I will subscribe and continue to follow. Use other people’s money, as long as you do right by your financiers. Which means getting your numbers and due diligence right before you embark on a flip project. Great post.

Question. When you find a potential flip should I get the contractor to give me a idea of how much the rehab will be before I get my hard money lender?
Was it just me or was his math a little off? 12% of 300,000 is 36,000. Which means the money cost will actually be 216,000 for 6 months. I'm just asking to make sure I am not missing something or miscalculating my numbers for my flips.

He said if he holds the house for 6 months then you’re paying 6 months of interest before paying it off. That’s why it’s $18k
