  • We're apartment shopping again here in the capital city of Kyiv, Ukraine. This time I bumped my budget up from the $80,000-$100,000 price range, up to the $120,000 range to see what type of apartments I can find and hopefully buy in the city center.

    So far, the first unit in this video seems the best. It's practically move-in ready with nice furnishings. As long as it's close to public transit and shopping, tourists will rent it and may prefer to be outside the "center" for the right price. If you're not used to doing renovations, I wouldn't invest in a unit that needs a lot of work. You might find something closer in for less money that needs work but then you have to pay to live somewhere until it's ready. But I'd keep looking in the area you really want one more time.

    I loved this video. Very interesting. I'm Canadian. Lived in Ukraine back & forth for 5 years. Everything is so sketch & weird in purchasing & business. This insane bureaucracy is holding the country back. Scammers everywhere. Nothing is straight.

    If you are Airbnb-ing the property half the year, it needs to be great location, with an up-together outside as well as inside. People need to feel they are in a safe area.
    The first apartment was close, but just on the edge location-wise. If people are staying to visit the city, it needs to be walkable to the main attractions. Also, public transport accessible.

    Just a quick tip: even though there's double glass it doesn't mean it's that great. Normally (at least here in Belgium) there's a production timestamp somewhere between the 2 layers. If it's less than 10 years it should be alright. The newer the better of course.

      The easy thing about Ukraine is the new windows all use the same plastic frames so you can tell right away if they are the newer versions.

    Hands down - the first apartment. Very comfortable layout and easy colors to live with. Location seems alright.

    Love house haunting & how much is it?Nothing to renovate & appliances are new. Rental in this type, how much? It's been a while haven't been to Europe but will come back soon for some projects. 🌏

    Those blueberries are the same price in Hong Kong. Likely premium ones from Spain, Mexico, South America, or California.

    A couple questions- with complexes this large how do they deal with vermin like bed bugs, roaches, rats etc. I recently had a relative get driven out of their apartment by a neighbor's roaches (in the U.S.) the bugs had gotten so bad that it became a very heavy unbearable infestation. Also do the buildings offer amenities? Like where are the fitness centers/gyms? Theaters? Malls? What do people do for entertainment?

      apart from the occasional cockroach this really isn't an issue for most apartments in Ukraine, probably due to the way they were built.

    I'm curious what the common fees are in each of the buildings you've looked at. Typically this is very low - maybe 300 - 500 UAH per month. It also raises the question of who financed the nice lobby renovation of that second building you looked at given that the common fees are barely enough to cover the costs of anything more than garbage removal ... As for apartments, I'd go with the first one of this set. The extra money is worth it for something that is already nice and easy. "When was this in style?" should be the title of your series) The tackiness of some of the renovations you'll find in Ukraine is unmatched))

      Usually the residents vote on it and may decide to chip in for a one time renovation.

      @@JohnnyFD That's true. In an apartment I rented a few years they replaced the concierge with a "domophone" system and went through the effort of collecting money from each of the apartment owners which took about a month. It was pretty small - probably $50-100. In the case of this lobby reno, the amount per apartment would likely be quite substantial. Of course one tenant could have contributed a significant amount to cover the costs but that really goes against Ukrainian culture ... It just seems pretty unusual. Also, there are some new buildings in Kyiv with nice added amenities like swimming pools on the roof, etc. and I'm curious what kind of common fees are being paid there ...

      300-500 UAH per month for fees was possible in Kiev many years ago, now it's closer to 700-1500 per month for most apartments

    Kinda liked the one with multiple balconies but the surrounding wasn't that pleasant ; Buy one with at least one Balcony Johnny , you might ....might ...regret it , but am not talking from a perspective of a below zero winterish country so it may have other consequences as well that need considerations unknown to me .... atleast 1 and half bath rooms should be available ....garbage shoot , utilities , maintenance ... parking ...... built in closets , cupboards ....few aspects i would check along with evacuation processes in an emergency.....

    New subscriber, love watching...my question is... by chance I see that they are renovating the inside, but that one building with the scary entrance...the outside was falling off, does that not worry you about structural integrity...just wondering because, I live in Florida and we just had the condo collapse...

      The good news about most apartment buildings in Ukraine are that they've built from brick which is much stronger than wood, concrete and rebar like in the US.

    The first one was really nice, a modern and fresh look. Maybe a little cramped.
    I liked the second one too. Not as nice as the first one but quite big at a good price.
    The third one was a little meh. Nice bathroom but I didn't like the living room.

    Instant hot water system means it's heated as you use the water. Not that it matters now...

      there is no civil war in Ukraine. Ukraine is at war with Russia.
      Russian tanks and mercenaries - this is who Ukraine is fighting against in the east of Donbass

    I come from Bulgaria but my wife is a foreigner. Whenever I view any property back home I will go on my own the first time. I found that if she is with me they suddenly remember there was a mistake in the price and the price is actually 30 - 40% more than what they quoted originally. It drives me mad, these part of the world is full of chancers and doing any business there is really painful. Think about it how many years the average Ukrainian needs to work to be able to afford $120k? it's a joke. They basically rely on Ukrainians who work abroad or foreigners, simply there would not be a market for these sort of money unless you get good salary in the west.

      a lot of rich people live in kiev, as well as in other large cities.
      there is a lot of money and business in kiev.
      do not think that everyone is poor. Ukraine is a big country

    Triple glazing apparently the quality units will have argon between panes because it's heavier and more thermal than air double,triple glazing nerd..one thing I like I've seen it in both Bulgaria and Sweden that's 2 double glazing units that can be opened separately look it up or maybe not 🚫🤗....GRT bathroom a little decor update but the size very Good and that was with washing machine in, something we don't do in the UK..I was worried if the shower unit was Johnny F D size 😉...1956 in the communal space me thinks a certain Mr Bald will be jealous..that orange tri car was nippy..blueberry 🫐 dealers.... Bulgaria they sell sack loads of fruit very cheap especially near the end of that season,that's the place to go and make a 10,000 per cent profit when you come back 🥳😆🤗...

      As I know, you need to have a permanent residence permission to have a property here. It is almost like a citizenship, except you can't vote and be a politician

    Have you not considered Odessa or Lviv instead of Kyiv? I think the price range and quality of property in either city is better value than the Capital.

    The older ex-Soviet generation basically got an apartment or house for free after the fall of communism and transition to democratic socialist state. Ukraine used to and maybe still has a socialist system. When I went there the socialist system was still pretty much alive but things have probably changed with the war. You probably bought something the owner got for free for just living there during Soviet times.

    Just watched & it´s just so surreal seeing Kyiv being this vibrant and then the war came. You are doing a lot of things right. Taking people with you to inspect the flat is always a plus. Generally, good things take time. All three entrances weren´t the most inviting. Not choosing any of these was the right choice. Great insight.

    Go look at one of the new buildings. Even if it's more then you are going to spend, it'd be more interesting to watch then these places that are falling apart.

    For people that may be confused why kyiv especially looks so weird with having so much new construction and why there are so many modern buildings between absolute old ones. Ukraines construction was always booming, especially in kyiv, the biggest problem was that there were soviet homes everywhere without any renovation. The problem was that because od corruption and so on, no one renovated fasades of soviet homes. Now that ukraines economy got better to almost its best, ukraine is absolutely booming in construction with new airports, bridges and buildings. In kyiv there is absolute booming in construction of high modern office buildings and slowly all soviet fasades are getting renewed, because ukraine now has money for it. In 5 - 10 years most soviet homes will dissapear probably (if everything continues like now)

      I agree with this statement mostly. But I don't know who will agree to pay to renovate the facades, as you'd have to get all of the apartment owners to agree to divide the costs.

      @@JohnnyFD The big problem is also the loose laws in ukraine. There needs to be way more new laws for apartment owning, especially with balconys. All balconys look different, because its not illegal to just change your balcony yourself. Its only illegal if a company tries to change it. Ukraine developes fast, but because of many years of corruption the law didnt improve in anyway till 2016 where there have been many reforms for corruption with gas and so on. Most apartment owners also just dont care about their fasades, which is not that good, but after time goes on im sure there will be improvements with new generations

      haha in 5-10 years most soviet apartments will disappear? Won't happen. There will be more high-rises built in place of abandoned/empty places, but all those ugly soviet apartments will remain for many decades to come until they become structurally unsound. Even Moscow which is much richer then Kiev hasn't fully solved this issue.

      @@yuriythebest agree. the ugly Soviet houses will remain for a long time. The main thing for Kiev is not to repeat the mistakes of Moscow, while the construction boom is at the beginning. but I am sure that Kiev will follow the path of Moscow, but not as badly as in Moscow with anthills.

Kiev is currently doing it's best to build as many "anthills" as possible thanks to Klichko, this is quite weird because tall buildings are useful in the city center OR in places with not too much land like Japan/Hong Kong

    The apartments in Ukraine are not cheap. 700 ++ Sq ft for $ 115 K. But the town is nice though.

    In my country you can get much better places for same amount. Come here to invest. My home city is only 75 years old and is already almost 500,000 habitants and growing every year. If you buy something now here, 10-20 years from now it will be worth many times over

    Old houses (Tsarist period, Stalinka, Khrushchev) have very old communication (water, electricity) - this is their disadvantage. Often basement problems, sometimes insects. But they often have a good location. The prices are high for very good locations.
    But I prefer new houses - their price goes up every year (you can resell them and make good money).
    For example, having successfully invested at the stage of building a house, you can pre-sell an apartment in 6 months (without repairs) and earn about $ 25-30 thousand (this is for 2021)

      There is uncertainty with the future of the Khrushchevs.
      They may be considered technically obsolete and subject to demolition (large developers are interested in getting expensive land). And in their place they can build new houses. (as happened in Moscow with the "renovation").

    Paying 100 000€ while there is annexations and active fronts all around sounds just stupid to me.
    Guess you play extra cash for being next to a square where people were shot by snipers using SVD-Ss for being next to agitators throwing RGD-5s at the legs of riot police. (All video documented)
