I started stacking to SAVE wealth. I've always been the type of person to spend my entire paycheck. I hate having money just sit in the bank. I am under pressure to grow my reserve of $950k. before I turn 60, I would appreciate any advice on potential investments.
I can feel your pains. New guys need to realize the risks that come with all of this. You could lose it all and you could win it all. It goes both ways. Second, what works for A may not necessarily work for B and you should not be a bandwagon investor. A good number of folks are raking in huge 6 figure gains in this downtrend, but such strategies are mostly successfully executed by folks with in depth market knowledge.

Great video for those who have absolutely no background with flipping houses. The golden nugget I took away was to keep in mind the absorption rate for the markets I target because I know things change and I need to be aware of the changes

I agree with you about evaluating a deal being the hardest part. Your formula is way better than the HG TB formula but ALSO, I like to take my rehab estimates and add 30% because it's always more expensive than I thought it would be. At least that's my experience. Great Video

A lot of people around me are saying its too hard or too difficult to find a house. One of the best intro vids I have seen. We are starting to look at doing this up in the Bay Area (both of us realtors), one of us former cpa...decided it was time to create more wealth so we can retire early. :) new subscriber for sure
appreciate it - but as a beginner it’s all very confusing still - if you can make a video walking through the easiest ways to get started and what the most recommended path to getting started is that’d be great - i have a little money to get started but it all seems pretty risky - so going through the risks/rewards would be appreciated.
Short term capital gains will most likely also be a factor, it might be a few hundred bucks if you make $10,000 or less in profit but if you're talking about $50,000+ in profit you might want to rent it for one year at least so it becomes long term capital gain. It's what I do, negotiate a wedge deal, repair it, put it up for 1 year lease, the tenants will tell me any repairs or problems the home has, best part is that houses appreciate and since it was a rental I can deduct every single penny even if a repair was done to the house I live in.

Just decided a few weeks ago I would like to get into this business myself as my dad has been doing it for the last 10 years(albeit slowly and lacking efficiency) but it has kept him afloat. Im unfortunately a 25 year old college student who's only recently decided to get serious and finally start saving instead of blowing all my money lol. So itll be a few months before I can save up for a down payment and/or repair my credit from the horrors of an irresponsible young adults financial decisions. Regardless though this has been the main line of work/investing I have wanted to get myself into after seeing the possibilities through my dad and now various others like yourself on youtube who have been able to streamline the process and really quickly and efficiently flip houses. I also saw your couch flipping video which I most definitely will be dabbling in to hopefully speed up the process of getting that first down payment ready and launching what I know will be a lucrative career.

Most houses in Vegas are NOT too too old. Old houses can be far far too costly to fix up, in general, especially when flipping. This ain't much of a problem in Vegas where most homes are built from the 1969s to 70s 80s 90s and so on. Hes in a gooooood market for AVOIDING NIGHTMARE OLDER HOUSES!! Some good information, but I would like to know how you find deals on the MLS. I was an RE agent for nine years who specialized in investment properties in a metro area with over 2 million people. And on the very rare occasion when a "deal" showed up on the MLS, multiple offers would arrive within a few hours. And most of the offers were from RE brokers/agents. Almost impossible to find 70% deals on the MLS. Finding 80%-90% deals on the MLS? Not that common. Buying just below retail pricing is possible on the MLS, but this would not work for short term flipping. But, it's good for investors who are looking for homes as rental properties and holding them long term. Finding houses to flip on the MLS was incredibly difficult. That's why we called the MLS the "retail pond." If you want to make a long term career as a house flipper, you have to have very good marketing plan. And this marketing plan eats a lot of money - $5k to $20k per month. I guess the RE market in the Las Vegas area is much different.
A lot of the good deals that can be found on the MLS aren't the obvious ones. It's often the ones you don't expect and just keep following up with until the home sells or escrow cancels. That's how I and a lot of my friends who flip find MLS deals. Everything is basically listed for retail. It's about offering what works for your numbers and just following up!
yeah we may not need a ton of money or construction experience but we need real estate agent, a contractor, a lender and a title company which brings me back to step 1 :)

Unless you buy another property within 3-6 months. Then its a transfer of equity

More and more I think it’s better to buy and flip homes and live in a rental. That doesn’t require maintenance expense.
