- Today we look at a total of 4 Apartments all around the $100,000 price range. I make two offers even though it's only been a week since I landed in Kyiv. But I've already started to look at apartments to buy, and in this video, I show you the first four flats I went to look at, and which two I've already made an offer on. This is like house hunters international Kiev edition, but with apartments in Eastern Europe, and in real life!

@aucrax the reality is Ukraine was the last stop for Putin, as soon as Ukraine showed interest in joining NATO and the EU Putin said no fukin way, im not gonna have Ukraine join my enemies and then have Nukes pointing at Russia in close range. honestly I would have done the exact same thing if I was in Russia's position, its all about your countries security and national interest. Its as simple as that. Ukraine must remain NEUTRAL or err towards the side of Russia in order for there to be peace. Remember when Cuba was going to accept Russia building a military base there with potential nukes? We saw how the US handled that, that is exactly the same thing Russia is doing in terms of Ukraine.

I was so close of getting an apartment near Kyiv for 60k but now I’m glad I held back because Those places were attack badly. My heart goes out to the affected people, praying that the war would end soon
There are well built out areas that cater to rich expats and areas in which ordinary people lived. Many are going to be urged to sell their property especially if it's been demolished and they only have the title deed to the land standing underneath the property. There are talks of reparations from Russia and everyone around the Ukrainian president is saying that Ukraine is going to be rebuilt to standards way better than what was seen before the war, so I think there's an opportunity to make money from the reconstruction of the country.

They've made Russia lose more troops in less than a week than the US lost in Afghanistan over 20 years. Russia armed Afghanistan and Iraq, and they couldn't destroy one of our tanks over decades. Russia is only strong because of nuclear weapons and threats that allow him to get away with bullying weak nations.

Hey, also I would really check on how much it will cost you to renovate :) I'm not sure if your estimations were realistic. We've bought an apartment in Lviv, my hometown, in a 1905 building. The renovation was a lot more expensive than we thought. The old building can be very tricky, you start doing floors - end up replacing beams underneath, you want to do plumbing - end up having to drill a hole to your neighbours upstairs/downstairs, to connect the water pipe and a lot of other things. It is also not easy to find the team that will do the renovation - it's totally russian roulette - you can find a good team and everything will be fine or they will steal your money and you'll never see them again :)
That's the issue everywhere - finding good workers to do a big renovation. I had a guy doing completely new wooden stairs in my house, he had great reviews, also recommended by my friend. I ended up with holes in my wooden floor as he dropped his equipment down etc. Also stairs tread thickness half the size I wanted and paid for. And what can you do after, not much.
Well I just do it myself,and if you want new floors it must be expected to replace old on dirt supported beams,in fact you dont want beams at all but the modern 300 mm insulation and on top waterpipes in floors!Talking about house not city appartment.

People say they hate brokers in the US - what they don't realize is that the US usually has more consumer protection - which is also built into license law.
I’m English but we bought in France , here the commission can be as high as 10% + taxes.
The notary works for you and is employed by the government. It’s nothing like buying in the U.K. but a lot safer than buying in Spain.

@@MoAli-wm4of well a lot of people bought houses that weren’t supposed to be built , they lost everything ! Plus if you buy a house on a piece of land that has access to other land, they build a road and charge you for building it.
There are lots of pit falls and a lot of corruption. Think it’s got better in the last decade but be careful

Sure enough in Feb, in KYEV a sofa got stuck in the tree after a man decided to throw a sofa out of the window. Shall we try "nobody does that" statement? A month earlier a someone from 12th floor threw a Christmas tree, children were playing right where the tree fell. Shall I continue looking?

In Greece is much safer and cheaper. 1 bedroom apartment 47sqm renovated is 65 thousands. Nice area in Thessaloniki.

New subscriber here, based in Prague. Here, for renting and purchasing, the buying/ renter pays the commission. To me, this is nuts. There are a few "no commission" agents, where the seller/ owner pays the commission ( which is how it should be ). Cash only for me = walk away. Always get the due diligence done. You wouldn't buy a car without a valid title and no lien on the car, so why would you do it with an apartment. Buying in cash saves on interest. Depending if your wealth is US$ based, and whether you think your life will always be in eastern europe, you are exposing yourself to currency risk. But if your wealth and earnings are Ukraine based, then no worries. I guess apartment A was set up for Airbnb investor - hence the fold out beds. For me, I couldn't live with less than 70sqm for a single person. Roof apartments are a no no : too cold in winter/ too hot in summer ( ask me how I know ). At least you are allowed uPVC windows there. Here, if you are in/ near the historic centre ( say 3km radius from the centre ) you can only have wooden frame windows. Makes for an always on heating situation in the winter. That was a GREAT video ! I'm very interested in Ukraine. As a Westener, I love Prague/ Czechia. But I'd love to move further east

Really interesting for me, I lived in Kiev in 2007 in a sleeping district on the North side within sight of the forest.. Subway + bus was a daily grind as it was beyond the end of the line. Rent was relatively high in 2007 for a Soviet grade lifestyle. Going into the beautiful downtown was good for the spirit. I was considering a small apartment not far from the city centre to enjoy a nicer lifestyle but left due to world economy concerns. Wish I could have been there with deeper pockets and gone shopping for flats lol.
What were prices like around 2014 to buy?
In 2007 I recall lots of cranes things were booming , people were flooding into the city. In a sleeping district on the outskirts of Kiev, a clean but threadbare Soviet style apartment , with a very nice view of the park and lake, forest. Went for about 80k USD (only the view was exceptional) . I recall rents were around $500 USD month for a small Soviet apt on lanes off of Khreschatyk maybe a kilometer-ish from the square. Things immediately around the square were oolala for the wealthy.From this video it's a different world with amazing locations , modern renovations , much bigger spaces for far less. I'm impressed and things have really changed.

We are also looking to buy somewhere in Eastern Europe (we are from the UK) as we love the area and way of life, but as usual, there are always pitfalls in transacting in a different culture and if you don't have the right people and advice on your side, you can get into a lot of trouble. I trained as a lawyer, many years ago in the UK, but this only helps with awareness as every country does things differently. You definitely dodged a bullet with the fourth property. Take your time. I saw another comment that said you were too quick with your offers. I agree. Slow down, there a lot of flats to choose from. Ask a lot of questions. Test all faucets and toilets. Check all electrical outlets. Do they have home inspectors in Kiev?

I work with many Ukrainian immigrants who are buying their first home in the US and it is always an interesting experience. Some do want to bring cash - suitcase of case for a deposit. Some question every move and legal system in the US. I just have to remind people that it is totally different in the US. Nothing is done under the table...lol. Watching videos on different countries to live I rarely hear the UA-camr ever mention things like stability. We're so used to stability in the West we take it for granted.

Johnny, good luck on buying real estate. I never had any luck with my "investments" which at one time were mostly homes. Some renters were late payers, others trashed the place, I even had one that made a fourth room from our Florida home (the outside porch) and rented the room out to strangers. The real estate agent we contracted to watch the residence never advised us of the added construction. What a nightmare when we finally had to sell it. I did far better with conservative utility stocks, the S&P and finally Vanguard VYM over the decades and now sleep well at night.
Wow you really had a nightmare with your real estate. That sounds bad. People are unpredictable. I am sorry you had to go through all this. Hopefully God is on your side now. It is hard to deal with people. I don't trust them.

Hah, I recognize some of those locations! The building you said might be a back of a school IS actually the back of a school. That park was where I played as a kid! Man, memories. And that apartment that needed to be renovated from start to finish was horrible.

There are brand new skyscrapers in that area, for example Tetris hall. The price is higher, but you’ll have a magnificent view, open planning, modern infrastructure.

not sure if this would be helpful, but you cannot legally move the kitchen into a room and vice verse, as by law we have so called 'dry zones' and 'wet zones'. kitchen is a wet zone, and a room is a dry one and you cannot swap them.

@@Zeru. nope. Kiev is growing fast, alot of traffic jams, its harder and harder to get to center of the city from suburbs, so apartments in center are becoming damn expensive. Look what happened to Moscow, it used to be cheap soviet city too, now it costs almoust like New York or Tokio.
Look at the prices in Moscow and S:t Petersburg, same as in capitals of most of european capitals.
Before 2009 Kiev's apartments cost much more expensive than Berlin's one or a lot of other EU capitals. Very attractive city!
with $80k you can buy 2 very good ,new 3 room appartments in Bulgaria in sunny beach and rent them for tourists easily making good passive income .
The fixer upper would have been great because of the location. Sucks that the owner wouldn’t budge.
Try to offer more the amount he needs to pay a tax then try to negotiate agent fee to 1% and finally it could be still a good deal
Great firing positions, minimal exposure. Easily accessible spots for an ambush, knock down some of those walls and you could maneuver nicely.
And in Thailand you can rent a beachside condo for 150 usd a month.

As with any big investment decision, take your time, have patience, take your emotions out and the right deal will come along eventually. There is always something better around the corner...
absolutely it is not good to be in a hurry. you need to mull it over. sleep on it man. And Kyiv is very overrated. Prices are of the roof. If I were you I would buy three apartments in rural area for rent for investment because probably you will change your mind where to live in Ukraine in the future. it is my two cents. once money is gone is gone 🤣 no turning back
And last if you are sure where to live and wanna buy an apartment for living, make sure that apartment faces to south. Kyiv is very cold city sun is very important and I don't think high ceiling is not good idea in cold places like Kyiv.
I didn't care for any of the apartments (price or condition), but the handling of the deals all seemed shady. If it were me, I'd hire a broker to fin potential apartments that had clear titles and have terms and conditions spelled out before finalizing any deals. Definitely, you were in too much of a hurry. Take your time!

Second apartment has soo much potential. My only gripe is sourcing the talent and help to get it done right and with confidence. Reno's are usually a big headache if you dont have any contacts to trust or rely on.
Many seem to have a very negative attitude towards Kyiv / Ukraine in the comments field. I myself have lived in kyiv and can say that it is an absolutely amazing city to live in with amazing people! many of my best memories are from this city! I think you are doing the right thing jonny who chooses kyiv as your city! I long until I can move there permanently as well.

In Berlin finding anything is basically a nightmare. When I lived in kyiv, I got an apartment for rent in 2 days. In Berlin it takes months. Same for sales.
Berlin's real state is ridiculous. I've been living there for about 8 months and I'm already planning to get out.
Well, before the war Kiev seemed to be like Berlin in the 1990s until 2005. After that unfortunately Berlin became expensive. Many foreign investors are to blame as well by the way ;-)

I would've been all over the third one. Really cozy feel, nice lighting and low key looking neighborhood. Had a calmness about it. Seemed laid out the best and had a nice sized/new bathroom. Little store on bottom floor is clutch too.

ok, I'm late here, a very good video Johnny, I'm in the UK bought my first place aged 18, but over here in the UK I employed a lawyer and a surveyor for every property I have purchased, just to be on the safe side. you need a surveyors report if you're getting a mortgage, it's not needed for a cash purchase but I would always advise anyway it's one thing to buy a lemon for a car, different ball game when it comes to property.
Well this is so interesting. Now March 2 here we are in America (South of Boston) praying for everyone in Ukraine. Not sure you’d even receive this . Looking at all the apartments as I am older I’d go with the one newly renovated .

I think that you should not abstain. It is worth buying. Because if you compare the prices for real estate in Kiev that were before the revolution, namely in 2013, you will see that the prices were much higher than now. Therefore, if you have money, you better buy. And if you need a lawyer, you can contact me directly.

Those prices are INSANE!!!! In Sofia, BG (which is in the EU) you can have at least 50% more space for the same money. And can get a new building, not a Soviet derelict panelka or a relic from Stalin era. I think you're getting scalped.

Who knows what Ukraine will look like in 5 years lol. If Ukraine goes to the moon because they won the war or Russia occupies it it can still be a great investment... unless his building blows up during the war of course. Doubt he has insurance.

Johnny apt2 was the one I'd have gone for. I'd have got the bathroom and kitchen done. Slept on the floor and used the run down aspect of the apartment for photography. That red phone on the table was just fab. Keep patient, everything happens for a reason. Let's see Tatiana BTW 😉

Yeah buying is some countries in Eastern Europe can be a minefield especially as the laws are not there and if they are they are not properly set so there is not much to protect you as a buyer. You are right to have employed lawyers to oversee the process before parting with any money.

Wow !! I guess "Buyer Beware" is good advice wherever you are in the world. Good luck with your hunt. BTW all of those buildings did not look very well kept. When was the electrical , plumbing and heating last updated. I would find out. I would also shop in the dead of winter to make sure the heating and hot water are reliable.
