, or in Idaho, although there may be something!
I would never pay a million to live in star or anywhere in this valley lol
