Check out this detached garage conversion ADU with large private backyard in North Hollywood. This garage conversion is 360 sqft and cost the homeowner $160,000. The ADU was designed as a 1 bed/1 bath behind the main home. The Homeowners decided to go with a large private backyard space for the tenant. When considering building an ADU or JADU, it is important to consider who will occupy the accessory dwelling unit.

If you had to choose, would you rather have an enclosed bedroom or open concept loft
Probably bedroom. It’s cheaper and no stairs
$488 SQ ft cost .. high for adu.
That includes all the finishes, the backyard , panel upgrades. It’s not all about the price per sqf

I’ve been on the waiting list since you first mentioned you would be doing one (I think it was back in 2022).

Yes Its easy if all 3 units are attached. But we have permitted new construction ADU and JADU attached.

Ok - that’s it. I’m moving there. When can I move in ? I absolutely love love it. Is there room for a tiny fireplace ? Anyways I just heard it was already rented. 😞

I think this is great as long as There's somewhere to park your car.
We had an extra long drive for the ADU and the main house to park.
That's crazy. I live in a 2500 square ft brick house for less than that. Move southeast!

$160,000 for 300 plus sq ft seems ridiculous
Honestly same price if it’s 300/350/400 sqf it’s all about existing site conditions
He started with a garage ( without a garage I’m guessing $60,000 more. Permits are about $40,000 for a new stick build .
Yeah that’s a little over $500 /sq ft. With a preexisting structure. 7 years to break even at 2k rent.

In one part of Washington state 20 years ago, I pay $120,000 for eight 3000 square-foot home and 9000 square-foot lot. Whatever is happening in the world with all these high prices which means we need Jesus and earth is so ridiculous how expensive everything is. And the house was built for me and my children. It was a brand new home.

Live in Long Beach. Seriously thinking about building a 500ft ADU. What is the approximate cost of building a unit this size, It won't be a garage conversion. And what is the waiting time for you on doing the project and projected time to complete? Thanks, Allan
Sorry I missed this. 180-250k Give or take. Long Beach will approve plans quickly (1/2 months) . Built out will be 4 months Im building a lot in Long Beach if this is still relevant
