    Recently I've had a lot of people asking to see the properties that I won on auction. So today we will start with our first purchase from 2014 where we began living rent free and mortgage free in Italy. We paid cash for our little townhome style villetta a schiera. I'm not talking about absurd amounts of cash here, what I mean to say is, we used what we had intended to be our deposit on a new home to purchase this property free and clear.
    Living without rent or a mortgage has been liberating and really the first time we've felt on the path towards financial independece. I hope this video inspires people to consider thinking outside the box in order to feel the freedom we've been able to feel.

    we sold up in England and moved to Italy 6 years ago. No mortgage, no rent, hardly any taxes to pay, plus I have 7500 square metres of garden and woodland and we have a very nice life.

      There are no taxes for the property you own and live in.. Most taxes are on wages, or any income you get

    David, I don't see anything wrong with it. You talk about it like it's the worst house to live in. You are blessed to be rent and mortgage free. Enjoy your beautiful home and don't worry about what others think of you. Chances are they are renting or are in heavy debt. Those are the complainers you will be hearing from.       I agree. This house is great. My sister refused to allow tvs and computers in the bedrooms. She said she wanted a family not room mates. Bedrooms can be for sleep, clothes, personal item storage and maybe quiet playtime.. Your home seems just that, a home. P.S. I love what have done with it. Maryland, USA

      @Karyna Do Monte It's usually based on comprehension. In the sense of communicating to the level of complete understanding. It's easy to remain in ignorance and only talk to people in English and rely on others to communicate for you, but it limits you when living in Italy. Bureacracy included. I'm still far from Italian language mastery, but now I can speak for myself and comprehend others better.

    Italy's population is aging and needs young people to help repopulate the beautiful countryside. Many Italians left to work in factories in America and never returned. My grandfather left in 1916 to work for Henry Ford in his car factory. He went back when he was 74 to visit family members, but sadly passed away in 1991.

    I love your home it’s warm and full of love, more space doesn’t mean more happiness. The garden is wonderful and the fact that you share the efforts and rewards with your neighbor/neighbors says so much about you and your wife’s generosity. Thank you for sharing.

      Thanks for saying so! I think it's important to be of service and even if it is a small gesture it's important for building good relations with the neigborhood. My wife is the real example of generosity! Her idol in life has always been Mother Teresa, (being Albanian as well) hence the generosity

    I bought a 1921 “as is” 6 years ago here in the US and had to have a lot of work done to make her shine. She had been neglected for decades and I feel as if I’m the caretaker of this gem, to pass on to someone else. I call my home Gem Cottage and like me she is not perfect therefore we are perfect for each other.

      Christine, I bought a 65 years old home and renovated it and the garage , I turned it into 2b + 2 bath that helped me to stay for free. Bought for 40k

I especially like your description of your home's foundation...solid and recently restored. Your children are so fortunate to have you and your wife as their parents.     My yes we put Clorox in our paint. You could buy it of course I lived there in the 80. But thanks for bringing back some wonderful memories . I lived in a small town very much like this!

    To get rid of black mold soak a paper towel with lysol generously and stick it to the mold for like a day and it's gone once you peel it off. And it doesn't come back.

      Bad advice. Black mold is deadly and needs professional remedies remediation especially when it has I filtrated walls ceilings etc

    In the corner ceiling where you see mold, you may want to try adding a ceiling fan in that space and circulate the air there all year. It may take care of the mold issue.

      @@DauvO Yes, I meant once the mold has been cleaned-up, then install a ceiling fan up there just to keep the air gently circulating all year long. That should take care of the problem.

      Will do! I didn't mention the others, but every painting you see in my house and my office was done by her. She got bit by the 'art' bug during maternity leave following our first child and painted them as well as some for her mother.

    As someone who has stayed in Italy numerous in different locations I think your home is amazing. For living mortgage free it could be much worse but you & your family seem fine and happy! The separate garage with office is a very nice bonus. Everyone always says their home needs to be updated hahaha. I'm interested to see your next video on tax advantages for foreign investment.       It's mostly about what is sold to you. The idea that you have to buy something new in a popular area. Most Italians I meet love the buzz of Milan. But prices there are higher for sure

      With the buses we could survive without a car where we live directly on the route between Milan and Sant'Angelo, but that's what I'm saying. Why do I need to choose to live without a car? It's a pretty standard thing to have from my perspective. Anyway, not trying to argue, I like that you've expressed your preferences.

    I've been trying to sell my house in northern Tuscany/Lunigiana for more than 6 years now. It's a house that is at least 600 years old and built in an ancient hillside village. The house is completely renovated and the price is low. There's no reason it hasn't sold except that most houses in Italy for sale just aren't selling. The market is glutted so you'd think the buyer's market would speed things up. The house has a view of the Appenine mountains from most windows, and a lush valley below the village. It has an attached garden, 3 bedrooms, a huge renovated taverna with the original stonework restored. The house has a woodburning fireplace, a pellet stove and radiator central heating using metano gas for fuel. I'm only 15 minutes from stores, banks, bars, restauarants etc, just 20 minutes from the autostrada, and 30 minutes from the sea in Lerici. So what this tells me is that investing in real estate in Italy is risky business. I moved to Italy from the US and bought this house needing renovation. The only reason I want to sell now is to buy another home on flatter land as I'm getting much older now. After Covid, the real estate business got worse, if that's even possible. Americans can't come here yet, and people in Europe are slow to invest in these precarious times. I'd be interested in your feedback as you are clearly continuing to invest in real estate.

      I too have a magnificent villa that eventually I'll put on the market. Mine would make an excellent B&B. It's unique and has many features made by local artisans. It's in thd beautiful picturesque town of Bedonia in the province of Parma,bordering Tuscany and the Ligurian coast. I certainly won't be letting it go cheaply because as they say..if you pay peanuts..you get monkey's 😂. You need to find a good international estate agent. Unfortunately the covid has certainly complicated things. Wishing you Good luck !

    Not sure why you were expecting people to make negative comments about your house. I think it looks good. There are a lot of houses about the size of yours in my city. People raised large families in those homes years ago. We forget that!

    Bought my property in Europe. Cash. Can relate to the feeling of living rent and mortgage free. It's very liberating and it allows you to pursue other ventures that are creative (say youtube) but don't pay as much as a "real job". Great move mate.

    Thank you for sharing your home. It gives me a better idea of what to expect. I thought it was very nice. It’s great that you live smaller now so you can buy larger as your kids get older. The kids singing and seeing the garden was an extra treat.

      Glad you enjoyed it. I'm all about sacrificing a bit now to have a lot later. It's not always easy. I had to teach this to my wife.. though she was never a big spender. She always had a good example of saving money in her life ( her mom)

    2:20, I'd recognize the LDS Jesus portrait anywhere :) So many of my friends in Texas were LDS, and as a "dry Mormon" I always love seeing those little moments of familiarity, even living overseas here in Kazakhstan on quarantine atm. The house is fantastic- good on you for being debt free and living life on your terms. Good luck towards financial independence! What's the saying? I never said it would be easy, I said it would be worth it. It will be worth it! I, like you, am finding that living overseas has helped to accelerate financial goals. Take care.

    There are in Italy good anti-mold sanitary paint products like "Bisaten".
    As long as your black mold stain is due to humidity from the roof, or you ask a carpenteer to renew that section of the roof, or you install humidity reinforcement in that section of the wall in your room.
    In the meanwhile as long as I've seen from the video that the mold stain appears being just 30 cm, I think you may use easily the bisaten or anti mold paint from Mapei or Boero in order to kill the mold.
    You can find it in any ferramenta, colorificio, or negozio di parati shop that sells paint too...

    Rent free, mortgage free for 6 years. 38K euro for the house and another 12K Euro for the kitchen. Can you elaborate a bit about other costs such as land taxes and other obligations? How’s the broadband internet there and costs?

      You are right. I have paid no annual property taxes due to having the Prima Casa tax benefit on this home. Internet I've been paying about 45 euro per month so I could have the fastest connection available in my community.

      Prima casa means "first house", there's basically no property tax on your "first house" (some people have more than one houses in Italy, one in the mountains and/or one close to the sea for vacations, property taxes apply in those cases). Other expenses would be the "rubbish tax" and, I believe, that's it as far house ownership taxes.

    Great video, and it's a lovely house for what you paid and put into it. I wouldn't even bother remodelling the bathroom, it looks fine as it is, and changing the walk tiles there would remove some of its quaint character.
    At 08:10, let me correct you. Your equity is the difference between your home's current market value and any loan outstanding on it, so in your case it's the full €80,000.
    The €30,000 you refer to is your as yet unrealised capital gain on the property. Two different things.

    I love the villa! It is built so much better structurally than most homes here. We usually hav a single brick, 1/4 inch sheet rock, and plastic shingles. European homes last hundreds of years. In the summer , homes in Europe stay cool inside. We lived in Europe when I was little due to my family’s work. For the mold may I recommend vinegar. Just pour into spray bottle and spray directly on the area. It usually don’t hurt anyone unless just allergic to mold.
    You have a wonderful place and the best thing is that you don’t have a mortgage which is the best thing.

    And it's not weird for the closets in the hallway. Bedrooms in Europe don't have closets like in the states.

      @@DauvO What needs to be done since the roof is done. All I see is painting and maybe trim unless your changing the windows. The garage door probably needs to change too, but I don't see at lot that needs to be done.
      Also continually breathing in the mold is the main issue, and it's damaging effects to the respiratory system. I wonder if the mold is a result of the damaged roof, and that area got wet and wasn't able to dry out.

    We are in Castiraga Vidardo in Lombardy just outside Milan about 30 minutes next to the community Sant'Angelo Lodigiano. Sant'Angelo has a huge castle against it's historical center piazza and principal church which is quite amazing. I live in the historical center of a residential zone that is about 2 minutes away. We do our shopping in Sant'Angelo and have all our basic needs covered in the city of 12-14k people. Being so close to Milan allows my wife to commute to where she works in a bank near City Life in Milan.

    We bought our 100sqft apartment for 15k... but it needs complete renovating. You can get property incredibly cheaply out here. Just yesterday I was looking at property for sale in this area and saw a 2-bed for just 20k. Villages are very, very cheap.... and we're less than 40 mins from Rome by car.
    Back in London you couldn't buy a garage for 20k... or in Rome for that matter.

      @@DauvO Hi Dauvo....thanks for your prompt response.....yes, I would love you to send me links to find auction properties. I am actually looking in the province of Sassari in Sardegna. I found a small unit that I wanted to AirBNB. I was speaking to an engineer in that area and he mentioned the auctions might be a better option. Although I can speak/read 'Italese' (half English and Half Italian), and use google translate, sometimes I don't get the true meaning of what I am reading (sometimes it's because we don't have that in the US / Cda). I would greatly appreciably if you could send links (ideally if the website has an English translation). Thanks so much! ps...you have a beautiful family!

      Also, one more thing.....I watched ENTP Life's video and he said that he (as a buyer) paid the real estate agent 500 euros. The realtor we contacted asked for 10% of the price of the property we are looking at. Does that sound right?

Perhaps he is considering that he will have to do extra leg work for you, but I really think you should get a different opinion. Some agents will try anything with foreign buyers. If he is really adding 10% of value, then that's another story.

      I should add that if the price is really low, some agents set a minimum fee due to their fixed costs, so I guess 10% is possible in that case.

    If the black mold is formed because of lack lf heat, I would consider some "Kilz" anti mold killing paint to prevent further spread and installing a 'heater cord" along the crease. The impairment to looks will outweigh the risk of illness. You can also consider a small solar panel on the roof to run the cost of the cord.

    I would call this a townhouse. It is easy maintenance and full brick construction. You could next purchase a villa, which would be larger, but in a less dense area. It is great purchasing outright.

    Buy a dehumidfier on Amazon. After cleaning off the mold, running that for several hours daily might cure the problem. If not, check for water leaks.

    Nice down to earth video, love real estate investment stories. If I could go back in time would go in that direction. Grew up in Canada but now live just north of you (Switzerland). We bought a house but I regret we didn’t buy a multi- dwelling property. Now it’s just about impossible to buy anything because houses have increased so much and also the scarcity of land makes it even more difficult.

      DauvO Live in one apartment and let the tenants pay the mortgage. Not too much more as 3 or 4 apartments. My wife didn’t like the idea so we stuck with a single family home. Selling the house is not an option. Not crazy about paying 2000 francs in rent and cheap houses are rare here. Also would be nice to leave something behind for the kids.

    Thanks for sharing your personal experience and beautiful home! Im trying to find some time to look at all the videos you have been uploading. We are now seriously considering even moving to Italy but first i have to convince my parents. I dont want to leave them behind. Their main concearn is health care for foreigners so we have to do some research

    I love your house! I love the kitchen and how you painted the brick. That tub is also amazing... nice step up from what I’ve looked at online for sale.
