You're super relaxed when explaining everything. You make it look easy! Excellent work.
Thank you!
So many details to get right the first time.
😂😂 true, but lots of mistakes over the years.
I'm loving your videos. Thank you for what you do. I'm in the design phase of my ADU project. I consume a lot of You Tube content and you have some of the best I've found.
Great to hear it is helpful, thank you!
Very informative, thank you! Super expensive permits, tough. Nassau county, NY - new build 3,800sq.ft. home - $3,440 cost of all permits.
Thanks for sharing! That sounds fair.
@@ThatADUGuy Could you please, share the cost of your architectural drawings? Tried to find this info here, but no success. Again to share mine - $5,800 for house I mentioned above. Thanks in advance!
@@Jordan-fr5ne $2000 ish
@@ThatADUGuy Thank you!
@@Jordan-fr5ne you're welcome!
Fantastic knowledge bombs. Going to build an ADU empire
Glad this video was helpful, thanks for watching our channel. Renewing and building housing slow and steady.
I’m locked in for this build. Getting ready to watch like a hawk😂
Nice! putting video 4 of the series up tomorrow. Thanks for following along!
Great video, thank you so much for sharing.
No prob! More coming!!! The goal is to capture and share every step of the way!
Great video!
Thanks for the view!!
Development fees and planning fees are 30k plus?
Could you do a breakdown of why it costs so much?
It seems unfair
Mostly fees for the impact of development. Water meter, sewer tap, roads, parks and plan review/inspection.
Use the same pipe for your gutter drains as you do for your sewer line. Its cheaper than schedule 40 and is flexible and less likely to break or crack. If your sewer line is going to last a century that why isn't thet good enough for your gutters?
Great question. The 3034 pvc (sewer line) is good stuff but it is bedded in 3/4- rock. The gutter lines i just backfill with native. The thicker wall pipe is heavier duty.
If you share a water line with the primary residence, does it matter where you T off the main? Adding a Y or T at the meter seems like it would have the least effect on my primary water flow but running from the meter is the furthest distance and most dig work… I was hoping to T off under my house but I don’t want to affect my primary residence flow if I can help it. 5/8 service.
I always try to T off of 1" feeder line before it is reduced to 3/4 or 1/2. If it is easiest to tap in inside the crawl space I would tap in the line running to the water heater. It should be the main inlet and the have the lease amount of friction loss.
Questions what did you transition from white to black pipe? And did you put the sewer pipe under the footings?
We pvc (white or green ) outside the house and in right of way then. black ABS inside. The pipe goes through the footing in a sleeve.
I feel like you could start a construction college lol. Love the videos!
Thanks bro! I have been learning from my own construction mistakes for 30 years. :) Thanks for the support!
Is there a minimum depth from grade that the initial DWV penetration out of the foundation needs to be at ? I see you punched it out pretty far down.
Depth was for grade. Dwv and abs has no min depth
Great videos sr!
I can help you building a nice fence around your property 👌🏼😄
Thanks for the view. Are you in S Oregon?
Thanks to you for those interesting videos!
Im not in S Oregon but we work pretty much anywhere they need us! 😀
@@artistictouchmaintenance7461 you are welcome, thank you for the support.
💯💯💯
Thanks for the view!
Nice video. Do you have separate water for each ADU or it is single meter ?
Single meter, but shutoffs to each units supply lines.
8:45 Derek, they allow the runoff to be directed towards the (muni) storm drains? So many places have now removed the downspout-to-sewer connections, instead asking people to do rain barrels (and direct overflow into dry wells under lawns)
I was wondering the same thing. In our county they don't allow direct connections to the MS4.
Actually rewatching I see a direct connection wasn't stated but also here they don't want an increase in stormwater runoff and instead allow for on-site infiltration or other low impact design (LID) techniques.
Great question... yes, they allow gutter lines directed to storm drains or tied in direct. You can't tie into sewer lines.
@@kalah6962 we only have to treat storm water on site for three lots or more / larger developments.
@@ThatADUGuy That makes sense. Thanks for the reply.
Did you do the plumbing yourself?
Outside sewer and water. Then my pro plumbers come in.
