When you hire a contractor, check his other jobs for quality and timeliness. Once you find a good contractor, offer him a bonus when he finishes on time. Trust me he will want to work for you again and he will be motivated to finish on time. Also, you must make time to visit the site to check progress and to check quality. Don’t wait till the end and find out he is weeks behind on a promise to complete the job in 5 days. Keep phone numbers of other contractors so you can reach out to them in a bind. Never tell them you are in a bind, that will give them opportunity to gouge you price wise. I have been in the trades for 40 plus years , working for myself and house flippers. Much success to all of you.

I love Ryan and his videos but w/ the current price of materials and interest rates and the over all Bullshitters, it's very difficult to make any money IMO. I tried it. I'm still sitting on my house in Big Bear but the Airbnb market is kinda for me. But, too many Airbnb's exist now so prices have come down and it's harder to get booked. This has been my experience. I do think this video is informative tho.

Hi! I don’t know where u at but you can check it in the mls, if u have an agent that u know they can do it for you.
You can tell what market is by the amount of listings available, I’m in Jacksonville and we have a lot of houses in the market witch u will think is the buyer’s market. Some sellers still think they are in the old market where they can get what they want and no negotiate😅

You can go to Redfin or trulia and filter the time. Then it will display the amount of properties sold
Can you explain more on how the wholesaler can put in an offer and have it accepted, don't they have to get pre-qualified and show that they have funds to actually purchase the property?
They don't purchase the home. They get the owner to commit to sell it for a certain price and the wholesaler "assigns" that contract to someone who wants to buy it, usually a flipper at a marked up price. That mark up is the wholesaler fee.
