Opening a food business including a coffee shop or any shop is mired under huge redtape. You are better off spending 300,00 to find something to move into that's liveable.
This is an amazing property. Yes it needs renovated, but it is livable. Gorgeous curved ceilings, painted ceilings, spacious rooms and plenty of storage options. Nice!

Gosh, I can see that front porch entrance being a beautiful entrance, with fountains and gardens. Wish I could convince my husband to invest and purchase a property. If only I could win lotto, I'd buy this one in a heartbeat. One of my MAIN concerns with buying properties like this is structural integrity as well as the constant problem with mold. The terrace, so grand and also can see beautiful tiles, and upgrade the rusted metal fence on this terrace to an amazing ornate new one. Dauvo, how much does it cost for an architect to review and get a blueprint of the property? Is it easy to find / hire architects, plumbers, electrician and masonry people?
A few hundred euro is sufficient to check out the property from a structural perspective. Some architects if they know you'll be using them for the future project will give you advice for free. Finding Subcontractors in small towns specifically is more difficult, but in the monferrato area, you should be able to find competent people within a 30 minute radius.
Unless it has hidden structural damage, the house is sound. Now, the ''deferred maintenance'' on the property may have led to structural problems in the foundation, walls, roof and\or floors. It's one of the gambles you take when purchasing a centuries old building.

There could be an issue with the back wall which stacks up to the road,hence the damp. Still a good project. I'm veggie but would enjoy the re-purposing of the property somewhat cleansing I'd say.
Right. The best way to avoid it is to create an air space between the wall and the road, but most likely that isn't feasible due to the area. Worth looking into some solutions. I would hope people could look past the history enough to realize the property can be whatever you want it to be in the future. We as people are not fixed, we are dynamic, in the same way as anything else can be repurposed. Thanks Maggie!

In Italy most transactions are subject to Imposta di Registro upon purchase plus two minor taxes at the same moment. Upon sale it is 26% if sold in less than 5 years. Aside from some other exclusions. There is also a property tax paid twice per year on luxury property and second home/investment property.

You know, I need to follow up with him about the property if it has sold. He said that turn around was 8 months I think? That area is interesting though, It is an area where people have a second house for getting out of the city and a bit of a slow lifestyle from what I could tell, but I definitely enjoy a slow lifestyle personally.

@@DauvO no, I've never been to Europe. I like the area for its proximity to other countries. I am a chocolatier by passion and Turin is the Italian center for it. And of course hazelnuts not too faraway in Tuscany. I'd be interested in a small store and apartment above in city, and/or a countryside vacation HQ.
It would be interesting to see this renovated but I would not fund such a project. The structure has a few (and I mean a few) interesting features. The layout of the building is awkward at best. It appears the building was originally used as a butcher shop and the apartments on the upper floor are malformed additions. It looks like it could refurbished into a basic Air B&B type property. While not remote it is outside of the nearby major cities of Turin and Milan. Selling points are: close to the town square, nice views on the two upper floors, beautiful ceiling in the living room, 4 bedrooms (Air B&B) suitable, lobby/reception area on the ground floor, and (wine) cellar. Not mentioned, but it would be nice to know if the building is earthquake resistant.

Taylor makes sense! Definitely not looking to DIY or lose its charm, and I can be flexible on time to complete. Doesn’t have to be super high end but livable in a way where I feel I didn’t lose the look and feel of the place.
I know this is three years old and most likely long gone but even though it needs a ton of restoration it's a very impressive. seems like a maze, but I really liked the lower level cantinas. the town is actually pretty and I loved the town views from the upstairs. I even really liked the furniture that I saw. usually I hate it. So do you guys who show houses, all have an old singer to stage with? I see it all over Italy. hahah some Italian joke? I'm dreaming here, but I'd want a property big enough to put up family, maybe 12 to 14 with the kids. That would be if we literally moved there full time. that's the only way I could afford it. You should explain to people how you can change the property as in maybe turn it into different rental properties or a bed and breakfast, or rent one level to a care taker and the other vacation home. It might help sell them. Any no no’s would be useful too.
Exactly, eternit made fiber cement roof panels that you can find all over the place. My house has some on the garage up until last winter when we replaced them due to them breaking in a storm.
DauvO There’s a 2015 film called ‘Un Posto Sicuro’ based on what happened and the legal battle that ensued. I have not seen it myself, but am told that while the storyline is fiction, the underlying facts of the case are accurate.
The house is beautiful . 'The area is beautiful and quiet i like it a lot . I like the view from the balcony. The reconstruction to such a big house it"s toooo expensive . My estimate to reconstruction to this house is al least 80 000 euros.

A lot of the houses we show were built before cars were available to the majority of people. There are plenty of cars in Italy, but not everyone in these small villages would invest in converting a neighboring house into a garage.
Hi everyone, look these beautiful old houses are really magnificent but most of these properties are pull down jobs because its way too expensive to renovate. So, 60K is quite expensive. All these properties were great back in the day but not in 2021, full of mould which is a killer, you all new plumbing, all new gas pipeline & electricity wiring....tiur better off starting from scratch.....so the asking prices are way to high......they need to come down in price.....
DauvO It’s quite common in the area, my sister has a very similar one on the living room and another in the master bedroom, have seen them in other houses of a certain age too. They are so beautiful. Not sure what the background is, they appear in all types of houses, it’s not just the grander ones. What’s new to me in this house is the decoration on the wall, looks like it’s paint and not wallpaper, have not seen that before in a normal house.
Cool to know. I did see it a few times that trip. It's really not common for me to see them. But I assume moving forward I will see them much more often.

I live in the area and for the past 15 yearn nothing has moved quickly, I believe a turn around of 8 months is optimistic even at that price

I know this is three years old and most likely long gone but even though it needs a ton of restoration it's a very impressive. seems like a maze, but I really liked the lower level cantinas. the town is actually pretty and I loved the town views from the upstairs. I even really liked the furniture that I saw. usually I hate it. So do you guys who show houses, all have an old singer to stage with? I see it all over Italy. hahah some Italian joke?
I'm dreaming here, but I'd want a property big enough to put up family, maybe 12 to 14 with the kids. That would be if we literally moved there full time. that's the only way I could afford it. And truly I would like to do that, convincing my wife is another matter. How many sq m is that place?

It's just an extra step. Of course there is a place to take old furniture. You can request it to be removed before you purchase
You should explain to people how you can change the property as in maybe turn it into different rental properties or a bed and breakfast, or rent one level to a care taker and the other vacation home. It might help sell them. Any no no’s would be useful too.

That's something to look into. I know they had an asbestos plant there up until the mid 80's. Thanks for pointing that out.
I believe so too, the source was a cement factory in casale which closed in 1986. The company was called Eternit if anyone wants to look it up.
Exactly, eternit made fiber cement roof panels that you can find all over the place. My house has some on the garage up until last winter when we replaced them due to them breaking in a storm.
DauvO There’s a 2015 film called ‘Un Posto Sicuro’ based on what happened and the legal battle that ensued. I have not seen it myself, but am told that while the storyline is fiction, the underlying facts of the case are accurate.

The house is beautiful . 'The area is beautiful and quiet i like it a lot . I like the view from the balcony. The reconstruction to such a big house it"s toooo expensive . My estimate to reconstruction to this house is al least 80 000 euros.
That's probably one reason it remains unused. I think someone will pick it up soon. Maybe not from this channel, but I hope for it

A lot of the houses we show were built before cars were available to the majority of people. There are plenty of cars in Italy, but not everyone in these small villages would invest in converting a neighboring house into a garage.

Hi everyone, look these beautiful old houses are really magnificent but most of these properties are pull down jobs because its way too expensive to renovate. So, 60K is quite expensive. All these properties were great back in the day but not in 2021, full of mould which is a killer, you all new plumbing, all new gas pipeline & electricity wiring....tiur better off starting from scratch.....so the asking prices are way to high......they need to come down in price.....

DauvO It’s quite common in the area, my sister has a very similar one on the living room and another in the master bedroom, have seen them in other houses of a certain age too. They are so beautiful.
Not sure what the background is, they appear in all types of houses, it’s not just the grander ones.
What’s new to me in this house is the decoration on the wall, looks like it’s paint and not wallpaper, have not seen that before in a normal house.
Cool to know. I did see it a few times that trip. It's really not common for me to see them. But I assume moving forward I will see them much more often.

Do you plan on checking out any rural properties or have you? We envision finding a little hobby farm (or smaller) near to a comune such as this. Perhaps a cycle ride into town as an example.
