People also think that they can do a cheap reno job and rent it as a holiday house. FORGET IT!!! Nowadays, the owner needs to provide all the documentation to show that the property satisfies all sorts of codes and regulations before they can even apply for the authorization. First, you need to check the minimum height of the ceilings and the minimum size of the rooms for a rental property. This place would need to have everything redone from the heating to the electrical systems, the kitchen and bathrooms. These laws change often in Italy and I'm sure they will get even more strict in the future.

I absolutely adore this property. I wouldn't want to change much other than bringing it up to code and adding another bathroom, and making a self contained guest house. (I love the tiled floors!) If anyone who is following is interested, this property is @30km from Vercelli where the Via Francigena passes through and onward to Rome. This could be a really good location for accommodation, holiday let, air bnb, etc. I cook, and I teach cooking, mainly Italian pastas, etc. If anyone has some ideas, let me know. I went there in 1996 stayed at a friend's House inside a Duke's property in Perugia with a vineyard and pool...so my concept of Italy back then was more of high end Villas and palatial homes...was so impossible to afford even a pot of soil...haha... so now that they're openning up to the world and offering affordable retirement areas... well why not coconut! salutti a tutti! Viva Italia!

DauvO True, commuting to Milan would be impossible from here. Given the location and condition, would expect the price to be somewhat negotiable and with the new government concessions on renovations it could be a bargain for someone. Such a lovely place, hope someone snaps it up soon.

I enjoy your videos There is a lot of comments about reno costs and, i want to share my experience of just purchasing a house in the Veneto Region (used for vacation) and recently completing a full reno on it. My house is 120sq m. 3 bdrm, 2 bath. I have redone it all inside, from new floors to to new kitchen, bathrooms, new windows and doors, heating system and new septic. Yes, a lot of these houses have septic tanks and most need to be upgraded. I am into it ( from the choices i have made) so far 130k euro just in reno costs. Costs can add up quick if you want them to. Labour costs for tradesmen average about 20 to 30 euro per hour.

Yes, pretty much gutted it except for walls, though we did rebuild two interior walls to reconfigure the kitchen and a bathroom. I am very happy with how it turned out. I just have the exterior to do next. I will look into the government subsidiy for the front facade as mentioned in one of your other videos. Thanks for that.👍

@@DauvO The renovation might discourage some but the homes has great bones. How would someone go about doing the renovations and what would it cost. It will need a lot of work but are there any skilled electricians, plumbers, etc that are close by since it's so isolation. Like others this is my favorite the space the layout. They would get it back doing AirBnB's since it shows great and one you do the pictures I think you would get enough to cover the reno over time.

Doing demolition and the tracks for the plumbing and electrical by yourself help a lot to contain the costs. I'd say to budget 100.000. Great home though. Beautiful. But also sad thing about Italy. Thousands of beautiful villages that are slowly dyeing.

What a wonderful property. Too bad the winters in that area are cold and snowy. I would have like to see the view from the back property and more of the outer buildings. When I bought a property in the Veneto, I looked over a few all located in or around a small town. My one you could see it was rough holes in the roof etc. So I knew what I was getting into, but I took a builder on a viewing to confirm my thoughts. Structure was ok, not falling down, and was well built. But needed complete new roof including beams a new floor upstairs, you could see through from downstairs to the sky! New electric, not on mains gas. Water was at the house and septic tank ok. I guess looking at this house bank on rewire and some sort of heating system if your living in it. New kitchen bathroom re decoration.. there are the usual small cracks.. if I were looking for a holiday home ide seriously look at this place. It's got good bones and a tranquil setting, but not too far from a town..

I have enjoyed this property very much and the last one. This has tremendous potential. I can't help but wonder why there are still things in the house left over from the families that live there. Did they leave in hurry? This property must have been dramatic in it's day. Love it.
The property was most likely used as a vacation home most recently, so any furniture would have been extra and left until it was necessary to move. But there are many possibilities of why furniture is left behind.
Super nice property......the first bedroom can just be a sitting area...so you don't awkwardly walk through someones bedroom.....the huge living dinning room....looks like it could be a separate studio apartment.....good investment..... Why does the neighborhood look like there is no one around....is that due to the virus?
No the part of the video in the car, I explain that it is an area with very few people. Like living in the county area outside of the city. Those that do live there are in their homes or at work

In the audio that was hard to hear at the beginning I described the area as well into the country. Normally these communities don't have markets since it is just a cluster of houses in the countryside. But the shops would be just a few minutes by car.
I've not experienced their winters, but my area shouldn't be much different. Floor heating is the best solution in these tile floor concrete structures. Good windows and doors are a must as well. Without floor heating, you'll either have a bit of a high gas bill in the winter, or be wearing a sweater and thick socks. ❄🌨
Dauvo can you explain whats going on with the property market of Piedmonte. There are tons of huge and ridiculously cheap homes and farms. Is the region being abandoned due to increasing storms floods and erosion? Or did it start with the slide of Torino after the Fiat closure?? What is going on there? The region is gorgeous, so there's obviously some unfortunate situation causing this almost complete abandonment of the towns in the area where you are in the video. What info can you find out for us?
Like many I have started my search for my retirement home during COVID. I'm torn between the beautiful coastal areas of the south and the beautiful rural areas of the north. I like the proximity to the major towns in the north and would like to live in a small town or village but I don't want to be completely without an outside garden area or yard. It seems properties that have both property / garden while being in a village are rare.
I agree! There area is not much different from where I group up in regards to it's distance from a larger city. I lived the garden even overgrown as it is haha

I assume you mean property taxes? It would highly depend on whether it is your residency or a second home. I unfortunately can't answer since I didn't see what the 'rendita catastale' was for this home. Renovations, I'd expect 300-500 per sm unless an inspection determined a structural issue.
@@DauvO yes, but the only solution would be providing jobs in the sorrounding area. I myself inherited a house in a very sought after touristic area, sold it and bought a medioval house nobody wanted anymore and renovated it, but I could not possibly live there all year round for lack of opportunities. Still it is perfect for our holidays and we've become "honorary" members of the community after 16 years.

The problem with this house is that northern Europeans want a place to go in winter. This house would be freezing because it's up the mountains. Otherwise its a really great property
Ela Paszczynski Palm trees are not really a sign of good weather... they can survive through winter weather of a few degrees below zero. Here winters are cold, damp and foggy but not so much snow. Weather usually starts to pick up from around March and is good into early October. But July / August can be too hot and humid for many. Maybe small pool in the garden would help with this 😄
NaCreagachaDubha I am currently in Dublin but my mother’s family are from Lombardy and Piedmont, grew up living between Ireland and Italy. Usually go back and forth a lot, but have not been able to return to Italy this year due to the virus. I have always had more of an affinity for Italy, but Ireland provides many more professional opportunities, so I ultimately settled in Dublin.
I wouldn't describe this property as 'up the mountains' since less than 10 minutes drive reaches the Po River specifically Pontestura with an elevation of 140 m above sea level. It's still in the Po River Basin.. More like at the base of the mountains. en.wikipedia.org/wiki/Pontestura

What an amazing home and beautiful courtyard/garden. Thanks for sharing. In Italy, can you have inspectors/contractors inspect it before closing? In order to have an idea what it will cost to upgrade plumbing, electric or structural before becoming the owner.
When I bought a property in the Veneto, I looked over a few all located in or around a small town. My one you could see it was rough holes in the roof etc. So I knew what I was getting into, but I took a builder on a viewing to confirm my thoughts. Structure was ok, not falling down, and was well built. But needed complete new roof including beams a new floor upstairs, you could see through from downstairs to the sky! New electric, not on mains gas. Water was at the house and septic tank ok. I guess looking at this house bank on rewire and some sort of heating system if your living in it. New kitchen bathroom re decoration.. there are the usual small cracks.. if I were looking for a holiday home ide seriously look at this place. It's got good bones and a tranquil setting, but not too far from a town..

I have enjoyed this property very much and the last one. This has tremendous potential. I can't help but wonder why there are still things in the house left over from the families that live there. Did they leave in hurry? This property must have been dramatic in it's day. Love it.
The property was most likely used as a vacation home most recently, so any furniture would have been extra and left until it was necessary to move. But there are many possibilities of why furniture is left behind.
I'm really curious to see some newer Italian properties!

Super nice property......the first bedroom can just be a sitting area...so you don't awkwardly walk through someones bedroom.....the huge living dinning room....looks like it could be a separate studio apartment.....good investment.....

No the part of the video in the car, I explain that it is an area with very few people. Like living in the county area outside of the city. Those that do live there are in their homes or at work

£55k is very very affordable considering it has a garden and a larger area... I want to buy this if it will still be available ...but I"m sure there are still many more properties available...prettier and larger...but so far so good!♥️♥️♥️
@@bee5841 €55k or £50k is still relatively cheap from my 3rd world country and ironically, it'll just be equivalent to a tiny 50 sqm townhouse here... so this comes as a huge bargain considering this is ITaLY, an EU member country.
A tiny 2 bdrm property in Cambridge, UK sells for £700k at the very least...

In the audio that was hard to hear at the beginning I described the area as well into the country. Normally these communities don't have markets since it is just a cluster of houses in the countryside. But the shops would be just a few minutes by car.

I've not experienced their winters, but my area shouldn't be much different. Floor heating is the best solution in these tile floor concrete structures. Good windows and doors are a must as well. Without floor heating, you'll either have a bit of a high gas bill in the winter, or be wearing a sweater and thick socks. ❄🌨
Dauvo can you explain whats going on with the property market of Piedmonte. There are tons of huge and ridiculously cheap homes and farms. Is the region being abandoned due to increasing storms floods and erosion? Or did it start with the slide of Torino after the Fiat closure?? What is going on there? The region is gorgeous, so there's obviously some unfortunate situation causing this almost complete abandonment of the towns in the area where you are in the video. What info can you find out for us?
Like many I have started my search for my retirement home during COVID. I'm torn between the beautiful coastal areas of the south and the beautiful rural areas of the north. I like the proximity to the major towns in the north and would like to live in a small town or village but I don't want to be completely without an outside garden area or yard. It seems properties that have both property / garden while being in a village are rare.
Gardens are very rare for the historical centers.. They are more present the more you reach the outskirts

I assume you mean property taxes? It would highly depend on whether it is your residency or a second home. I unfortunately can't answer since I didn't see what the 'rendita catastale' was for this home. Renovations, I'd expect 300-500 per sm unless an inspection determined a structural issue.

The property market is very sluggish in Italy: too many of us have inherited houses in places where nobody wants to live anymore.
It's location gives it some challenges, but I am hoping you are right!

@@DauvO yes, but the only solution would be providing jobs in the sorrounding area. I myself inherited a house in a very sought after touristic area, sold it and bought a medioval house nobody wanted anymore and renovated it, but I could not possibly live there all year round for lack of opportunities. Still it is perfect for our holidays and we've become "honorary" members of the community after 16 years.

The problem with this house is that northern Europeans want a place to go in winter. This house would be freezing because it's up the mountains. Otherwise its a really great property

Ela Paszczynski Palm trees are not really a sign of good weather... they can survive through winter weather of a few degrees below zero. Here winters are cold, damp and foggy but not so much snow. Weather usually starts to pick up from around March and is good into early October. But July / August can be too hot and humid for many. Maybe small pool in the garden would help with this 😄

NaCreagachaDubha I am currently in Dublin but my mother’s family are from Lombardy and Piedmont, grew up living between Ireland and Italy. Usually go back and forth a lot, but have not been able to return to Italy this year due to the virus.
I have always had more of an affinity for Italy, but Ireland provides many more professional opportunities, so I ultimately settled in Dublin.
I wouldn't describe this property as 'up the mountains' since less than 10 minutes drive reaches the Po River specifically Pontestura with an elevation of 140 m above sea level. It's still in the Po River Basin.. More like at the base of the mountains.

It would really be helpful if you supplied some contact info for these--like who is the agent, phone number, etc? I don't think it's fair to this agent for someone genuinely interested in actually purchasing the properties to sign up to be a patron.
Being a patron is not required, just a simple email opt in. If you've already opted in I have to connect people manually so sometimes it takes a while
