  • Hey yall, today's video is going to be real estate related. I will be sharing our story with one of our rental properties and how we recently went through our first eviction process as landlords in Texas.
    This may be helpful to others looking to get into the house rental industry or if you are just genuinely curious on how this side of things work.
    As I stated in the video, this is not intended as legal advice and if you find yourself in a similar situation, please follow your local laws and guidelines for evictions in your area.

    Stephanie, I was a landlord for 40 years! While most tenants were great, I had a few that gave me grey hairs! It did give me the opportunity to live in a wonderful village. Thankfully I sold it right before Covid. I had a tenant who would take advantage of every loophole not to pay. Good luck with your rental properties!

      I know many friends who had to sell their properties because of the rent moratorium during covid. They had NO WAY to recoup the losses. So sad…. I filed judgment against a family member in 2020 and never will see a dime. So unfair

    Good morning Stephanie, I can totally relate with you. I was a landlord for years and it’s not easy! Most people have NO RESPECT for other peoples property. Plain and simple! My husband use to tell me, “kinda like the song” if they can’t pay after the first missed payment…. If they can’t pay rent now how are they ever going to pay the back rent! 🤷‍♀️Good luck girl. 💖❤️💝

    Omg! Evictions can be horrible. I’ve heard all kinds of horror stories. I don’t think that I could ever be a landlord; I would never feel that anyone would take care of that property like I would. On the other hand, I hear about tenants who treat the property with such care and respect. You and Buddy, I’m sure, are a renters God send when it comes to landlords. I had a landlord like you guys one time and adored them. I would have done anything for them. Good people like you two are such a bright spot in this world. Have a blessed day!

    Great job in explaining Steph. We were property mangers for 18 years in Minnesota & went through this with the owner & tenants many times. It is stressful and I don't wish that on anyone. So sorry you had to go through that. HUGS!!!!

    My dad has 17 rentals. I’ve had to handle all the paperwork for past 6yrs since mom had her stroke. If you don’t get their rent you more than likely won’t ever see a penny of the $$ by liens. My dad has lost $20,000 last year in rent and repairs that had to be done for damages of properties after evicted. It’s a definite gamble!

      I’m in the same situation. Inherited rentals that have been in my family for 3 generations . I now have the responsibility for the last 16 years. It is a battle all the time.

    You did good insofar that at least the renter left & didn’t trash the place - you’re lucky to get it done in 6 months around here & they won’t get out!

    Oh my gosh what a mess. I have seen renters that had to get their tenants out. I'm happy your able to rent your property now. This is why landlords have a person pay first , last month, sometimes two months and security deposits. Then you have that money for evictions and money to repairs etc.unless they totally damage everything. Hopefully you don't have to go through this again. 🙏🙏❤

    Sadly, it happens more often than we think. My brother rents one of his houses, which shares his yard. He had to get an eviction order to make them move out. And they lived next door! But his other renter has been there 10 years, and it works perfectly. Hopefully, you can get a good one next time. 😊

    Bless your heart Steph. I married into the rental business. Went through it for almost 30 years. I feel for you. Went through what you just did, many times. I do not miss it at all. You need to be a tough person to be a landlord of which my husband was not. Bless his heart, he was so softhearted and was taken advantage of many times.

    Hey Steph 👋🏻 I hate to hear tht u guys had to go thru this crap. Unfortunately I know to well what it’s like because I had to go thru somewhat of the same situation. The one huge difference was , here where I live in Ky it took me almost a full yr to finish mine. It def wasn’t cheap , and I said I’ll never do tht again, EVER. I’m glad u guys have gotten it all done and hopefully u won’t have to go thru tht BS again. I hope u guys have a great day, God bless u all 🙏🫶🏻

    It'd terrible that you had to go through that. It's so difficult to get a bad Tennant out once they're in! I think you were lucky that you didn't have to face her at all and she ran away like a coward ❤❤

    Omg this must have been so stressful! So sorry that you had to go through this. And still won't get your money back. Happy though that you moved on from it , what it sounds like. I hope you get a wonderful tenant next time 🙏🥰

    Good Morning Steph... I am so sorry that you had to go through ALL that... a friend of mine had a similar problem except it had to do with a so called Squatter ... mine friend tried to help this individual out and when she than stop paying rent for the room she rented from my Friend she claimed Squatter rights... it was HELL to get her out of my Friend's home...very ,very stressful and to say the least so much paperwork with the court to file it was unreal...
    I am glad that you and Buddy can finally move on and I hope Y'ALL get some GOOD people who will treat you right...!!!

    Hi Steph, no wonder you got sick in December. Your immune system was shot from your Etsy store work and fighting tenants. That’s too much stress on the body. I’m glad things are looking up and your Etsy products are great!

    A few years ago we considered buying rental property when we were living in Orlando. After listen to your story I’m glad we didn’t. We are retired and don’t need that stress.Sorry y’all had to go through that.

    Eviction is hard. I used to manage an apartment building. You get to know your tenants. But hard things happen. It’s hard for both parties. Good luck Stephany with the new tenant.

    Hi Stephanie, thanks for the informative video. We’ve often wondered how landlords deal with renters. We had a niece who had a terrible time getting the people to leave. I know it takes time & money to evict them. She never rented again & sold the property!

    The process is similar in MD, with a slightly different timeline. It certainly does not pay to wait to file, because it takes months. Hopefully you did not have any major damage. Good luck with the next one!

    So sorry you had to go through this. You and Buddy work so hard hope you get a good tenant this time. I'm a tenant and the property was soldto the landlord's son hopefully they will be okay with me as a tenant. I've lived here for 20 years and my rent is always on time . Most of the time it's early and I treat the property like it is mine.

    I rented my home for 8 years before I then bought it. I had rented before and I treated this home like I treated others, like it was my own! I had a wonderful landlord all those years and when his life situation changed he offered me my home to buy at a $20,000 reduction to the appraised value because I had always cared for it and paid my rent. I hate seeing people trash properties and landlords having to go through what you did. Covid made a living nightmare for landlords and it seems that has caused the eviction process to be worse today! I love you guys, even with this you are sharing life with us and I feel like the entire Morrow families are all my family! BTW, ordered my soap and it’s on the way, hope to get some Highgirl cowgirl when it’s in stock next time. The scent sounds amazing!

    I am so thankful I sold all my rental properties years agp. Equally thankful I never had to do an eviction although I was close one time. Once they were behind on rent I stopped by at least 3 times each week for the $$ they promised to have for me 'in 2 days'. I graduated from high school with most of the small town Police department and at least one, sometimes up to 4 Police cars were with me for each visit. One time it actually scared the husband so bad he actually soiled himself. Idiot answered the door holding a gun and smoking a joint. No gun permit and 'medical marijuana was unheard of in the 1970s. He was arrested and they rented a house on the same street and relocated. My next tenant for that property were the best! They told me if I ever wanted to sell they would definitely purchase the home but until then they would be my permanent renters. They invited me over for cookouts and offered me vegetables from their garden. I declined. Once they purchased the property we did socialize. Our business arrangement had to remain professional. They understood. Once Covid-19 attacked our planet many landlords truly suffered. Renters did not have to pay rent in my area, they were 'protected'. Sadly many people took advantage of the situation.

    This was so interesting to learn about. I am sorry you had to deal with this. 😢 It sucks you can't get the court money back in an easy way. It already costs you a lot of money thanks to the lady who didn't pay the rent and leaved the house in a mess.

    This is hard. I git cancer and was evicted but I paid it in full when I got my disability check. It's not easy on either end. If they have no real reason I don't feel like you should feel bad. If you have given them time and they ignore you then you need to go for it. Like I said even though I still gut evicted I made it right and paid them when I got my first check. Hope it all works out.

    I've worked in Property Management for 17 years and have been through more than I can count but you are right. The dates and time period vary greatly by each county and state. I personally became a landlord of 2 houses in 2009 and 2015 respectively. I've had to do several evictions on one of them. The one that had me bug-eyed first was one in Floyd County, KY. I lived in Lexington and used one of our leases to replicate one for my houses-changing the pertinent information.
    Well, Honety! I thought for a second the judge was going to rule for the slacker that I had let go for months(plural) because I was taking care of my sick Dad and trying to work full-time. In Lexington, Kentucky all you have to do is post on their door a 7 day notice for non-payment on the 6th day if rent if due on the 1st. Easy enough. Depending on if the court is backed up, you can usually get them out within the same month because the judge will give them two weeks once they rule in our favor. Well, in Floyd County(and I'm assuming others) they want you to serve them with a 30 day notice first. The judge asked me if I had given her a 30 day and I replied, "No sir, but if you look at page 1 of the lease agreement it lays out exactly what would happen in this event. " He did rule with me because I had it in my lease but I felt like the bad guy that day. Lol And the tenant hadn't even shown up. Usually, they don't. The woman had taken her furniture like in your situation so I knew it was abandoned but landlords can get in big trouble until the court assigns who is legally able to have those keys, so to speak. The truly sad thing is, she left her children's art work, their social security cards and birth certificates. It was almost like they had a party to see how big of a mess they could leave. I had a strict no pets policy and had to rip up every piece of carpet and replace every door.
    And in Kentucky, they only rule over who has the right to possession, you have to go to small claims to get your money. It's almost anti- landlord there.

    We rented from a lady for 12 years before she passed away. We loved her to pieces. Her kids were good to work with. We found senior housing just a couple blocks away and moved there. Love this landlord as much as our first one. He's great. Sorry you are going thru this. How horrible.

    Hi Steph! Sorry you had to go through all that. My mother rented out a place of hers (TX) to family, and they eventually stopped paying her the rent. So, after numerous attempts to get them to pay, she went a different route. She donated the rental property to a church. So, the so-called family either paid rent, or moved out. This is the reason why I won’t rent my house out, and live in a smaller home. Hope your next tenant is a good reliable tenant. ❤ Sheila T

    Hey Stephanie...My aunt was a JP and my mom worked in the office. I remember mom talking about evictions. Of course I don't remember a lot but listening to you talking about evictions I remember the steps you are having to take.

    Thanks for sharing. That saying one bad apple ruins the bunch is unfortunately true. So many are tried and good, yet here you are and so many of us. Sending mental Tylenol your way... not a landlord but recently had my truck stolen to rob an atm. My truck is totaled, and a month later, I have no vehicle waiting on authorities and insurance to try and move forward. I, however, same as you believe, it's a bump (we call them hiccups where I'm from), and we heads up move forward. We can't let one experience that is awful define who we are. Best of luck with the next tenant because ultimately you and buddy are trying to provide an opportunity to someone who needs it. Not all apples are bad! Y'all got this!!!

    I quit renting the apartment I have because NYC laws are in favor of the tenant. It can take a year (or more) to evict It is so difficult to evict that you really need a lawyer. My last tenant owed me 17 thousand by the time she left. This was a daughter of a friend. You are right trying to get the back rent and utilities is almost impossible.

    People also need to be aware that if you have a friend or family member living with you and they aren’t paying rent or even just living there with no rent you can’t just say get out you have to evict them. I know firsthand with a family member me and my husband tried to help and help him get a leg up and he took advantage of the situation and we had to evict him. It was a mess and caused a lot of stress and family drama but we know we were trying to help him and he wanted to lay around and do nothing to help his situation. So yeah we had no other option but to evict.

    Omg that's horrible that you had to deal with bad tenants. I was a renter who delt with a bad landlord who took our rent and didn't pay mortgage and we had to get out quick when house was sheriff sale and we didn't know about it till last minute. Good luck with future tenants.

    Very clear and coherent explanation of a complex process. I liked that you remembered to give the disclaimer that the process is not the same everywhere. It takes a mentally tough person to be a landlord. You seem to have a pretty good attitude about it - just a bump in the road (: I admire your entrepeneurial spirit and willingness to try again. I am guessing that there are many tenants out there (hopefully a minority) who are professionals at taking advantage of the slack the law allows them. I am glad you stuck with the process and got the eviction put on record with the county (state?). That will certain help future landlords.

    I had a new unit and rented it like you did Steph. All was fine with the first client but she left as she'd rescued a cat and the body corporate refused to allow her to keep a deaf blind cat as it was a no pet blick of 5 units.
    We tried to help her to stay, but we were overruled.
    The next clients were family and that was the most horrible mistake ever. So much damage, noise complaints, and litter around the front common yard area.
    Trying to get them out in the best manner still brought the family to and for arguing.
    Once they finally left wespent weeks cleaning and sold it.
    I won't do that again.
    Sorry you had tgis issue but it is a learning curve. All the best for the future.

    I’m sorry you had to experience that. How horrible. However with the economy I would think the risks of that happening is only going to increase. But shame on that person for disrespecting you in that manner and just owning up they couldn’t afford it and move out and leaving your property in the way they received it. BTW I love, admire and respect your attitude and how you’re dealing with this. Hope you find a great, responsible and respectful renter soon. Good luck

    I worked in property management for about 30 years. We would turn our evictions over to a collection agency to try and collect the money due. Although we typically only received half the money owed, at least we got half and the nice part is the collection agency does all the work. Just something you can check into.

    Wow! That's a lot of waiting, stress, and leg work for you all. Sorry you all had to deal with that. I don't know if it has changed, but pre C19 in Michigan the courts can order a wage garnishment of the former tenant's paycheck until the back rent is paid off after so many weeks after the judgement of back pay is ordered and not acted on. Not sure how long it goes until though, pretty sure it's a few years at least. My best friend's ex had it done to her after she ghosted her landlord right after they broke up. The only reason he knew about it is she called him about 7 months later asking is she could come back and move in with him. She didn't have enough money to make rent because of the garnishment.

    That's a hard line between being an owner vs being a nice guy. Keep it a business. Don't rent to family and friends is a good basic rule.

    Hi Stephanie, it takes too long in Texas to evict someone. Thank God the laws in Wisconsin are so different. It took us less than a month to go thru the process. Good luck with finding a good tenant.

    I am a property manager for a small property company. I have been doing this for 9 years. I have done several evictions my last one was Tuesday. I don't let anyone get any further behind than 30 days. They can make arrangements with me, but if they miss one payment from the arrangement, they get a 10-day notice. After that 10-day notice, eviction is filed. I have filed for no rent or upkeep of the property. My last eviction was because these girls had 13 stray cats in the apartment it was a mess. $10,000 worth of damage. Of course, they have an eviction and are now a judgment. I have never had to call a sheriff. In my state when we go to court the first time the tenant goes to court they are giving a move out date. Anything left behind is ours to toss out. We have a late fee we charge we can collect that in court.

    Love hearing you talk about being a landlord. That's what my husband and I do in Michigan. You're definitely right, just move on and find a new tenant, hopefully a better one. 😉

    Im so sorry to hear you've been going through this. Its horrible when people think they can live in someone else's property for free. It'ss really the same as theft. I hope you are able to sue and get some of your money back.

    Oh Steph so sorry you had to deal with this. My aunt is a realtor and landlord inAZ and FL and it is most definitely a headache, I've helped her with a few and it's just so sad especially when you have a good landlord.

    Glad you got the property back. I had the oposite. I was renting and a great tenant. However my landlord was a slum lord. It took for er to get anything fixed, wether something was broken or mold. I am so elated to be out of that situation. Regardless of how bad he was, I cleaned it up better than I received it. He even charged me for a new front door and frame from someone who randomly had kicked my door in months prior to having enough and me moving out. He did nothing for me when it happened. I had to have a friend come rig the door up with a lock as the door wouldnt even close right muchless lock. He kept my deposit for the door. I said what ever, it would have cost more in court fees than what I would have git back. It was awful, cops know him well for his slummy ways. Glad your over that mess. ❤

    That is so terrible that people can be so callous and skip out and do that on a rental . So glad the eviction will be on her record. I pray somehow you can get that past rent.

    I worked in multi family property management fir over 24 years here in Texas. No one wants to evict people and I would always provide the residents who would come in and talk about it with resources that could help them. Some would get the help, some wouldn't. In these types of properties, the management company generally won't allow payments. It has to be PIF along with late charges.

    Here in New Zealand you have to pay two week bond (equals two weeks rent) plus two weeks rent in advance. You can get the bond back if the property is left how you find it otherwise the landlord can keep the bond. The bond is held at NZ tenancy services.

    So sorry that you had to go through all of this mess. I am so happy not to own a house anymore. I retired and moved to Tennessee and my son and I bought a place together but everything is in his name because I am 71 and I don't need to own anything. So it's all working out. I provided the down payment and he used his VA loan and the extra down payment brought the interest rate down. It's a hard market right now.
