  • Dan has been in business for several years, setting up his first company when he was 18 years old and investing in his first property at just 19. Over the last 10 years Dan has grown his property investment company, building a portfolio of £1.1 million by the time he turned 25. With his unique insight, Dan discusses why he believes that property investment can save your life.     Over the last 10 years, Dan has grown his property investment company: Aspire Property Group, to include a bespoke property sourcing service for Yorkshire portfolio building, one of the largest deal packaging companies in the UK, a refurbishment and flip company, and a portfolio of £1.1 million by the time he turned 25.
    Aspire Property Group is a 2x finalist in the UK Property Awards, and has gone from strength to strength, now having helped 1000's of investors from the UK and abroad grow their investment streams and build their portfolios. Dan has gone on to mentor and speak at events across the UK to assist business entrepreneurs to build up their property businesses with the aim to show how it is possible to go from a full time career to financial freedom where you have the ability to work where you want, when you want.     Starting early is the best way of getting ahead to build wealth, you just need someone who knows their stuff and of course has the heart of a teacher to help you become successful in whatsoever investment you decide to venture into.

    Too many people complaining about "he didn't give me the step by step to become a millionaire"...the one thing I've realized about real estate being in it for a few years is 1. There are multiple ways for the average joe to become a millionaire, not a one size fits all type of thing 2. No one is going to show you every little thing they did, its more about taking little golden nuggets from guys like this and going out there and figuring it out for yourself through trial and error.

    A lot of talking about experience Olof wanting to be rich but no actual guide or example of what he did to actually start his career in property - the first steps, what contracts he used, how he found his first property, what it was like getting people to trust him. Unless I missed it.

    In USA, you can also utilize depreciation of the cost of the asset over 27.5 years against your rental/other businesses's income, to pay 0% taxes federally on such incomes annually.

    The "money like sand slipping through the fingers" analogy is worth exploring for the difference between those who end up reasonable well off, and those who end up as (roughly) "working poor".
    Getting past the 'money burns a hole in your pocket' is key.

    I'm 50 and my husband 54 we're both retired with over $3 million in net worth and no debt's. Currently living smart and frugal with our money. Saving and investing life style in the stock market made it possible for us this early even till now we earn weekly. Thanks to fire movement.

    The key thing to remember when defining hard assets (property in particular) is that what defines it is a LIMITED supply, we cannot create more natural gold on this earth, we cannot create more space on this earth, we cannot add more time to our lives.
    The assets are limited, and thus their value is FIXED. Investing into hard assets is low risk, but also low reward in the short-term. The most successful players in the fixed assets game will have a detailed long-term plan of where and when they want to be throughout the span of their investment timeframe. When it comes to hard assets, patience is the greatest virtue, and if you are patient, you will often reap the greatest rewards.

      I think you’re missing the other key factor, numbers.
      Not everyone can be a millionaire property owner, we still need people cutting grass, cutting hair, cleaning up floors, and serving us food.
      So how about we just pay people a living wage, instead of pretending we’re the next millionaire.

    Some people purchased a house for $100,000 in Southern California 30 years ago. Today it’s worth 1.5 million or $2 million. But they aren’t going to move. And they might not have saved much else. Of course net worth is everything you own minus everything you owe. However, another number that might be even more important is your net worth not counting your residence. It’s more important to look at your debt, your income, and your expenses. Can you live on your investments?

      The key is be super selective of which tenants you have 😅 it’s the same with employing staff or deciding which clients to take on in business! My rule is NO JERKS ALLOWED. Works well!

      @@G.Family. yes your right but I have even gone through estate agents in the past and the people that you think are good tenants actually want everything done straight away they called estate agents out of hours they charged £145 to tighten one but under sink haha so Yh eats away your cash plus when it’s pay day suprise suprise the tenants got another problem lol

      @@jazzytube2617 fair enough. I can’t say that I have a huge amount of experience with managing agents. I rent rooms out and I know with rooms you have to be super selective and even then you go through a couple of rough tenants before you find the good one.
      I’m working on scaling up my property maintenance/external cleaning business. I’m learning the hard way through necessary experience how to recruit, manage & train staff 🤯🤣 all good fun

    Property might work in the UK, but in the US, post-Covid-19, landlords haven't gotten any rent from renters who claim financial distress for the past year and a half. Small mom and pop landlords renting out that extra floor or basement are really suffering in the US.
    Also I see from the presentation UK pensions are low. Social security payments in the US for retirees are still generous- perhaps overly generous to the point the whole system could go bankrupt soon without major revisions.

    I like the presentation but it ignores a lot of important factors. Most people think of investing in property as buying their first house. Forgetting the huge level of personal debt they acquire, forgetting that real returns are net of inflation which massively adjusts those £1k to £200k figures.
    Overall it's a good presentation, but misrepresents figures and needs to be more specific to investment property and not personal home ownership in my opinion.

      Maybe, but if you are already knowledgeable in investment instruments, what he's talking about sounds a lot like REITs. Obviously he is saying to take out loan (leverage) to buy property and collect rent, do it again and again and you are wealthy. Except it's that easy and he quotes a well known scammer. So you won't be rich while you are 28, rents don't grow exactly liek inflation and you can't always rent out properties as often as you would like. There's also a risk, that you won't make enough and in economic turmoil, you will go into massive debt with no way to repay it. Also his story of getting 10k pounds quickly in stock market is purely luck and he either was very lucky or he isn't saying how much he lost or some volatility that he had to endure. Still that sounds way too quick to make 10k pounds from stocks alone, which sounded like less than year. He likely made most of that money + got lucky with stock picks. Obviously buying Merc most likely wiped out all he had made and he needed to start over. You can become rich as fast as he says, but it's simply very risky and likely that 1 mil is just income without deducting all those debts (leverage) that he has.

    Here’s the elephant in the room.
    Not everyone can be a millionaire, property owner. We still need janitors, burger flippers, hair stylists, and people cutting our grass.
    If you work 40 hours a week, you should be able to afford a decent living space. Full stop

      Get hyper focused on Bitcoin and drop them other 'cryprocurrencies'. Source- I once had 73 different cryptos, now I only own Bitcoin.
      You may have to suffer massive losses yourself to understand this, but here's a friendly heads up that Bitcoin is the network that wins in the 'crypto' space

    I must admit that this is a great video but know Crypto-currency trading is very volatile one as such is too risky for bigginers without basic knowledge to make good fortune out of it, I suggest you invest with a reputable broker and enjoy your returns.
