I was born and raised here in KCMO. I live in my childhood home that they just raised the assessment on by 52%, more than $95,000. I am tired of having to fight the county every couple of years because they are trying to get more money out of homeowners to pay for projects in the county that are of no benefit to us. Fighting their system is not an easy task either. I'm ready to leave my house behind and go somewhere else, which I think is really sad.
I just sold my house in part because my property taxes had doubled in less than 3 years. It’s unfortunate and I hope the state works swiftly to approve a cap on how much they can raise property taxes year over year.
As if Denver doesn't have crime. Weather - if you love snow by the foot rather than by the inch then you'll LOVE Denver. Price of houses - Denver houses cost WAY more than Kansas City. So dude you're nuts. But yes I would love to have the rocky mountain dry air here in KC.

I grew up in Gladstone, in the 80's and 90's, and loved it! In the mid 90's I used to bus around to all the casinos by myself late at night and always felt safe. I used to spend my weekends at the City Market, then walk over to my friend's house on Independence Avenue in the middle of the night and never had a problem. Im not sure what it's like there now, as I've been gone for almost twenty years, but I miss it.

I grew up in Kansas City but moved to Denver 1992-2007. When I first moved to Denver, it was very common to see bumper stickers everywhere that said “Please don’t Californicate Colorado”. There was a steady stream of Communist/Marxists that infiltrated Colorado which made it very unpleasant. The best decision I ever made was to flee back to Kansas.
Kansas City does not have bone chilling cold. Maybe a day or two of discomfort. Since I moved down from N IA 33 years ago I’ve pulled out my heavy coat less than 2 dozen times.

I am always mystified by the ideas people have about crime who don't live in Kansas City, or an urban area generally. Crime is something that needs to be addressed for sure, and I am hopeful that we will make progress as a community. That said, I have lived in Kansas City for 2 years. I know my neighbors. I have never felt unsafe in my neighborhood. The only time I have experienced a crime since moving here was when we were in a "safe" suburb and my car was broken into.
Violent crime in KC is a legitimate concern, but I agree with what you’re saying. I live in the city and feel just as safe is where I grew up in the burbs.

What is the average home cost in KC vs Denver? Half? Hard to get too upset about taxes when you can buy a house for a reasonable amount, and your home is appreciating in value. Somebody has to pay to educate your kids and plow the roads, right?
Depends on what part of the metro you’re in, but yes, you can get more house for your money in KC. The big issue with the taxes is the assessments. Some went up 100-200%. Appreciation doesn’t mean much to someone on a fixed income whose property taxes went up an astronomical amount. I’m not saying that the taxes are bad, but people who are moving her from other states should know what’s going on 🤷🏼♂️
There are still homes that you can buy in the 100’s, 200’s, and 300’s. You can hardly get a townhome in Denver for less than $400k. They’re not even in the same conversation of affordability.
I would think people would be repulsed by the Earnings Tax. That is the most unfair, unConstitutional thing the city does. Property taxes for sure are high for sure but the E-tax is lemon juice in the wound.
They can’t move their current inventory because almost every KC builder refuses to build a new home under $500k. They blame it on how the supply chain has driven up material and labor costs, but I know of one builder in town who is building homes in the $200-300k price range 🤷🏼♂️
I own my home free and clear. I have the luxury of paying mine all at once, $2800 to 3300, depending on what they decide on the rate is this time. I'm retired and live on SS. They don't give us any thoughts of limiting the increase in our county. The county legislature decided to not allow the Governor's idea of giving over 65 a break on our rate.

The most snow I've had in the last several years wasn't over two inches and after several days it melted away. So if you want less snow then move to Florida or Hawaii where they have hurricanes and Hawaii has volcanoes. No thanks, I'll stick with two inches of snow. And by the way lots of cities are bigger than KCMO and have more problems. God bless.
Wrong, Kansas gets next to zero snow compared to any actual northern state, or the majority of the Midwest along and north of I-80. Kansas and Missouri are exactly like the SOUTH, closing everything down for hardly any snow at all.

Try living in the Upper Midwest. Most people there embrace winter, routinely enjoying winter sports with subzero temperatures. Having proper winter gear makes a huge difference. The only con is any day with higher winds speeds will not be pleasant if it is much colder.

Wyandotte County is mostly complete JUNK in terms of property investments. You will get no appreciation over time compared to most of the rest of the KC metro area.

Yep born and raised KC, I moved to Dallas in 2016 and my brother moved to Chicago. I moved due to the less employment opportunities/industry, narrow mindset, lack of diversity and there’s nothing to do across the metro. I only visit KC for my parents if it weren’t for them I’d never come back.

@@drunkdonutboy Doesn't matter really, I've lived in many areas ranging from: Washington state, Colorado, Wisconsin, New Hampshire, and live in Indiana now. All are better than Missouri or Kansas by far, with Indiana being the most mediocre. However, it is very conveniently located near plenty of larger metro areas.
People from other areas say the rent is great here. By the way, for those who live in the rural counties surrounding KC, you can save hundreds on property tax on one newer model car. Jackson is bad. Clay is better than Platte, and Cass is great, as are counties further out. Also, before you move, make sure to ask your insurance company what your new rate will be at the addresses you are considering because there might be a big difference in cost between areas. Or, if you don't care about taxes, move to Kansas where the democratic governor vetoes bills about cutting taxes. Also, if you don't mind trans kids competing with your daughters in sports.

WRONG ALL OF COLORADO PROPERTY TAXES INCREASES BY 50-75 percent in 2023. I live here I know. My more than doubled.

Who lumps their property taxes into their mortgage? That doesn’t make sense..maybe not purchase a home if strapped for cash?
If you have an escrow shortage, you can roll it into your mortgage payment rather than paying it in full at the end of the year.

@@drunkdonutboy I lived in the Kansas City region for nearly 20 years and left a number of years ago for a much better area of the country. There are far better places to live in than KC.

@@drunkdonutboy Doesn't matter really, I've lived in many areas ranging from: Washington state, Colorado, Wisconsin, New Hampshire, and live in Indiana now. All are better than Missouri or Kansas by far, with Indiana being the most mediocre. However, it is very conveniently located near plenty of larger metro areas.
People from other areas say the rent is great here. By the way, for those who live in the rural counties surrounding KC, you can save hundreds on property tax on one newer model car. Jackson is bad. Clay is better than Platte, and Cass is great, as are counties further out. Also, before you move, make sure to ask your insurance company what your new rate will be at the addresses you are considering because there might be a big difference in cost between areas.
Or, if you don't care about taxes, move to Kansas where the democratic governor vetoes bills about cutting taxes. Also, if you don't mind trans kids competing with your daughters in sports.
We moved to KC from SoCal many years ago. You are correct bout home prices. We were in shock. 😂

@movingtokc 6 decades spent there. Yep weather is great but SoCal was flooded with midwest and east coast folks starting in early 80s. Dynamics changed. I miss surfing but not the millions of people who would visit the beaches. Property taxes in KC are nuts along with the current crime. It is bleeding in to our area. Sooo we are looking to move on. Johnson County is an expensive area for housing prices and HIGH TAXES for being in flyover country close to absolutely nothing desirable.
