I lived in a house that was built in the 40s and two of the three bedrooms had external doors with small, private porches. Not only does the light blue on the porch ceiling help keep bugs away, the practice actually originates from Gullah folklore from the Lowcountry sea islands of South Carolina. The Gullah/Geechee people believe that painting the ceiling of your porch blue will help keep the Haints (evil spirits) from entering your home. The haints supposedly cannot cross over water and are fooled by the blue ceiling. This color blue is commonly referred to as “Haint Blue”, especially here in South Carolina and Georgia!
@@zybennett9083 Yep! I don’t know where in SC you live, but if you drive around Charleston or any other city in the lowcountry tons of porch ceilings will be painted blue.
Interesting!! The beautiful city of Chefchaouen in Morocco is painted all light blue for similar reasons. I wonder if the origins, from hundreds of years ago are the same?

For all the geniuses yapping about the foundation here's a primer for you. In Texas we get droughts regularly, 3 months of no rain at my house this summer is not even considered a drought...just normal. We have limestone and clay soil. When you have a concrete slab foundation and there's a drought guess what happens? The ground splits. You either spend a great deal of time and money (not to mention harming the environment) leaving a water hose running around the perimeter of your slab or in a few years you have a cracked, busted, heaving slab. I have seen beautiful, newer homes demolished because the slab was beyond repair. So the very intelligent builders a couple hundred years ago started using pier and beam which allows for shifting with no damage to the home. Those multiple stacks of "small tiles" are where a "foundation" leveler has gone in and jacked up the house incrementally. Those tiles are very easy to pull a few out or stick several in raising or lowering as needed. My current home is 98 years old and will need leveled within the next couple years, but it will cost me less than $1,000 and hasn't been done in almost 30 years. Just because you're not familiar with it doesn't make it wrong.
I live in Washington. My house is 100 years old with the same foundation. Most of the houses in my town are. We just had to level an addition. It's a totally valid foundation option. Some banks don't like it around here, but done right it's fine.
@@apweaver3498 very much depends on the place and the builders. Post and pier is very much used across the nation, but codes vary by county and not all builders put in good foundations.
Thanks pretty interesting. I always wondered why houses were built to float on a few wooden beams. Unfortunately when natural disasters happen, either the house gets ripped out or floats away.
Great job, but I honestly don’t understand with so much of the house having to be rebuilt, why didn’t y’all knock down some walls and relocate certain things like the kitchen, and do more of an open concept instead of making the weird layout pretty?
Its because they are renting it and not selling it. They could have taken this house to the next level with a new layout but would have had to sacrifice a bedroom most likely. But with renting its all about the quantity of bedrooms. But personally i agree.
Watching home builds reminds me of where I was just a few years ago, no savings, no IRA, nothing. I was really worried about my future and thought owning a home was out of reach. But after three years of hard work and smart investing, I grew my savings to $350k and finally bought a home. If I can do it, anyone can. Graham David Fullerton was very helpful in making this dream a reality by investing towards a particular goal.
I went from having no money to invest, to working my butt off with Uber Eats for four months to save around $20k to start working with Graham David Fullerton. Now, I'm sitting at $128k, and I’m absolutely loving the progress, hoping to buy my first home soon. GLAD that you have to bring this up here.
Where do I start? How do I begin investing? I'm hopeless and I don't think I can ever get a home with the current rates. If anyone has advice, please share. Also, how can I get in touch with him?

Nice Job! Good luck with the flooring, I put the exact same stuff in my entire house and it didn’t even last a year. I purchased it because it was highly pushed as “life proof” and 100% guaranteed. When the edges started peeling and lifting I filed a claim with them but they denied it stating the warranty was null and void because in one area of my house there was a 1/4 inch grade variation over a six foot span. Buyer beware and don’t be fooled! Read the fine print and you will see that they have written it so they will never have to honor the warranty.
I just moved back to my hometown which happens to be Brownwood (lol) and I stumbled across this video. Great job y'all! My grandma actually lives close to where this house is. It's so nice to see an improvement in the neighborhood!
You guys honestly did an amazing job for a home that’s being rented out. Of course it’s not going to be a luxe home but it’s sustainable and livable. I see so many rentals that are absolutely disgusting and sometimes they’re bigger than this one that you guys worked on, but the cozy feel and that fact that everything works, isn’t broken, has actually nice + genuine landlords is amazing. It’s exactly what somebody needs.
@@st0911 Brainless comment. " ..it limits how much *light* that comes in .. " that would be true if the curtains are drawn. How does it limit the light coming in if they are open?
Considering what you started with, the end result is very nice. One thing I noticed about the bedrooms is the lack of storage. I did not notice a single closet. There were no dressers, either. The master is nice, but put a couple of dressers on and it will shrink very quickly. The kitchen is not a good layout at all. There is no room to work in it.
Yes, the color is called "haint blue" in Louisiana and some of the Gulf states. According to studies, gnats and mosquitos are less active and do not swarm when surrounded by haint blue. It actually does keep the bugs away at dusk, when they are typically most active. Doesn't do much the rest of the time and certainly nothing at night. It is only a gentle hint, however. I still recommend planting the porch with a shoo-fly plant and burning citronella candles.
@@AustinFlipsters Thanks for asking that question. @Linda Grace Thanks for answering that question. I'm from New Orleans. I was thinking about painting my porch and trim that color. I forgot the color name. I first heard of it while taking a digital design class.
We used to have blue kitchens in the past in Norway to keep the bugs away from the food. In the times before the refrigerator came in the 1950s this was sought after.
The haint in “Haint blue” referring to “haints” or ghost is a color used on porches initially within African American communities like the Gullah/Gechee to keep away spirits. Now they say it’s used to keep away bugs. Lol
The person who designed the layout should be fired. That kitchen is awful. Seriously. Putting the sink half in front of a window and half with the corner of the cabinet practically hitting you in the face? Terrible. You could have changed a lot more to make it a space in which someone would actually want to live. I really cannot see you getting the ROI from it as a rental.
I think she was right in saying the space was awkward but they did the best they could. Without moving internal walls (medium hassle), or moving the window (large hassle) I think what they did was a pretty good solution. and if you don't think people can get a good ROI with owning property and having rent cover the mortgage and stuff you're crazy.
cute house but no counter space, creepy door in back bedroom, no refrigerator or dishwasher, no closets (I didn't notice any), cheap looking bathrooms and every time someone move out everything will need to be replaced. You guys could have design the house to have a larger kitchen plan with counter space and cabinets along with a linen closet. A house without any storage is just a box with windows.
ThaWord looks more like a pantry. Theirs room for a small fridge to the right of the sink. Don’t think I would put a table in the kitchen. Their is plenty of space for a small one in the living room!

Yeah and people should stop being so negative about them in the comments, it's their decision how they fix the house, and they are the ones actually doing the work so people should just let them make their own decisions without hating on them
Back in the early 80s me and my wife got married and moved to Brownwood. After a short time at the Wayside West apts, we moved to THAT HOUSE! It was our first house we ever rented while I worked for Santa Fe. We have some old pics. We had been married only around 6 months. We bathed in that old bathtub!
It’s a cute little house, but having to renovate the entire house, I would’ve done more open concept and not spend so much money adding walls, windows, etc. And the staging was awful. Hire me to do the staging the next time!
The living room furniture was way too big for the room. It made the space feel really small. I think instead of a bedroom in the front of the house, it would have made more sense to put the kitchen there and keep all the bedrooms in the back. As a rental it would probably work but people will be forever saying...Why didn't they do this...or why is that there....? My only expertise is a few remodels on my own home and about 500,000 hours of watching HGTV. I will humbly defer to those that have flipped in real life. Thank you.
This is the first time I’ve watched this channel, and honestly, I had more fun watching this video than most HGTV shows! Great job, excited to watch more!

This house is mostly eye candy, until you go inside. I understand keeping it basic for renters, but the kitchen sink is divided by a window and a cabinet....😒😒😒 Considering all the windows were replaced, it could've been centered over the sink. Someone's going to hit their head on the corner of that cabinet.
I'm an interior consultant. And in school I specifically remember that the dishwasher goes beside the sink and if you have cabinets at all then its nice having them above the sink to easily just put the cups and plates away. I'd much rather have the window above just a bench. So I can look out while making food or open the window to the terrace and serve food through it for guests. But I guess thats mostly just a culture thing. But I definitely agree that the sink shouldn't be centered in between.
@@TheLucila123 Hahahaha Me too! There's one above me, RIGHT NEXT to the stove, in the corner🤦🏻♀️🤷🏻♀️I got tired of bumping my head on it so I cut a slit in a pool noodle and slid it right on. It hugs the bottom edge of the cabinet well😄!
Since they had the walls knocked out and replaced all the windows, it would have been better to have a cabinet where the window is and move the window at the end of that cabinet about halfway down the countertop with a sink centered on it. Literally no more than $100 in lumber to move that window. And as a renter, I'd hate to have to buy all the curtains needed for that master bedroom. I hope it isn't on the south side of the home because you'd be baking in the summer sunshine.
One thing I want to say about renting a house; if you take the depreciation you must depreciated it for 27 1/2 years to full depreciation of asset. If you sell before that period, there is a depreciation recapture that reduces the cost basis of the house and that is usually taxed at 25%. So, investors need to be aware of this before deciding to take the depreciation expense.
It looks better definitely, but the Master bedroom looks like a closed in porch with all the windows for the neighborhood to stare at you. Lol. I wouldn't be comfortable sleeping there. Just saying.
By the way I have drapes in front of my large picture window and a sofa in front of it and I still have to pin them together in the middle to keep the neighbors from peeking in and they are lined too!

@@jonathangatto Good sir a foundation for a house is defined in a conventional sense as a steel reinforced concrete slab (for a ranch home) or a steel reinforced cinder-block basement wall sitting on top of the aforementioned reinforced concrete slab. That what you call a foundation for this house would not even be permitted to hold up a shed in New Jersey let alone any kind of livable space.
@@anitaa.9633 There was some other box on the wall there that would wind up behind it. It might have been part of the security system though and could be moved.
Yes me too!!! I wish they would have at least put the console they put in the kitchen over in that big blank space. And they could have put a taller shelf where they put the console at or a small bistro set.
That apple green in the kitchen was very popular in the 70's. I used it, lol. It was considered then "Bohemian." It was seen a lot of places. ee ee sink should be centered in window. Window moved to right a foot and those cabinets split one of each side of window that way the cabinet isn’t hitting you in the face when your at sink.
I grew up in italy n there I’ve never seen sinks in front of the window because they make a dish drainer cupboard above the sink which is veeeery handy
@@valaititarka3318 I literally can’t stand to stare at a wall over the sink. I will never own another home without a window or opening over the sink like my home now. It has a large opening into the living room so I can watch my kids and even see the tv. I get very bored washing dishes.
If they redid every wall and window up to code they had the ability to move the windows. Ideally you’d want the window moved away from the corner because you lose cabinet space in that corner. Not to mention you now have cabinets above half of your sink which can cause issues with setting larger items in the sink or breaking dishes on that cabinet. Great opportunity on the house but in one month they didn’t think every detail through. Definitely an upgrade, great find.
Nice job! However, I would have switched the kitchen and the front bedroom and knocked out the wall between that room and the living room. Much larger kitchen. Open concept. Room for an island. Also, Lincoln - you're the most hilarious. I love everything that comes out of your mouth. :D
@@jubmelahtes Maybe, maybe not. The house has already been demoed when they bought it. They had to lift the house up to level it, which would have meant they would have to do the piping over anyway. Most people nowadays like the open concept so it might turn out to be a win win situation.
The layout of this house is weird and there is lots of wasted space, that living room should have been designed differently, you can't use half the room.
@@sonalisharma1831 I don't know why they didn't. Even a fold-down table. It's all "Ha ha, we're going to rent this out with a console desk instead of a dining table. People are suckers."

Opening it up and putting the laundry room next to that back door makes way more sense. This is the cost of not having the designer do a walk thru before starting work. The neighborhood looks sketchy and a fence around the yard would have been a good investment. I can't see you guys getting back the investment in this one.
The door in that back bedroom is a bit creepy for me especially since you have a door in the laundry room and kitchen. A small bistro table with a drop down side would fit in the kitchen while a small dinette set could go in that space in the living room. Also some grass around the house would look nice and give some curb appeal. Other than that the house turned out great.
nsejita Great question! So they were there since we bought the house a couple years ago! The next door neighbor fed them! And there was an old lady that was super sweet that lived at the end of the street, kind of to the right of this house! And she was lonely so she told us she would feed them, but she recently passed away! So there’s a lot of grown folks who like to take care of them! My dad had tried to get them to leave because he was going to remodel the house! But they stayed 👆🏻
Being southern European and seeing a house stand on wooden blocks (or whatever they're called) made me feel a little.... Uhhhh.... Let's hope it doesn't get windy.... But other than that cute renovation!!!! And these two have great chemistry!!!! Nice job!
My dad was a contractor, he bought an sold over 100 houses in the 30 years after he "retired'. Tip: he originally bought 7 houses his 1st year (to buy 8+ you had to be a realtor in Tennessee). Rented them out the 1st year, bad mistake, if pipes break at 3am guess who has to fix it? So since the houses were completely paid for, he offered to change rent to a mortgage (smaller down payment) but larger interest. People jumped at it. He literally became the bank and retired very well.
I feel like the kitchen needs more things such as backsplash as it helps to easily wipe spills, grease and other things vs just drywall. Also hardware hulls on the cabinets will help them stay white and clean longer vs no hardware. Also I would’ve chosen a white countertop vs black because it would show less dirt and streaks. Other than that I think the house looks great.

I noticed the video was posted in 2020 and I am very certain material prices are way much higher in 2022 which should offer more motivation to renovate older homes because by doing so you save bundles of money on the materials already in place such as the skeleton (frame) of the house. So long as the frame is not rotted or deteriorated by termites. Fantastic job guys.

@@happyfeet5229 no it wont. Steel metal roofs last longer than shingled roofs anyways. That's why they are more expensive but totally worth investing in especially your own house. Shingles will last 15 - 20 years. Steel roofs can last 30 - 40 years.
Jackie Perkins as an Australian, we would never expect a fridge to be part of the house sale. I find this so strange, just like when washing machines and dryers are often included, especially used appliances.
Here in Finland fridges comes with the house but I would prefer to buy the fridge separately!! There are so beautiful fridges that are much more personal than the built-in that are allready in the kitchen...next time that I move I will buy my own fridge!!!
If they go the route of renting the house I could see them putting a fridge in there. I moved a lot when I was younger and there were a couple times we left our fridge with the house when we sold it.
Not very good staging. Nor the layout of the bed in the bedroom. It made the bedroom look short. Some of the wood on the porch you could see under it. And I know they did the best they could, but maybe it could have been an open floor plan on part of it. Every thing looked a little compact.
It's weird to me that anyone would bother to stage a house...then just not include a dining table at all. Despite clearly having space for it in the empty half of the living room. Just, why? Either stage or don't, both are fine, but doing it halfway is super weird.

Do builders still use pier and beam or has modern building code prevented it? I am curious why they use slab now if it will crack.
Interesting explanation to what had seemed odd to me. Very sensible! Thanks for sharing the knowledge :)
Cost. And time
More time consuming. If they rent it out faster, they will start to earn revenues sooner from this property and that’s all they care.
Or at least take out the door to the outside in the first bedroom...
And the crappiest furniture ever. And he said high end. Lol

Whoa! Thank you! Knowledge bomb! 💣 🤯
@@AustinFlipsters Thanks for asking that question. @Linda Grace Thanks for answering that question. I'm from New Orleans. I was thinking about painting my porch and trim that color. I forgot the color name. I first heard of it while taking a digital design class.
They used the blue a lot in post Soviet Union countries and Russia
Yeah agree with u ..
And where is the fridge.??
Agree. For what they spent renovating I would have moved the window over.
yeah if the wall was opened anyway and probably was for plumbing another few hours and could have moved that window opening.

The living room furniture was way too big for the room. It made the space feel really small. This house is mostly eye candy, until you go inside. I understand keeping it basic for renters, but the kitchen sink is divided by a window and a cabinet....😒😒😒
Considering all the windows were replaced, it could've been centered over the sink. Someone's going to hit their head on the corner of that cabinet.
Hahahaha there is a cabinet on top of my sink and of course I’ve hit my head several times! You are 100% right
I'm an interior consultant.

I would totally put a dinning table on the other end of the room
@@sonalisharma1831 I don't know why they didn't. Even a fold-down table.
It's all "Ha ha, we're going to rent this out with a console desk instead of a dining table. People are suckers."
dining table on the left and in the kitchen i would put some shelves for more storage space, i dont know why did they put this ugly tv cupboard with books. nobody needs books in the kitchen. i feel like they tried to make it prettier than functional
Thats Right.....so bad decorating!!!
This is so smart for the Brownwood area. Rentals are few and far between.
Opening it up and putting the laundry room next to that back door makes way more sense. This is the cost of not having the designer do a walk thru before starting work. The neighborhood looks sketchy and a fence around the yard would have been a good investment. I can't see you guys getting back the investment in this one.
Nice comment dear 👍🏼....... Where are you from ?

lol me too .. it costs $93,000
Man I love watching these house transformations
VERY NICE! Can you actually list the master bedroom as a bedroom, since there's no closet? It looks more like a sun room.
Check out our sun bathroom!!
the area would be my first research, despite the price.
Hey that was my dads house!!! He sold you guys the house!! That’s crazy! Great to see it remodeled!
So what's the story behind the cats on the wall? ;)
nsejita Great question!
Javier Castro what
kameryn simone cap lol

This was like the most funny house renovation I’ve ever seen. I completely lost it at the detective kitten case
Being southern European and seeing a house stand on wooden blocks (or whatever they're called) made me feel a little.... Uhhhh.... Let's hope it doesn't get windy.... But other than that cute renovation!!!! And these two have great chemistry!!!! Nice job!
It’s Texas. The last thing they have is wind
Hah! Wind 🤣🤣🤣🤣🤣🤣 💨
@@jadebear0717 ever been to Dallas? They have hard wind and tornadoes there all the time.
@@theguy9234 we don’t have tornadoes in Dallas but the surrounding areas. Also pipi how does the houses look in Southern Europe?
The great big windmill turbines might help you understand there's lots of wind in Texas. There are also many pier & beam foundation homes.
Awesome renovation. I'm not completely sold on the layout, but the finishes look great.
You mean he did like the lease-to-own deals with the tenants who wanted to buy the place?
I feel like the kitchen needs more things such as backsplash as it helps to easily wipe spills, grease and other things vs just drywall. Also hardware hulls on the cabinets will help them stay white and clean longer vs no hardware. Also I would’ve chosen a white countertop vs black because it would show less dirt and streaks. Other than that I think the house looks great.
I agree with all that!
Where’s the dining room?
What about… a fridge
@@Freedomfred25 could put a table on opposite side of living room. that would be pretty normal for a small house like this. I lived in a 2bed 1bath in texas, smaller than this, and that's what I did...dining table in same room as my couches
@@tbmusician in some areas of the US, fridges are standard provided. In other places, appliances like fridge, washer, dryer move with you. There was a space between counter and door for a fridge to be installed
Love the colors. The exterior blues blend very well and the interior neutrals are very calming!
That was actually the best inclusion of a sponsor I've ever seen! It's incredibly relevant, makes sense in the context of this video, and was seamlessly executed. Great job on incorporating that! Though, just some input from a viewer, I think the video would've fared better if the focus had been more of the construction and less of the shopping/traveling. Just a casual viewer, so take it for what you will, just thought I'd give you some input 🙂
The real question is: how many raccoons did you find in that house before the first day of filming? haha
WOW! you guys did a fantastic job on that place.
This man brings so much to this video with just his words. “It’s tore up from the floor up” 😂

I really really really wanted that sidewalk finished. If I were renting it would put me off and looking at it is triggering my type A personality for symmetry. For 90K surely there was room in the budget to push the sidewalk to the corner

Great purchase, lots of work for the locals too, especially in a pandemic. Love the tin roof, so practical and durable.
Tin roof will make too hot inside the home
@@happyfeet5229 no it wont. do your research first
agree with you 100% check out our new remodel too!
We live in a rental in Oregon with a tin roof and barely have any phone reception....
@@happyfeet5229 no it wont. Steel metal roofs last longer than shingled roofs anyways. That's why they are more expensive but totally worth investing in especially your own house. Shingles will last 15 - 20 years. Steel roofs can last 30 - 40 years.
You need to share how you came about finding a $5000 house!! We realize you're a realtor, but regular folks need to know how to do this. Thanks
Blue ceilings on porches not only keep bugs away but also “haints” 😁
"Ain't no haint gonna run me out." 😉😆😅
Where's the fridge? No fridge is a deal breaker. But it is a cute little house. What about the yard?
Jackie Perkins as an Australian, we would never expect a fridge to be part of the house sale. I find this so strange, just like when washing machines and dryers are often included, especially used appliances.
Girl from Oz yes & in some states the refrigerator is considered a gift with the purchase. Majority of the homes I’ve seen here in NC are included
Here in Finland fridges comes with the house but I would prefer to buy the fridge separately!! There are so beautiful fridges that are much more personal than the built-in that are allready in the kitchen...next time that I move I will buy my own fridge!!!
where I live most houses don’t come with fridges so you have to buy it yourself
If they go the route of renting the house I could see them putting a fridge in there. I moved a lot when I was younger and there were a couple times we left our fridge with the house when we sold it.
The comments suck. The house looks great!

ah!! i work at a granite shop. the leathered steel grey is my favorite stone, out of every other stone. great choice
I’ve never lived anywhere that you could level an entire house on cinder blocks.
they had wood blocks (basically big shims) it looks like.
That might have been a temporary part of leveling the house.
@@kippen64 Nope. That's how it's done down south. It's all about air circulation:) My house is on brick piers.
It's a pier & beam foundation but I've only lived in homes with concrete foundations.
It's so common in the South. Coming from up North with foundations, I found it super sketchy for the longest time lol
Lazy floor plan for this house kind of screw the price value
I like & don't like the
1: layout
2: unnecessary doors
3: staging
Ugh :(
Not very good staging. Nor the layout of the bed in the bedroom. It made the bedroom look short. Some of the wood on the porch you could see under it. And I know they did the best they could, but maybe it could have been an open floor plan on part of it. Every thing looked a little compact.
Spent to much money. What in the world.
It's weird to me that anyone would bother to stage a house...then just not include a dining table at all. Despite clearly having space for it in the empty half of the living room. Just, why? Either stage or don't, both are fine, but doing it halfway is super weird.
Just casually binge watching your videos and clicked on this one because it looks like a house in my town…plot twist.. it is in my town! Love seeing Brownwood get some love! It really is inspiring for this small town!
They spent Five Thousand on the house they could of put a little more money into it and made it look nicer inside the outside looks great then you come inside and its just not appealing to the eye the kitchen sink should be under the window and who the hell wants that many windows in the bedroom.
Well I think that many windows is amazing, but just some curtains for privacy and you can make them blackout if the light is an issue
Someone who like to stare into others bedrooms
Plant moms and dads would kill for that much sunlight! :+)
$5000 is for materials.....not for labor. Right? Would cost me a lot more.
@@sundancer7381 5000 was for the shitpile of a house... and 93000 for "labor/materials"

Wow, $5000 is crazy! The land is probably worth more than that on its own
😂 that basically is the land value as the city was going to demolish this one!
Its crazy that land alone would be around 90.000 where I live
21:24 honestly the room with the door to the outside would be great for teenagers or guests that wanted to come and go without being noticed
Way cool!! This was awesome to see! I would love to do something like this with my husband. The transformation in this house was incredible! It’s beautiful!!
For the house being so torn up I can't believe you didn't take the chance to change the layout of the kitchen. That kitchen has the most awkward layout. I would have taken out that wall and made an island, or a big table.
Painting the porch ceiling “haint blue” is southern tradition and is said to ward off ghosts 😊
I have the same vanity in my house looks great for the price also 5000 for a house you can't go wrong not really a house but with renovations well worth it nice transformation
