For me, purchasing the rights to the exterior spaces would be very high on my priority list from both a personal preference as well as the value added on the business side of things. Compared to my own project, I’ll admit to a wee bit of envy in regard to the ease of vehicular access your place enjoys. Going through the refurbishment process will undoubtedly give you greater perspective on whether or not you’ll want to pursue the addition of adjacent properties.
I am with you there. There are probably a total of 4 other parcels to buy to have control over that block. The parking could only be better if there was a legitimate garage, but we will see how creative we can get 😄

Congrats and I'm so jealous! I've actually visited Sambuca in May 2019. I was visiting Contessa Entellina which is where my great grandparents came from. While visiting... the friends there brought me to several towns near and one was Sambuca. I totally love this town and would love to have a place there as well!

I stayed in an old farm house not far from San Gimignano it looked as if it were several hundred yrs old. The steps leading up the stairs were very warn. A huge fire place in the kitchen. The stable was on the 1st level under one side of the house. The otherside they raised pigeons. I don't remember all the the history. I found the farm house, garden and property to be magnificent. It was all orginal except for electricity...a stove and a toilet ...NO bathtub...THIS WAS MANY DECADES AGO. WHAT A BEAUTIFUL COUNTRY.

I could only dream to be young as are this beautiful young couple. Their life with their new home is a blessed dream for this couple. I wish them many years of happiness in Italia. If they lay on top of their car at night and look up at the stars - it will be an experience they never forget...THE STARS SEEM SO CLOSE AND MAGNIFICENT - LIKE VIBRANT DIAMONDS. ITS AS IF YOU CAN REACH UP AND PLUCK THEM FROM THE SKY. ( you literally can feel them ) often as a child I would go outside & lay in the grass after dark to see the stars usa. Yet, the colle and county side in Italy seemed to embrace so much more of the star studded universe.

They have a pretty simple process for unifying and separating properties. But it does have to meet certain criteria. Usually people are dividing property as opposed to the opposite i suppose you can imagine

That way we would be able to see what we can get for the €700 per sq meter. For example, concrete finishings are popular now, but not sure if its cheaper than tile, or by how much. We call it purchase + improvements - still need down payment but don’t need to have all the cash up front. Or maybe you’ve secured silent investors to participate? I truthfully haven't looked into bank mortgages for these types of homes. An interesting question i would like to get to the bottom of... I doubt they would be excited to get involved in this kind of project. But who knows

I actually think bureaucratically it would be easier to avoid new construction. But i could be misinformed. At least i know from the community level they want these 1 euro buildings fixed. So i would assume they'd be open to progress moreso than a new building. What do you think?

@@DoItYourselfDIYAtHome Interesting! There are many points on why building new is better. You pointed out energy efficiency.. and I have to agree with that statement. Even the idea of building new could be easier if you are comparing apples to apples. But inherently.. I'd say it's not an exact comparison since these homes are typically in a dense area of town and new construction would typically happen in a less dense area.
So far there haven't been any restrictions to this. I know many have used architects from out of the area. There is some advantage to using locals though as long as they are good of course
I was told that you can only use local contractors as part of the 2 Euro deal, not allowed to get quotes from outside Sambuca. It would be interesting to know if this is true.

Yes that's a good point. I think a combination of the two.. Something that can rented as 1 large unit or two individual units.. But without the feeling that someone can hear you through the door.
Most htese homes are so undesirable that they really should pay the "buyer" to own them. They are run down and/or in areas that are being deserted by the local population due to lack of services or opportunities for employment. You get what you "pay" for. Plus you can't retire full time to Italy without becoming a citizen or getting a residency permit, which can be expensive, time consuming or simply not available. Internet service can be dismal or nonexistant in these places. It's al DSL, slow speed over the telephone lines. No fiber. Buyer beware. Italy is fabulous, but not unless you're somewhat affluent and can afford a decent second home.
It's not perfect here for sure. The grand majority of this community is on the same page as you about the costs involved on these projects and those that are actually attempting to move here are experiencing what you are saying first hand. The great thing is that they are trying anyway! (My perspective) Adventurers thrive on adventure. Those who don't can happily come and go as they please. Thanks for your forewarning! P.s. Fiber does exist in many areas and now Starlink is available in Italy as well

In the US they are called Construction loans, and for renovations it's definitely a harder sell to get a bank to finance it.

I actually think bureaucratically it would be easier to avoid new construction. But i could be misinformed. At least i know from the community level they want these 1 euro buildings fixed. So i would assume they'd be open to progress moreso than a new building. What do you think?
@@DauvOKirsten Dirksen show new construction in Aosta (Alps) in a YT video called "Solar Alpine home warms up via 3-story greenhouse facade". The owner said that the it's easier to build new rather than dealing with the local government to fix-up. I am curious to see the progress of your purchase. Wishing you the best.
@@DoItYourselfDIYAtHome Interesting! There are many points on why building new is better. You pointed out energy efficiency.. and I have to agree with that statement. Even the idea of building new could be easier if you are comparing apples to apples. But inherently.. I'd say it's not an exact comparison since these homes are typically in a dense area of town and new construction would typically happen in a less dense area.

Are you allowed to get builders/ architects or other trades from neighbouring towns?
So far there haven't been any restrictions to this. I know many have used architects from out of the area. There is some advantage to using locals though as long as they are good of course
I was told that you can only use local contractors as part of the 2 Euro deal, not allowed to get quotes from outside Sambuca. It would be interesting to know if this is true.
@@ginocacioppo6517 I'll let you know. I imagine they for sure want to influence that decision. But restricting it to that point, I think is a bit extreme. We shall see!

I do. From what i understand, not many people are actually awarded this possibility. If they are going to continue it or renew the program is unknown

Hi. No I am not native italian. Born in Idaho in the US. But I think my accent is adjusting due to living here. I noticed that i adjust my accent when talking to English speaking foreigners. Kind of like speaking slower to ensure we understand each other. Interesting you've picked up on that

Yes that's a good point. I think a combination of the two.. Something that can rented as 1 large unit or two individual units.. But without the feeling that someone can hear you through the door.

Most htese homes are so undesirable that they really should pay the "buyer" to own them. They are run down and/or in areas that are being deserted by the local population due to lack of services or opportunities for employment. You get what you "pay" for. Plus you can't retire full time to Italy without becoming a citizen or getting a residency permit, which can be expensive, time consuming or simply not available. Internet service can be dismal or nonexistant in these places. It's al DSL, slow speed over the telephone lines. No fiber. Buyer beware. Italy is fabulous, but not unless you're somewhat affluent and can afford a decent second home.
It's not perfect here for sure. The grand majority of this community is on the same page as you about the costs involved on these projects and those that are actually attempting to move here are experiencing what you are saying first hand. The great thing is that they are trying anyway! (My perspective)
Adventurers thrive on adventure. Those who don't can happily come and go as they please. Thanks for your forewarning!
