Hi Amy and Eric. Omg. Yess. Love neutral colors and you accent with color decor. Blue accents will be lovely. The floors look great. Did Eric inspect with a fine tooth comb? 🤣. Eric sounds so emotional. You know I’m crying with you. Amazing things happen to amazing ppl. Amazing parents have amazing selfless children. NHO. Walk through and unfinished things marked with tape. I see they write on the tape too. Wiring money. Touch ups. IOU’s for the builder. This is not the warranty. Get it. It depends on the builder and the item needed. So the COO doesn’t necessarily mean all touch ups are completed but the house is safe to live in and the IOU’s will be completed in a hopefully timely manner. I’m watching late 5:30 in the evening so know you guys are neck deep in everything. Many many many congratulations Amy, Eric, Dawson and everyone else when they come to visit. I'm quite curious about the "punch list" and your comfort with closing BEFORE all the taped items are completed. So many stories of builders just walking away from those once closed.
That's definitely a worry. One of the nice things about my job is that I know all of the builders (and most of the sales managers)... so I have a little more ability to reach people who need a little push to get things done. I do it for my clients very often, so I can definitely call for myself! :)

Thanks for sharing. As a realtor, in your estimation, what temporary and/or unfinished items should a buyer except in order to close? I'm hearing so many stories, especially during Covid, of buyers closing and builders not returning to finish off unfinished items--at least not within the promised timeframe. We're talking about documented items and builders, in some cases, not returning buyers' calls. Thoughts?
The relationship with the builder has a lot to do with whether or not I trust them to come back! There are some builders I wouldn't trust to get it done, just from experience. The other thing is that you have to weigh whether or not you NEED to close at a certain time and the level of things that have to get done. Some contracts don't give you a lot of wiggle room... if they get the certificate of occupancy, they can set the closing. So... it comes back to relationship AND tracking the progress from at least a few weeks away so you can try to pick off problems in advance.

Congratulations! How long was your construction process from start to closing?
We contracted in February and closed in November. The actual construction started in April.
